  1. i thought i heard that apache is going through some hard times which might not give them the opportunity to build, anyone knows if this would be correct or maybe they would hold on before building? thanks.

     

    I thought I heard the same, but apparently a contractor was selected a month or two ago, so I would imagine they are moving forward (for real this time)...

  2. Yeah - it's kinda funny that they've got Hines' Market Square building but not the 40 story one on the other side of the square, nor for that matter Hines' 609 Main project.  I can understand not wanting to guess at what the Sorella is going to end up looking like, though.

     

    I didn't look too hard at which of the buildings shown are actual ZCA projects, but with Hines Market Square & the Woodbine development across the way, you wouldn't really want to advertise something competing in the same space as your project. As for 609 Main KHA is the AOR with PCA and then Gensler for interiors as I recall correctly. It'll be a landmark building downtown, but it isn't theirs. Just a thought.

  3. So I've noticed this twice now, where the columns on the lower floors are initially set back farther from the edge of the slab, then angle out closer to the edge. Why is this done? I feel like doing it that way costs more and requires a stronger column to account for the angle, and I can't think of any utility to it.

     

    After doing a little digging, it looks like because the apartment/ tower footprint is smaller than the garage, so by the time is gets to 7, they've stepped it back far enough in to catch the tower in one place and the other looks like its trying to catch something near the pool on the amenities deck. I looks like it would still catch if they went vertical because those columns end up transitioning to rectangular, but I guess the way they need to spread the load of the slab is what determined where those columns need to be. 

  4. Interesting that they would go forward with the pour, with concrete work prices still elevated from the current boom. Seems like a wiser choice would have been to wait the prices out a bit, considering the vertical build is on hold as well, no?  

     

    Concrete is slated to go up another 6% at the beginning of 2016. Then, depending on how the market is, there is still the chance it hikes another 3% per quarter through '16.

    It won't be going back down. Now isn't a bad time - its busy, but oil prices tanking put a lot of things on hold. Once the play button is pressed again, we'll see even more hikes with minimal availability.

  5. are there balconies back there? its hard to tell from the picture. we've seen the windows back there. it does seem kind of odd but i guess natural light with no views is better than artificial light? i would hope they don't lease those out as units, and use the rear lower floors as mechanical and common areas. unless they drastically reduce the rent? though it kind of makes you wonder if there are any radical changes planned for the garage, and/or what exactly 2.9 million can do in terms of garage development?

     

    I thought those were for tie in to the garage.. like pedestrian walkway so you dont have to go all the way down, outside, and around the block to the main entry.
