    Braun Enterprises purchased the strip of Richmond in 2011 that included Lucky Burger, Selma Mexican (renovated to Texas Shrimp Shack last year, and closed a month or two ago (and they opened a short-lived bar too, right?)), and The Harp. There was a big uproar because everyone thought those businesses would close.  Braun promised to work with those businesses to keep them open. Well, Lucky Burger closed shortly thereafter. Selma and The Harp hung in there for as long as they could.



    Here is the 2011 Houston Chronicle article announcing Braun Enterprises' purchase:

     

    A Braun Enterprises partnership has purchased a collection of buildings on a prime parcel in the Montrose area.

    The deal included three retail buildings and an office building totaling 12,630 square feet at 1601–1625 Richmond and 1643 Richmond. The retail buildings are fully leased to Lucky Burger, Orange Bar, Maria Selma's Mexican Restaurant and The Harp Irish Pub. The leases all expire in 2014. The buildings sit on 1.4 acres at Richmond and Mandell.

    Things got a little crazy for The Harp‘s Declan Plunkett this week when reports about the closing of Lucky Burger led to speculation that property owner Braun Enterprises was finally ready to redevelop the more than 12,000 square feet parcel it purchased in 2011. That property includes The Harp and Maria Selma Restaurant, as well as Lucky Burger.
     

    “I was getting all these emails and texts,” Plunkett said, “I didn’t know what was up.”
     

    After the Harp’s owners figured it out, this went up on The Harp’s Facebook page Wednesday afternoon.
     

    Plunkett spoke with the Chronicle Thursday afternoon, looking to reassure longtime patrons that the 15-year-old Irish pub is — gleefully — still going strong.
     

    “We’ll be here for at least the next five years,” he said, adding that he and the owners of Maria Selma recently had renewed their leases.

    Tenant update for  Market at Houston Heights ,1533 N Shepherd in Houston.



    From Houston Business Journal:

     

    Market at Houston Heights, a project at 1533 N. Shepherd Drive being developed by Houston-based Capital Retail Properties with Wile Interests Inc., has announced three new tenants. 
     

    Salon Lofts, M+L Dental and Vanguard Spine & Sport have leased space in the upcoming development, according to a press release, joining Phoenix-based health food chain Flower Child and Boston-based CycleBar. Anderson Smith and Connor Lynch represented the development in all deals. The development is expected to deliver space for tenants to begin building out in June.

     

    Salon Lofts leased a 4,200-square-foot second-floor endcap at the north end of the development. Greg Stanislawski with The Retail Strategy represented Salon Lofts. This will be one of three Houston locations the Columbus, Ohio-based salon company is opening this year — the others are in Upper Kirby and Cinco Ranch. 
     

    M+L Dental will occupy a 2,200-square-foot end line unit on the second floor. The practice was represented by Patrick Valentz with Xite Realty.
     

    Houston-based Vanguard Spine & Sport will occupy a 3,000-square-foot endcap on second floor of the development’s south end. Valentz also served as the broker for Vanguard. The company offers medicine services such as care for neck and back pain, as well as sports injuries, among others. It will be Vanguard’s second location. 

     


     

    Also:

    Smith added that he and his team sought out tenants for a younger, more affluent demographic. With over 50 percent of the spaces filled, Smith is being selective on the rest. He’s searching for soft-goods retailers, as well as a wine bar or coffee shop for the southern first-floor endcap. The development is slated to open in the fourth quarter of 2019.

    Outside of feeling bad for the homes near this new bar, this excerpt is the most interesting component. Any idea where I can find more info on the street widening and bike lane? Reposting this throws off the flow of the thread (i.e. out of order),  still, it may be helpful for visitors to see what was previously discussed or shared before.

    I wasn't  able to 
    retrieve  everything I contributed to this thread, mostly what was posted on the first page from last year and earlier this year (included earlier renderings, archived links to leasing brochures, and earlier reports of the project). However I was able to save pages 2 and 3 from this thread and will repost content I shared (and found) previously from those pages. Archive links coming soon.





