Interesting, NRG will be called "Houston Stadium," AT&T will be called "Dallas Stadium," Sofi will be called "Los Angeles Stadium", and MetLife will be called "New York/ New Jersey Stadium" since FIFA refuses to acknowledge corporate stadium names. I personally like that better 🤷‍♂️ the city is better represented.

  2. So this is where the trial is supposed to be north of Sands Point (that would eventually connect the Westpark Trail). This issue is also prevalent South of Beechnut (that is supposed to connect to the bayou trail). Is this something that can be fixed? Are  those companies just "borrowing" the area under CenterPoint or is it bought out? Can anyone provide any clarity?

Absolutely hate it and extremely annoyed :/ I understand free market and that business is business...... but this wave of gas stations popping up on every single prime real estate is really frustrating. There's a Texaco directly north of this property, a Shell directly east of this property, a Chevron 0.3 miles south of this property, and a Valero 0.3 miles north of this property, a Valero 0.4 miles northwest of this property, and an Exon 0.5 miles north of this property. Not to mention a new gas station planned at the former Golden Coral 0.4 miles south of this property. Just in the 0.4 mile radius of this proposed gas station, there will already be 7 gas stations.... 

  4. IMO, this location won't last very long, this is most definitely their most expensive lease in Houston considering its compromises an entire city block in Midtown. Looking at their entire Houston portfolio, most if not all of their locations consist of a small section of an entire retail strip center, which is obviously cheaper than renting out an entire building, let alone and entire building on an entire city block on one of the most expensive land in all of Houston. 

    It just doesn't make any logistic sense.......unless they bought the property and are only using it as a real estate investment (like McDonald's).

  5. I'm a little confused by his statement about Denver Harbor not having sidewalks. Google street view can easily show that there are definitely sidewalks on all their major streets, yes some are not in the greatest shape but I've seen worse on...Westheimer/Montrose area. If he's talking about residential streets without sidewalks, well, he should look at Rice Military/ Washington/Heights/ etc that are way denser and still don't have sidewalks.

    IMO, yes, sidewalks should be placed/ expanded everywhere throughout Houston, but his priorities doesn't make sense. Focus on the densest areas first, the areas where lots of people are actually walking like Gulfton, Washington, Heights, Montrose, etc. His statement sounded like...why are we expanding the sidewalks in Midtown when there are areas in Clear Lake without sidewalks....???

  6. Im so excited for this place but soooo nervous for the renderings. I would say its thee best BBQ in Texas (if you have better suggestions, plz let me know 😅). This will be the second time Terry Black's builds ground up, Lockhart was the first and.... honestly very hideous atrocious building/ site. I really like their Dallas location but it was just remodel of an already nice building. They have specified that it wanted to have ample parking, so I just hope they don't end up building near Laird st and make everything off shepherd as parking :/ especially since Shepherd is getting redone to be more pedestrian friendly.

    Fifth Corner updated marketing materials for The Mix @ Midtown sometime this month. The materials indicate the commercial development at 3201 Louisiana is fully leased.

    As previously mentioned, there were three vacancies (or soon-to-be-vacancies) when the last leasing brochure was released. Those vacancies included:

     

    • 3201 Louisiana St, Suite 108 
    • 3201 Louisiana St, Suite 110 (formerly Artisans)
    • 3201 Louisiana St, Suite 200 (formerly 24 Hour Fitness)


    The latest brochure indicates a business, likely a food & beverage / restaurant is leasing Suite 108. Kahani Social is listed as the tenant. I don't know what Kahani Social is. It could be the name of the business or the name of the hospitality group leasing the space. There is a local restaurant group named Kahani Social Group. They operate an Indian restaurant in The Woodlands called Amrina. However, I'm not certain if the group are the tenant for suite 108. 

    A business possibly named Club Studio is taking over Suite 200 on the upper levels. I think it may be a gym or some kind of fitness center. Club Studio's website shows a location opening in the Kingwood area. A Houston location is not shown. According to a leasing flyer, "Club Studio is LA Fitness’ cutting-edge fitness experience that combines five innovative boutique fitness studios [HIIT, Boxing, Cycle, Yoga, Pilates] and luxury amenities into one gym."

    As reported in November, Medium Rare is leasing suite 110. It's a steakhouse out of Washington D.C.

    SOO glad a gym is replacing 24's suite! There's no major gym in Midtown/ Museum district/ Montrose/ 3rd ward/ Eado. There's a Lifetime in downtown but.....very expensive. There's also an EOS fitness on Allen parkway but its very out of the way for a lot of people in the areas I mentioned. Plus, the whole point of having these urban/ walkable areas is to be able to walk to everyday essentials. Great news!

    You are a little late to the party. ^_^ I already noted that the UKMD extends to the north right-of-way line of Westheimer, which would include the street sign. At this location, the property itself (everything north of the Westheimer right-of-way) is not in the district.

    Did I ask? Stop trying so hard to seek validation, this entire page is you just going back and forth with others.
