  1. Looking to open Mi Lunas Spanish tapas restaurant in an upscale location around Texas or any other cities. Exclude Woodlands, Rice Village n Sugar Land. Anywhere in Texas n houston where there could be a new town center concept build or any great locations for Mi Lunas type restaurant. I have already checked Vintage Park n am not too sure about that area to build that kind of population yet. So if anyone can help me i will appreciate it. Thank You.

How about "The Rim" (1604 @ I-10) or "The Quarry Market" (281 @ Basse) in San Antonio?

  2. Drove by a sign today at the Lakes on Post Oak complex near Hidalgo and McCue (across the street from Nordstroms). It appears from the site plan that they are going to place retail into the existing parking garage and and some surrounding the part next to Hidalgo...what do you guys think of the renderings?...and on a sidenote the sign said it was being done by Hermes Architects, but couldn't find anything on their site about this.

Looks pretty cool. Here is a satellite of that location, it looks like they'll also be turning part of the first floor of the diagonal office building into retail as well as building the 2 story retail from the ground.

  3. The statistics for the PGs in tonight's game were not very nice. And Mike James statistically hasn't been very good the past couple games. Stevie might get his chance yet.

Anyone see the game tonight? I missed it. Did Rafer and Mike suck as bad as their stats show?

I think Mike had an off shooting night as did Rafer. The difference is that Rafer shouldn't be taking most of the shots he does anyhow. Also, Tracy was taking some bad shots instead of passing, I wish he'd get over that. Fortunately for the Rockets this year, we have a much deeper bench. When 2 or 3 guys aren't playing well, we still have others that can be the spark. In this game Yao was awesome again, and Bonzi was the guy who came through off the bench. I dare say we might've lost this game last year due to our bench.

  4. First of all, I'm pretty sure that after typing in The Woodlands on that website that Spring is what is pulled up. Maybe you didn't notice, but two of those zip codes aren't even in The Woodlands. 77386 is considered Spring and 77385 is considered Conroe. Maybe you don't have your fact's right.

Nope, I've got my facts right, and thanks for visiting the site. Type in 77382 as your zip code though.

  5. There's a difference in violent crime (Sugar Land) and petty crime (The Woodlands). I'm not saying The Woodlands doesn't have violent things happen, but you sure don't hear about home burglaries the way you do in Sugar Land. The Woodlands has a drug problem. I'd rather that than the alternative.

You can compare the personal vs. property crime for both areas by following the links I posted earlier. I'll do you the favor of checking out the cold, hard facts. Please see below:

    Sugar Land

    Personal (violent) crime: 24-32

    Property (petty) crime: 35-36

    The Woodlands

    Personal (violent) crime: 36

    Property (petty) crime: 56

As you can see, Sugar Land is lower on both counts. What's your next argument? Are you going to point me toward YouTube?

  6. The title needs to be changed to "Is it just me, or is Sugar Land getting dangerous?" Everytime you turn around, there is a home break-in. I'd never live in Sugar Land. Personally, I think The Woodlands is far a classier place than Sugar Land. IMO of course.

I guess you don't realize that Sugar Land is known for its low crime rate. Here are stats comparing the crime rate in Sugar Land vs. The Woodlands per 100,000 people (31-36 vs. 48).

See the attached 2006 crime report for Sugar Land. Crime is actually declining while remaining over half the Texas average. Violent crime is declining as well and a mere 1/4 of the Texas average.

    2006 Sugar Land Crime Report

For comparison, here is Sugar Land vs. Houston (Sugar Land's crime rate is not even a quarter of Houston's):

    31-36 vs. 125-371

Here is Sugar Land vs. Katy:

    31-36 vs. 68-127

And for those of you who think Missouri City is crime-ridden, here is Sugar Land vs. Missouri City:

    31-36 vs. 36-80

I think that proves that the SW suburbs are among the safest in the metro area. Not to mention that it was ranked #3 in the nation as the best place to live and #8 in the nation as the best place to raise your family.

  7. My company moved to Sugar Land earlier this year, and I have to say the place creeps me out. Everything I've seen seems over-planned and sterile, but the "Town Square" part is the worst. It's like a drive-thru mall. The most shocking thing was seeing that the Sugar Land City Hall is part of that inorganic, Disney-esque Main Street.

To each his own. I think the best aspect of Sugar Land over other areas is the fact that most of it (First Colony specifically) is master planned. It is much less "sprawly" with much less traffic, less run down areas, and less "ugliness" than your typical suburb. You feel like you're in a town when you're in Sugar Land.

  8. Why do you say that? Just because he's the one above him on the list for playing time?

No, because I don't like the way Luther is playing. He isn't a playmaker like Bonzi, Mike, and Steve. I think Steve is a better fit in this offense. If he can get in shape that is.

  9. I passed by the billboards again today. it's bugging me. I have done a google and yahoo search. nothing tells me what it means. I hate this type of marketing!!

That means it's working. Look, you started a thread on a very popular forum and now we all know about it even though we haven't seen the billboard. Brilliant marketing!

