5001 Main street has been issued a demolition permit. Not sure if the space is still related to this development.
crew were out there today clearing the building. Pretty quick turn around from permit to demolition.- 9

The city owns the building across Delano from this site. I believe the intention is to utilize parking for that buildings operations.

I saw some people in some strong business attire with clipboards walking around the building attached to Pitch25 (building in NE corner of the intersection in title). About 10 or so people looking at the building and pointing fingers. They looked very similar to how I imagine my business partners and I look when we are inspecting a potential site for use.
love this. Hope to see more development in this pocket. -

You took the words out of my mouth. It is frustrating because this site has so much potential for EaDo.
Is there a particular reason why the owner won't sell?
While he’ll enter negotiations with people, i firmly believe he just wants to feel good about what his property is worth. My guess is as long as the parking income he collects exceeds his property tax bill, this gives him something to do. It’s paid off and he’s not a real estate guy, so he won’t easily be able to find a replacement property to offset his taxable gains.

This is one of the most frustrating sites in Houston. Unlimited potential, but owner doesn’t have any motivation to sell.
One day it’ll be an amazing high rise site with unblocked views of discovery green, sitting on the front door of the park bridge. Unfortunately, it’ll probably have to wait until the owners kids take over.

Thanks, @editor for reinstating my account and your transparency. I appreciate it all and your tireless efforts to retrieve removed contents.
It's unfortunate this happened (be it maliciously or accidental). Not only were posts, renderings, excerpts from articles behind hard paywalls, archived links (to websites, pages, and PDF's no longer on the web) removed, but other member's comments, contributions, and their photos were removed (in the many threads I created). All of which were helpful and informative to anyone who came across the threads (more so visitors and the local media who use what's posted here).
I'll try to repost what I can when I can, but nearly everything is gone.
I hope that if something like this happens in the future, be it to someone who's banned or marked as a spammer (accidentally or otherwise), there will be a system in place to keep their content on the board.
Thanks again to editor's efforts and all the comments of support. Glad to be back!
glad to have you back!- 3

This is all of block 251, and portions of blocks 275 and 276.
HCAD currently shows ownership as MIPS Investments / MIPS Parking.

Wow - that building had some serious inner beauty.

That's very unfortunate. That member was a huge contributor to this forum and went above and beyond to provide very organized information, including timelines and archived links.

The intersection of MacGregor and Almeda is in dire need of some retail though. I know there's the gas station and a couple spots in the Mosaic, but there's a bunch of apartments nearby already. A little market would be nice. Maybe a deli/ taqueria. Coffee shop. Nothing too fancy... but at least a little bit fancy.
The lubys site has new ownership. I wouldn’t expect those guys to be there too much longer.

Just got an e-mail blast that the property is back on the market. Oxberry seems to have bowed out.

Does anyone have access to the TIRZ minutes? I believe Lovett got some funds for sidewalk improvements for 3-4 of their projects in Eado.

RevPAR (revenue per available room) has been pretty awful in Houston since the last oil bust. We added a ton of supply since then, and demand hasn’t picked up enough to offset it.
These boutique brands are probably relying heavily on a condo concept to bring in enough money to offset the relatively low hotel revenue they might generate.
Austin is a hotel market that can frankly never get enough rooms. The demand there is unbelievable, especially in the urban areas.

That’s a tough site to develop without some significant variances - you lose ~15k sq ft to setbacks on an already very tight site.

2020 report below:
No surprise - Austin took the top spot. They've pretty much been in the top 10 for the last 10 years. Houston came in disappointingly low (42) - Right below Cincinnati and ahead of Boise.

I always liked the art supply building and they deserve a lot of credit for making great use of an old structure back in the time when no one was even thinking about Midtown.
For some reason I always thought of Mardi Gras in New Orleans with that big wrap around balcony. They obviously knew a good spot when they bought it. Look what's developing.
I will be sorry to see its demise but also very happy to see what's evolving.
They seem to be doing it again on Almeda. That street is prime for big things. They do seem to have a great eye for real estate.

Wherever could it be!?
JLL is showing 3017 Milam as under contract. Seems like a great multi family site - I wonder if this is the site they have.

I'd love to see this go up. Great alternative to townhome development.

Expanding market-based parking to everything in side 610 is in the CoH climate change impact 2040 plan, so that sounds about like what they are gonna do.
And yeah, I'm sure people are desperate to clutch their almost unregulated free parking so they can fill their garage with a bunch of stuff.
There will probably be much less resistance within the MPNA by then. The organization seems to be mostly made up of retirees.

starbucks would’ve loved to be on that corner. They want to be in the neighborhood, but are having a hard time finding a site that would pencil out. The land has gotten too expensive.
