  1. I thought Tema Development was the owner of this site and Nitya was just a syndicator for capital—but I don’t see Two Hermann as an investment option with Nitya, so I’m not sure if Tema’s still using them to try to raise equity.
  2. I recently spoke to a PM on site who now said “maybe next year” on breaking ground on Two Hermann Place. He did not seem particularly confident in that.
  3. I appreciate the clarification on the technical distinctions. I think there’s a gap between technical terminology and colloquial terms. I think most of the discussion here is geared toward sheathing rather than a fully enclosed garage that requires mechanical ventilation. To my knowledge, Lyric Garage downtown does not have mechanical ventilation but looks excellent. Closer to this site, contrast this garage with the Southmore. I think the upper portions of this building are much more interesting than the residential portion of the Southmore. However, the “fully open” design of this garage detracts from the more interesting elements of the amenity decks (those look really nice and I dig the lighting features) and the upper part of the building above that.

  5. Yeah. It’s ugly—unfortunately, the Livable Places ordinance won’t come in time to make the levels be covered. The one positive I can find is that the parking podium at least looks like it’s designed with flat levels that can be repurposed down the line.
  6. I snapped this on my flight today. Definitely gaps between prominent towers but the skyline is more like a mountain range in the Rockies with lower peaks between the taller ones.

  9. On the advice of Jack Easterby, McNair Interests has traded the Rosewood Hotel anchored tower for 12-story stucco Hampton Inn.
  10. From the sounds of it, the hotel would be prioritized in the next phase. The skybridge over Fannin would be interesting.

  14. Golly, 512’ is quite a bit of height for a residential structure with only 30 stories. For comparison, Skyscraper Center says L’Colombe D’Or Tower is 452’ with 34 floors.

Goodness, the interest rate on the loan for what I’m guessing is the purchase of this property is an eye watering 11.99%: Edit: I think financing a purchase with a hard money loan does not bode well for this development. This company (Deccan Development) already lost the land for the Chelsea to foreclosure back in 2021, even though they still list the project on their website.
