(NYSE: PHM) is planning a new 145-home community about three miles from the Texas Medical Center and Rice University. The 11-acre community will be called Avondale on Main Street. The developer closed on the land at the southeast corner of South Main and West Belfort in December Lee Jones, Pulte’s vice president of land acquisition, said in an email. The gated community will have two- and three-story floor plans similar to those in Pulte’s Hollister Oaks community in Spring Branch. Homes should be ready in about a year, but Jones said pricing information wasn’t available yet. The city of Houston planning commission will consider Pulte’s plat request at its Jan. 17 meeting. The Hollister Oaks two-story townhomes range in size from 1,640 square feet to 2,133 square feet, the Houston Business Journal previously reported, with three or four bedrooms, first-floor living space, downstairs master bedrooms, balconies, backyards and covered patios. Prices started in the low $300,000s. In October, Pulte moved ahead with plans for a 77-home community called Oak Forest Manor near the northwest Houston neighborhoods of Oak Forest and Acres Homes. Its newest in-town community, Briarmont, sits off Dunvale and Westheimer a few miles west of the Galleria. The 122-home community has two- and three-story homes ranging in size from 1,500 to 2,500 square feet. Prices start in the low $300,000s. Avondale on Main sits about a mile from another planned project in southwest Houston by local developer Frank Liu, president of Lovett Homes, called Willowbend Green. The planning commission approved that project's general plan for 22 acres near the intersection of Stella Link and Willowbend Sept. 13. Willowbend Green’s site plan shows two sections wrapped around the Harmony School of Ingenuity, a charter school campus. The plan didn’t describe the number of homes or lot size. Liu, through affiliate entity Stella Link Investments Ltd., bought two tracts of land in 2007 from biotech company Tanox Inc. for $10 million, records from the Harris County district clerk show. One portion became retail and office space, while the other remained empty. In 2009, Stella Link Ltd. sold about four acres to Harmony Public Schools’ Cosmos Foundation for the campus. Mythology of early Avondale mansions owned by Levy/Bath family (textile mercantile) or O’Neals family ( cheek then Maxwellhouse coffee) or the Meyers Family or Bering family Or if they are counting on the Nortorious side of Avondale from 70’s and 80’s when Dirty Sallies was soooo popular.....? ot now with ripcord, TC’s andGeorge’s have their own place in that mythology Link to comment Share on other sites More sharing options...

The Pulte site is located at the corner of South Main and West Bellfort, near the property that was once considered for a data institute by the University of Texas. Pulte’s Avondale develop will have 145 homes priced around the $300,000s. Construction will start this fall and model homes will open in the first quarter of 2020. Between the loss of water permeable land and more rapid runoff from buildings and pavement, seems like it would exacerbate flooding problems in the area.
