  1. You probably wouldn't choose to announce an apartment building at a meeting of industrial and office brokers....
  2. It has long been rumored there will be a new building dedicated to their collection of contemporary art, however, to my knowledge there have been no official announcements about a new MFAH building.
  3. New sign for a mixed-use development called "Medical Village" There are contact numbers for leasing with office, residential, retail opportunities. There is also a rendering of the project which appears to have several mid-rise buildings. I just noticed this last weekend and did not see this project on HAIF yet. Sorry for the bad picture, as all I had is the iPhone.

  8. The appeal should not effect the ability of the developer to build on the previously approved plans. I wish Buckfund luck. They have been completely screwed by the city.
  9. Well, it would be a complication. I don't think that the developer would have taken things this far unless it was confident of its ability to obtain financing. It just would not make any sense to continue to pay for traffic studies, to continue to apply for building permits, meet with city engineers, pay it architects to redesign the building for each permit application, etc. It is a risky project, but if the developer is willing to give liens against its other properties, I don't see a reason why they cannot get financing. Things are tough, but if they can put up a lot of collateral, they can get a loan. My prediction: the current apartments are demolished in December and building starts in early February. The neighbors may file a lawsuit, but I bet that it gets dismissed rather quickly.
  10. On what cause of action? An suit to enjoin a nuisance? That doesn't seem meritorious at all.
  11. Fort Bend county also has courts and there are also jury trials that will require members of the public to serve jury duty. I would prefer jury duty in downtown Houston to jury duty in Richmond any day.

  15. It means that the hotelier's obligation to build is only triggered by the occurrence of some event stated in their agreement with Wulfe. A contingency can be anything, but it typically is obtaining financing. e.g., hotelier is not obligated to build and operate until it obtains a loan in the amount of X dollars at Y% interest payable over Z months secured by a....

  17. An update on this one. I received the free throw around newspaper, the Village News (no website) this morning. They have a front page story on the proposed high rise. To summarize: In mid-May, permit applications were filed with the city for "site utilities and foundation for future high rise apartments" at 3816 W. Alabama. They were returned with a number of corrections, including a traffic study analyzing the impact of a high-density development on neighboring streets. The developers will not confirm their plans. The Highland Village Civic Club president, Jimmy Glotfelty, says the surrounding community supports lower-density development, but a high rise "would get a tremendous outburst" from surrounding neighborhoods. The State Grille's lease is up on July 31. All buildings will be torn down at the end of the summer. Looks like this is going to happen.
