The hotel guys can’t compete with the multi family guys on land pricing in midtown. It’s possible you might see some tighter sites being taken on by hotel guys once the parking requirements go away.

The new new ordinance being worked on by the walkable places committee also includes bus, but that hasn’t been approved yet.

This has to be the best subdivision plat name ever.
I think I'll tune into the Planning meeting just to hear the commissioner say the name.

The transit corridor designation would allow the developer to build with a 15’ pedestrian realm (0’ setback from property line) by right, meaning the developer wouldn’t need a variance if he was building across the street.
The walkable places committee is currently working working on expanding the current area of the transit corridor.

My only thing is that the energy and internet infrastructure are both weirdly shitty for such a nice area (going toward the "gaining more info from CenterPoint" item). If the weather is pretty bad, you have a decent chance that you'll lose electricity for a while. And internet speeds in the area from all providers are fairly atrocious. I've had both centerpoint and at&t people remark about it. Maybe all this increased density means improved infrastructure, that would be nice.
The transit corridor technically stops at the opposite corner of la branch and calumet - about 50’ away.

They are asking for a very minor variance to reduce the building setback lines 5’ above the second floor for the garage and balconies. The neighborhood can only really chime in due to the request of the variance. The thought within the neighborhood is that if the variance is denied, the developer won’t be able to build the desired project and will drop the deal. They’ll do whatever they can at the hope the developer just goes away.
I don’t believe the neighborhood is actually against the project, but the head of the neighborhood association is a well-known NIMBY who unsuccessfully tried to stop Parc Binz ( barnaby’s with medical office above), the Southmore (25 story Hines project), and the Mondarin condos. All of those developments have been valuable additions to the neighborhood. She even fought the holocaust museum variance for a reduced setback.
Frankly the neighborhood would look a lot less appealing today had she gotten her way. It’s important if you live in the neighborhood to voice your support of the X Houston project to both the neighborhood association and the planning commission.

It’s owned by the Boone bicycle family. They’re holding out hope they can turn this into a bicycle museum. I think they have a go fund me account for this.

This building is done and fully operating. I believe they opened in May.

Doesn't seem like very deep drilling - probably just environmental work.
However, the only reason anyone would do this would be transaction based - either a refinance or a sale.

I feel a little bad for saying this but is the building across La Branch still there, the two story apartment building in street view with window unit A/C's, peeling paint, shopping carts and jalopies parked under it.
It was recently remodeled. Given how small the lot was, I imagine this is as good as we could hope for.

Why does anyone really desire dry goods retail? Just so you can look at the store front and not go inside? There are a few exceptions, but that ship has largely sailed. I’m perfectly happy with a street lined with restaurants and bars.

The owner of the site refused to sell and would only do a ground lease, limiting the user pool and getting her a very low use for the property. This site should've been a very tall tower - with the two museums between this site and the park, it would've had amazing views of Hermann Park.

Church might as itis adjacent to their "Operation ID" building. ) Today, it appeared that crews were out on Portland to cut of the electricity to the newly fenced apartments.... soon to be demoed? Note, the fencing style is the same as in the last pic above.

Not sure how they'll be able to park the retail component without doing a structured garage (not just first floor podium).
Assuming 3k sq ft of retail will be restaurant, they'll need at least 30 parking spaces for that piece alone. I don't know how they'll get there on less than an acre and no structured parking

Does anyone know if they plan on pursuing phase II as soon as this one is complete?
I imagine the crane will be coming down soon, so it'll be interesting to see if it's transferred to the next block.

Do you know how large the building will be? It looks like they secured a $57m loan on the project that closed back in February.

I was told this will be a replacement C-Store with QSR. I imagine they’ll be razing the old C-Store once this is completed.
