According to Houston's plan... they want to do an underpass for Runnels to downtown.

There are too many large open spaces for a grocer to move into:
- Navigation and Jensen
- East River
- Waco and Navigation
I dont think a grocer would want to move into a historic building when they could build a whole new one.

Harvard did this for their East End study. Be careful what you wish for. It was a very large lady yelling at her kids. Looked like something out of a ghetto walmart.

The hard part is what happens to the residents if they get pushed. This area works because its an empty industrial site. Development slows if you don't have low income housing mixed in if you go into the fifth ward. You can see that slow downs with that type of expansion in areas like the second, third, and fourth wards, and near northside. Yes, there is a lot more politics in play here than "just build it already". You will have TIRZ 18 and 23 at play and TIRZ 18 has a long history of not helping developers. Instead they may redistribute the funds from this property back to Lyons Avenue where the board members investments are. ("SHEEEEEIIIIIIIIIIITTTTT" - The Wire on HBO)

It's strange how many entities are zoned in this property:
- TIRZ 18

- East End Management District

That idea has been around for a while. The new thing on this brochure is the visuals that they have provided on what the buildings will look like on the site.

East End Management District has a proposed street car connecting this neighborhood with Eado and Navigation. Would be a huge game changer.

So have we established a metric for what amount of rainfall equals a flooded park and trails? How often do these occur? What is our expense to repair these damages? At this rate, all of the East End project money will be spent providing maintenance to the twice a year flooded west side.

I'll buy your bar when your ignorance takes over... lolThe Bar across the street (The New Potato) loves this lot and maintains a very good relationship with Midway. The owner is a guy named Paul and they built the bar with the plan to establish an early footprint in this area. Best hidden bar in town!

There is a Notice of Special Exception Request on the property. "To allow local streets to have reduced right of way width and To allow reduced block Lengths along Major Thoroughfares."

Why get light rail when you can have a Gondola to Downtown? Hopefully plans are released soon. They have been suspiciously quiet lately. If you ever need an update on what is going on, you just need to go to The New Potato across the street from the site. The owner Paul can fill you in.

This would be amazing but there are really only 2 places for a 200 acre development like this in Houston. East River or this place.

So apparently they purchased the land from McCord Development and they will be building a distribution center. This kind of is a let down considering it may only bring ~200 full time jobs to the area. But its still a big name in a growing area.