     

    Update on tenants at Railway Heights Market.  This is the food hall and market portion  of the Railway Heights development at 8200 Washington Ave, Houston.

    The Nextseed campaign page for Railway Heights Market provides more details about the lawn area and outdoor areas, concepts, stalls, and businesses (there is some overlap from previous details).The update also includes the names of the wine bar and beer garden.




    THE FIRST FLOOR

    Ten Market Stalls:
    Concepts will include bakers, butchers, fishmongers, cheese mongers and more. The tenants of the market stalls will pay base rent plus a percentage of sales generated.

    General Store (RHM owned and operated):
    A catch-all general store section will sell convenient items such as toothpaste, shampoo, and the like. The grocery component will also buy excess produce from the weekly farmers market and from some of the market stall suppliers. The featured selection of “ugly produce” and a zero-waste bulk goods section will offer shoppers an easy way to reduce the environmental impact of their purchases. 

    Coffee Shop & Roastery (operating partner identified):
    Roasting fresh coffee beans daily and serving the best coffee beans from all over the world. 





     

    THE SECOND FLOOR 

    Twenty Food Concepts:
    A food hall-style array of 20 diverse eatery options. Each will occupy its own small modular footprint within the space, signing a renewable one-year to three-year lease with a base rent commitment plus a percent of sales. If a vendor is looking to grow into a bigger space, the flexible layout within Railway allows for adjacent spaces to be merged into one.

    Eight Hawker Stalls:
    Fully built “hawker stalls” will feature pop-up chefs and brand-new food concepts. The stalls will be available for lease in three-month increments to keep the market constantly refreshed. Hawker stalls will share a higher percentage of net sales with no base rent.  Hawkers can renew their lease upon exceeding a certain sales threshold. 

    Twenty Retail Concepts:
    Independent sellers of goods such as vintage clothing, handmade gifts, jewelry, crafts, and more. Retail vendors will have more flexible lease terms of 3, 6, and 12 months with base rent plus a percentage of sales. 

    Puncheon Wine Bar:
    The central anchor upstairs, the wine bar will be operated by entrepreneur Shepard Ross (partner at Pax Americana, Brooklyn Athletic Club, Bravery Chef Hall). Wine bottles will be available for purchase under an off-premises license for consumption to go, great for one of the market’s many outdoor spaces. An advanced wine-on-tap system will offer access to a greater sampling of options while reducing inventory spoilage costs.

    Let Us Salad Bar:
    The salad bar will offer salad boxes that can be purchased from a vending machine (cutting down on labor costs) and then filled from the plentiful healthy options on offer, including greens grown onsite in hydroponic freight container farms. This first container will be used as a pilot with plans to expand the program to include more growers and containers in the future.

    Watever’s Fresh:
    A variety of cafeteria-style prepared healthy foods made from fresh produce from local farmers. Watever’s Fresh will cater to a variety of diets including vegetarian, vegan, paleo and keto diets. Watever’s Fresh will be open during lunch and dinner hours when locals in the neighboring area are looking for a quick and healthy alternative to complement a busy lifestyle. 




    OUTDOORS 

    Rhizome Beer Garden:
    The 13,000 square foot beer garden will feature over 100 local, domestic, and imported beers and beer-centric cocktails — like shandy — that can be found on tap. A shipping container will be used in the beer garden to complement the surrounding areas industrial feel, while also reducing material costs. Currently the General Manager at Conservatory’s Beer Garden, Ivan Silva will move over to Railway Heights Market after opening.

    SitBar Dog Park Bar:
    The first-of-its-kind in Houston, the membership-based dog park will offer a connected bar with a selection of liquor, alcoholic cocktail pouches, and non-alcoholic juice pouches for kids. The park will also offer peanut butter on tap for pets - an exciting game changer!

    Family Park:
    The family park will be a 22,000 square foot amenity meant for visitors of all-ages, offering space for picnics and relaxation. The Railway team will also manage the programming at the park (events, classes, parties, private reservations, and more), attracting more visitors to Railway Heights Market.

