  1. Is this rendering “final final”? I feel like with how low the stock market is today compared to what it was when disco Kroger was demolished last year, they should just wait it out for a market rebound instead of settling for this mediocre rendering.  Same logic for why a lot of tech start ups are holding off on IPOs this year.

    I think the whole topic is over-stated at best. EADO still has a ton of vacant land, and two of the examples given for Montrose (Disco Kroger and the Tower Community Center) were torn down with the intention of replacing them.

     

    Now, if Skanska never does anything with the Tower block, that's a different story.

    I've lived in Montrose for going on 5 years now, and it's routinely touted as Houston's premiere walk-able neighborhood. That being said, I've noticed a number of business closings and deterioration of commercial properties in the area for a while now, outside of the obvious ones of Disco Kroger and the neighboring Half-Price books strip mall. Residential property values in the area haven't accrued that much either.

    I hopped over to EaDo recently, and that place is an adult Disney World, with breweries, comedy clubs and the Truck Yard, with new places that opened up since the last time I was there. Not saying that this is the best kind of development, but I'm wondering why the neighborhoods are going in such different directions. Is it just the presence of the stadiums that's doing it?

    I haven’t followed this thread in full, but do we know what the replacement building is going to be exactly? Will it still be a housing complex for at-risk youth? I see that the new build info is still associated with Covenant House, but not sure if they’re using it for another purpose.

    I agree, and one of the things I’ve noticed is that development patterns in Montrose are more “Houston” than development patterns in the Heights.  For example, a lot of the new construction residential and commercial properties in the Heights look a lot more put together and organized, whereas Montrose, while still really nice, looks a bit more haphazard. There are countless residential streets in both neighborhoods with early 20th century bungalows, but for some reason the pride of ownership is a lot more apparent in the Heights, in terms of upkeep, being freshly painted and photogenic, etc. I always wondered why that was the case. Perhaps most of these bungalows in Montrose are rental properties and not primary residences?

  6. Not sure if this is the right forum, but I wanted to start a discussion about development patterns and how they differ/compare between Montrose and the Heights.

    From a developer’s perspective, is one considered to be more “prime real estate” than the other? How does ppsf compare?

    What will each neighborhood look like 20 years from now and will one be more “desirable” than the other?

    The restaurant will be next door to its sister concepts the Toasted Coconut and speakeasy Quiote at 1617 Richmond Ave.

     

    Exciting! Stopped by Quiote once pre-pandemic and it was fantastic. Excited to see that it’s coming back.

    Also, I personally love that the topic of this thread has now become Vietnamese food in and around Midtown. 

    RIP Cafe #13 on Milam. They had the best shaking beef in the city before they abruptly closed.
