    Then townhome would be the better term in that context, correct? I was just confused as to why @JBTX put townhome in quotes but said it was a condo unit (which may be true since it refers more to the ownership arrangement; I only said that condos are typically arranged as multi-family developments, which is true in Houston). 

    Regarding misuse of the term, I’ve heard many people refer to single-family townhomes as “condos” in a dismissive and degrading manner, as if they aren’t up to par with other single-family homes. 

    But, I’m going off on a tangent, so please feel free to ignore this townhome owner’s defensiveness.

    If you are in a row of vertical single-family homes, with no part of any other home above yours, you are in a townhome development, not condos.

    Condos typically feature units above each other and common areas, similar to multi-family apartments.

    (Have to draw the line somewhere lol)

    I cannot wait to have a sizable property/lot at a somewhat prime location developed into something that does not contribute to the tax base and that I would never, ever step foot in. Awesome.

    What type of impact will this sort of development have on the Montrose homes south of Richmond?

    Parking issues and more people cutting through the neighborhood from Montrose to get to the development come to mind. Also, depending on how the garage is situated, which directions balconies face, etc., there could be a moderate increase in noise.

    Don't get me wrong, I support this project and ones like it, I’m just being devil’s advocate here.

  6. Anyone on Nextdoor or any of the FB groups from this area of Montrose able to provide any intel on the NIMBY response?

    This 8-10 block enclave south of Richmond is a fairly quiet area that is home to a really eclectic mix of old single family homes, new townhomes, and a few smaller 10-20 unit apartments. I used to work on the eastern side of Montrose just north of the bridge over 59, and would walk back through this area whenever I needed to step away from stressful lawyering stuff. It was pretty quiet and peaceful, with the only sound being the faint drone of cars going by on the recessed portion of 59. 

    I cannot imagine the area would be too keen on a 15 story residential building going in.

  8. Drove by here today to make sure my 311 request for illegal dumping had actually been addressed at this property, and noticed a truck taking soil samples on site. This is a lot over near the silos, essentially across the street from where the Marquette proposal at 400 Jensen is slated to (eventually) go up.

    Google search did not return anything. HCAD search also came up empty. Anybody have any idea what might be going on here?

    I hope they relocate inside the loop somewhere. I would strongly encourage them to check out the East End . . . and not just because that would put them in my backyard. There are bound to be some attractive spaces with reasonable rent that might fit their expectations.

  11. This is good news, we need more market rate SFHs and multi-family developments along this portion of Harrisburg. With the Coffee Plant stop nearby and new businesses (such as the new storefront for Giant Leap and White Rhino over on Milby) opening in the immediate vicinity, it was only a matter of time.

  12. This particular lot is very low lying relative to the land around it. Based on the permit, they look to be raising it up a bit and leveling it off.

    Bayou Vista currently owns the land, and has since 2014. They were active a decade or more ago in developing the East End, but their current holdings (those listed in their name, at least) are limited to this lot. Not sure if the 400 Jensen development was going to be a joint development between Bayou Vista and Marquette, or if there was a planned transfer that fell through. 

    12.3 Buffalo Bayou LP is an entity connected to Richard Weekley, who is very active in commercial real estate and a co-founder of David Weekley Homes (with his brother).

    Houston Slingshot has already been operating for a month or two, as Exotic Slingshot Rentals. They are based out of a portion of the building on the other side of How to Survive, along Harrisburg. They rent out Polaris Slingshots for use by the hour.

    As someone who lives two blocks away from this lot, a smaller market/bodega would be amazing. 

    Also, the warehouse at 3120 Commerce (just across Velasco from this lot) has been redone and looks to be opening soon as a gym. I've walked my dog by here a few times when the doors were open and noticed a ton of exercise equipment and weight racks being set up.

    That’s fair, my past experience with gun ranges has typically been outdoor ranges situated in the suburbs (or even further out), and as you can probably guess those are primarily frequented by people from the area who fall much more to the right side of the political spectrum.

    I’ve never understood why business owners are so eager to put their political beliefs out there and risk alienating potential customers. Unless you own something with an inherently-partisan customer base like a shooting range or something, what would you gain?
