A few pictures from a garage over 19th. Some of the shots are of the Greystar/Chase blocks. I always assumed the northeast quadrant of the block (the one closest to the garage and my phone camera) was where they were building. There's a lot of work going on there. If so, it's right across from Alliance. But I can't tell at all from the Greystar rendering. QuICnvk.jpgvQahU8m.jpgYkcCffv.jpgToWIhZH.jpgiduil77.jpgwTjWbLf.jpg

I hate to be that guy, but does a thread exist for what is going up on that plot of land in the first picture across from the water works?

Alamo Drafthouse is still going to open at Imperial Market, the mixed use development in Sugar Land.

A web page for the Sugar Land location ( 198 Kempner St ) was created last fall or early 2019:

    https://drafthouse.com/houston/theater/sugar-land

Also from Community Impact in January:

Additional plans for the Alamo Drafthouse Cinema location coming to Imperial Market in Sugar Land were revealed during Tuesday night’s Sugar Land City Council meeting.

Originally announced as a major Imperial Market tenant in December 2015, the cinema’s groundbreaking was delayed as was construction on the overall mixed-use site.

Officials with Alamo Drafthouse shared updated plans for the theater during the meeting, including screen and seat count. The cinema will hold 10 screens and roughly 1,100 luxury seats—a decrease from the original estimate of 1,500 standard seats.

Although the seat count has decreased, the anticipated square footage of the overall project increased, City Planner Douglas Schomburg said. The footprint of the project will not change. However, 100 percent of the building’s top level will be used, instead of 70 percent as originally proposed.

Alamo Drafthouse officials anticipate the cinema will open by September 2019.

Great to hear this is still happening! I was worried because I hadn't heard much from this project the past couple months.

Five towers? Who even has enough money to build five towers/buildings?

This guy has more faith in Midtown than probably half the people on this forum. If this even gets to a completed phase II, and lets say he forgoes the last two buildings, this is still a massively transformative project for that space. And they are close to the "innovation district" so lets say some techie wants to stay at a hotel close by, its going to be his hotel. They want to go to retail? Its probably his shops.

I'm excited, don't take me wrong, but I almost can't believe that they are proceeding with Phase II with as much gusto as that article states. Its almost like Midtown won some kind of lottery.

This is the plan from the brochure Urby posted a few pages ago:

Understandable, but this will only add to the neighborhood. Plus, would you rather have more things that look like this or things that look like that old Houston Heights Tower down the street? haha

If it looked something like that then I would say no, but something that is much more urban like this then yes.

My hope is that there are a few big ones like this, but that some point the neighborhood introduces a height cap at around 6-8 stories. 6-8 stories is a good fit for this area.

Very true, and if anything the Heights remains a hotspot in terms of desirable neighborhoods in Houston. Adding housing in this area especially will be huge.

Shit sandwich.  The Alliance Broadstone at least paid some lip service to the historic architecture in the Heights.  This is just generic modern multi-family infill that you can find in Dallas, Washington DC, Seattle, Los Angeles, Phoenix and so on.  I wouldn't be surprised if the design was 100% recycled from another project (or two or three) that has already been built somewhere else.  At least it will front 20th St. instead of 19th.  But Greystar will also build another building where the old bank currently sits.  Knowing Greystar, it will be another boilerplate modern design.

Yeah, it sucks that they couldn't have tried to have a historical aesthetic that would've gelled better with the area. That being said, generic as the design is, it really isn't anything awful. Like Lumi said earlier,  at least it isn't a Houston Heights Tower 2.0. It's nothing offensive or ugly.

Interesting article and it gives some of the costs of alternatives. Not surprisingly, the main cost driver is staffing because apparently, unsupervised toilets get trashed and/or people get attacked in them.

Seems like the kind of thing that should be prosecuted.

The phrasing of LA times pop-up ad at the end of that particular article was unfortunate.  Let's see, skyrocketing homelss too violent to manage a public toilet...

It gets even worse when you read articles saying the following:

    https://www.dailywire.com/news/47888/bubonic-plague-likely-already-present-los-angeles-joseph-curl

    https://www.usatoday.com/story/news/nation/2019/06/04/los-angeles-homeless-population-up-12-amid-affordable-housing-crisis/1336734001/

I've seen skid row, but I never realized how bad the problem was in Los Angeles. The threat of medieval diseases mixed with a growing population spells trouble for the city.

Looking at the area inside the loop, we already have new imagery (from February 2019) if you turn off "Globe" mode in Google Maps, to disable the 3D view.  But yes, the 3D view is quite old, from about February 2015.

Yeah, I notice they definitely update the satellite imagery, which is good. But your average joe checking out Google Earth will still see the older imagery if they don't adjust the settings or are viewing the 3D imagery from Google Maps, so it will be nice when they finally update it again.

This is great, it's looking like the neighborhood around TMC3 is starting to shape up.

I'm guessing the older renderings on this thread are not up to date. Does anyone know if there are any updated renderings out yet?

I know the Google Maps 3D models of Houston are pretty far behind, dont know who handles or if its done by an army of volunteers...

Yeah, the current renderings of Houston are significantly different, I believe that imagery is from either 2013-14. It's just a testament to the rapid development that has taken place in the past 5 years. While I would love to see new imagery, if it's going to take this long to update I would rather have them update it in 2023 or 24 so that we see developments like Texas Tower, the Preston, and Arise Post Oak done by then.

Yeah it was still cool enough to need a jacket.   I didn't ride any buses but did use the subway/El lines to get around.  I spent most of my time inside Chicago Loop except when I ventured out to a different neighborhood.   Did have an interaction with this guy faking being mentally disabled pushing a walker on the subway.  After everyone ignored him he grabbed his walker and ran to the next car when the subway stopped, silent car erupted in laughter.

Speaking of homelessness and faking disabilities, they recently arrested a homeless man who punched an elderly lady outside of HEB on Buffalo Speedway:

    https://www.click2houston.com/news/homeless-man-accused-of-punching-woman-outside-h-e-b-arrested-charged

The guy was sitting in a wheelchair and just gets up and pushes it away after he hits the woman. I'm not sure if he was trying to fake disability or if he just wanted a seat to panhandle. From reading the article it sounds like he has a history of unprovoked assault having been arrested 3-4 times for it.

That being said, I shop at this HEB frequently and really haven't seen any panhandlers outside of I-59 nearby.