  10. I'm with you guys on this one. There is simply NO reason that the dome could not be renovated into the 1300 room hotel and be an asset to Reliant Park. Texans and Rodeo want more $$$ for parking. Greed. Rodeo attendance has been down in the past few years. Sounds like Rodeo needs to entertain some fresh ideas. The hotel would be very helpful in drawing more conventions to Reliant. Guests could stay at the hotel and have the convenience of the train to Museum District, downtown, etc.

Especially when the Texans bring customers to Reliant Park exactly 10 days a year and the Rodeo brings them approximately 30 days a year. Now why, may I ask, do these two groups who only bring in customers 40 out of 365 days out of the year get to decide what happens on the other 325 days?!? It's out-frikkin-rageous!

  11. And the thing is, we NEVER had to rely on Rafers shot. He just took upon himself to shoot unnecessary shots. Instead of continuing to swing the ball, he'll pull up and shoot a three with someone in his face or when the next guy to pass to is wide open, and to top it off, he takes those shots as if the shot clock is running out, and it's not. Basically, he takes shots that should be reserved for the guys who get paid to score. He's not paid to score. He's not even a good shooter. He just frustrates me to no end.

I can't argue with that. At least now he has a host of better shooters to defer to. Hopefully he will defer.

  12. What area of Sugar land should I be looking at? If you can provide the zip codes that would help.

Look in one of two places. First would be the condos in Town Square. You can't get closer to the action than that. Secondly I'd check out all the townhomes along Grants Lake Blvd. It runs parallel to Lexington from Hwy 6 to Austin Parkway, it's real close to the mall, Town Square, and Hwy 6 @ Hwy 59 (the epicenter of Sugar Land). Both of these areas are in the 77479 zip code.

How much should I plan for electricity bills, let's say for a 2000 sq ft house? Are there certain things I should look for in a house? Like energy efficient or maybe flooding wise?

I would expect your electric bill to be anywhere from $100-$150 in the offseason and $200-$300 in the summer depending upon how cold you like the A/C.

Good luck! I hope you like it here. Sugar Land isn't usually an area thought of for singles but it's a great town, family area, and it has great access to Uptown, Greenway, and Downtown. Oh I just thought of something else, they are building new condos/townhomes in the Lake Pointe development at the N corner of HWY 6 @ Hwy 59 but they might be out of your price range.

  13. Is anyone else w/ me that we need to let Rafer go? I mean, seriously. He's taking the same bonehead shots and making the same dumb decisions as a pg as he did last season.

He's got some skills, it's just his decision making can be absolutely horrible. That's not good for a PG.

I say get rid of him and let Stevie fill in the minutes that are remaining. I really want Steve to do well. I like him a lot. I think everything people say about him is totally false, as far as turnovers and being selfish, etc.

I guess you've been watching a different Stevie and Rafer. Rafer isn't horrible, it's just that his horribleness showed last year when he couldn't put up a good shot. Well this year he doesn't have to. Now we don't have to rely on his shot. He's great at not turning the ball over and making his teammates more effective.

Stevie is an undisciplined player, he's erratic, and doesn't include his teammates in the offense as well as he should. I think that he can be ok with a role coming off the bench where we need a playmaker and a spark (like Mike James), however if you come into the season and you aren't in shape, you shouldn't be on the floor with the guys that are in shape.

  14. Did Francis even play? Get the dude some minutes.

That's going to be hard when you're not one of the top 8 or 9 guys on the team. He needs to be proactive and find a way to show coach that he's ready. Unlike Bonzi last year.

  15. So I guess his contract ended? I know he filed for free agency, but I thought that he had more years on his contract. Guess not.

30 mil a year? I'm not so sure. What did we give Bags, 20/yr? Maybe I'd give him less and throw in a no trade clause. I don't see him having a down year too soon in the future.

A-Rod "opted out" of his contract, therefore it is over. He is a free agent and will get a new contract. He'd definitely not worth $30 mil/year or even $20 IMO. However, watch for the Dodgers to sign Torre as their mgr and A-Rod to a bloated contract.

  16. How long would a commute from Hwy 6 and 59 to the galleria take? (sugar creek edition) We are moving back to Houston from Canada, and we want a decent commute for my husband(less than 40 minutes if possible). We have been spoiled by the traffic in Calgary, as it takes my husband 5-10 minutes to get to work here!

I leave the house by 6:30 and get to work by 7:00, and I'm 3 miles off of Hwy 6 and Hwy 59. From that specific intersection you could probably do it in less time. However, the later you leave the worse it gets. I can't say how long it takes later in the morning.

  17. It looks like Minute Maid's move to Sugar Land is official with the sale of their building on St. James.

The Coca-Cola Co. has sold the Minute Maid Building in the Galleria area as part of the juice company's planned move to Sugar Land.

Cameron Management, Wachovia Bank and a group of local investors recently purchased the 351,000-square-foot office building at 2000 St. James Place for an undisclosed amount.

    Remainder of story here...

  18. There should be no problem with both cities hosting multiple Super Bowls in the future. Just look at Florida - they have been hopping between Tampa, Miami, and even Jacksonville for the last couple of decades. Why should anything be different in Texas?

Weather and perception. We think we did a great job in 04 but the weather sucked the first half of the week and while the parties were great and the Main Event was great, Houston doesn't have the perception, whether real or imagined, that Florida has (especially Miami). Dallas, or better yet Arlington, is even worse off on both counts.