    I’m liking the lot in the back and having the buildings front the sidewalk, but not crazy about that driveway with handicapped and other parking spots between the buildings,  with access to N. Shepherd. Seems like a weird access point, especially with it so close to the intersection with 16th St.

    A Greater Heights area waterfront bar-restaurant on stilts concept received a thumbs up from the Houston Planning Commission...

    Patterson Street Real Estate LLC, the owner of record on an irregularly shaped lot that faces White Oak Bayou, received a variance allowing a 5-foot setback fro the road, instead of the required 10 feet. According to Harris County Appraisal District records, the office of Patterson Street RE traces back to Nicpa Interests Inc., a company controlled by Ricardo Weitz.

     

    Weitz, a Mexican expatriate, is a wealthy Houston entrepreneur known for his auto dealerships and banking expertise.
     

    The Patterson Street project is in a neighborhood that has experienced townhouse development. The location takes advantage of the White Oak Bayou Trail and close proximity also to the Katy Freeway.
     

    The setback reduction was requested because most of the property (54%) is in the floodway or within the building line/dedication area; the city is planning to widen Patterson from its current 28-foot width to 60 feet, Development Services staff planner Chad Miller said. This is part of the city’s plan to introduce a bike lane that will connect to the hike and bike trail.
     

    The topography is very uneven, staff noted: “The developer had to get creative with the parking layout as well as having to elevate the entire back deck and a good portion of the building, utilizing pilings.”

    That's right! I forgot Mr. Gatti's was here. My family used to go there for dinner sometimes after a Kinkaid football game at Rice Stadium.

    Flower Child signs on as first tenant in Heights retail development

     


    Flower Child has inked the first lease in Market at Houston Heights, its third Houston location. The 3,500-square-foot restaurant is scheduled to open in the 30,000-square-foot lifestyle development going up at 1533 N. Shepherd Drive in the Heights early next year.
     

    Lacee Jacobs of CBRE represented Fox Restaurant Concepts. Market at Houston Heights was represented by Anderson Smith and Connor Lynch of Capital Retail Properties, which is developing the project in partnership with Randy Wile of Wile Interests.
     

    Designed by Michael Hsu Office of Architecture, Market at Houston Heights sits on 1.7 acres between 15th and 16th streets. The developers plan to deliver the first spaces to tenants this summer.

    Flower Child will offer patio seating at its spot on the northern end of the 26,000-square-foot, two-story main building. A 3,000-square-foot central plaza between the main building and one-story, 4,000-square-foot building will provide additional seating as well as space for weekend markets and community events.

    At first glance, yes. The location is sorta odd, but then again, it's near the trail and bayou. I can envision the finished product, surrounded by the trees with a view of the bayou possibly from the upper patio deck. 

    The location could work for them. You know millennials these days (I'm one too, although old hahaha) love hidden spots. The more hidden or out-of-the-way, the better because it makes them believe they found this cool, chill, hidden spot know one but them and their thousands of Instagram followers know of.

    why do these developers think that they have to import architect's (well mainly just that ONE) from Austin to get a decent design?  Not trying to throw shade at HSU, but there is talent here in H-town, and it doesn't have to mimic S. Congress to be 'cool'.  it just bugs me that people think that we have to copy south ATX to be hip, and that will never get H-town out of the ATX's shadow...inspiration is one thing, imitation is another...

    Agreed, but I think the other side is tricky. Had this discussion with someone else on Twitter. My thinking (and to be clear, these are GUESSES):



     

    1) More people will be riding east to Downtown/Walmart/Sprouts/Etc, so less people will be backtracking.
     

    2) Preference given to already established east side residential development.
     

    3) Possible engineering problems with putting a bridge on West side:

    4) I don't think that they would direct people to walk in front of the spillway on that ledge.
     

    5) You'd surely have to follow this red line and then the bridge might be a bit awkward. It's a little hard to guess since these satellite images are older than the trail in this section.
