  2. Prime Land Up For Grabs By Nancy Sarnoff - 2004 A pair of prime parcels of inner-city real estate is about to change hands for the first time in decades. Apartment developers are in negotiations with the William Dickey estate for six acres of coveted land on Kirby Drive. Gables Residential and the Hanover Co. are lined up to take control of two tracts on the west side of Kirby just south of Westheimer, according to real estate sources. The proposed projects will replace the River Oaks Tennis Club and an adjacent retail center that currently occupy the land. The Dickeys, an old-line Houston family that has owned most of the land along Kirby between Westheimer and West Alabama for more than a century, put the property on the block earlier this year. The family, which has maintained control of much of its land through long-term ground leases, is expected to sell the two acres to Hanover and lease the four acres to Gables. The Dickeys are also looking to lease about two acres on the east side of Kirby, where the now-defunct Hard Rock Cafe and Anthony's restaurant buildings sit. About five years after real estate developer William Dickey died, his family decided to relinquish control of nearly eight acres of land on Kirby. Bids for the property were solicited in May by Wulfe & Co. Of the more than 20 offers that came in, just a few are left standing, said Kenneth Katz of Wulfe & Co. In addition to the land on Kirby, the Dickeys also control long-term ground leases with Whole Foods for its West Alabama supermarket and the Ainbinder Co., which owns the Borders bookstore shopping center across the street.
  3. The building I am referring to is the old bank building bounded by the streets: Webster, Milam, Travis and Gray. It is probably 12-15 stories and on the very Northern edge of midtown. What can be done with this building? Can it be economically turned into resiential? Surely asbestos abatement would negate this. Can a business come in and renovate? Should it be another casualty of Houston's tear down craze? To crater or not to crater?

The office property at 3000 Weslayan sold in November to Houston-based Morningside Capital, Tom Dosch and David Marshall told the Houston Business Journal. Dosch and Marshall co-founded Dosh Marshall Real Estate and the firm represented the seller, Houston-based McCord Development, in the 3000 Weslayan deal. McCord Development owns and operates Generation Park in northeast Houston. The purchase price of the building wasn't disclosed. The building was appraised at $8.3 million in 2017 by the Harris County Appraisal District. Morningside Capital intends to hold the property for several years until its ready to sell to a developer; the site is well-suited for a condominium or multifamily development, Dosch said. "Someone's going to go vertical," Dosch said. The building is at least 90 percent occupied and some tenants have several years remaining on their leases. Interest in the property was high; the firm received 30 offers in 30 days. Normally, they'd receive around 10 offers in such a short timeframe. Interest came from local investors, high-rise developers, multifamily developers and more.   5. This is the 2nd time I've seen the Texas Medical Center, Inc.'s corporate headquarters being located at 2017 West Gray Avenue. I wonder which TMC doctor leased the space? Dr. E.W. Bertner? The owner and would-be seller of the property, according to county tax records, is the Ohio-based parent company of the 47,800-sq.-ft. computer and electronics store, which has been operating in that location since 1994. There is only one other Micro Center location in Texas. *** “The property, which is just down the street from [Amegy Bank's] current office at Five Post Oak Park,” reports the rumor site, “is the supposed site for Amegy to build their own 10-12 story office tower.   13. The one along Holly Hall crosses freight tracks owned by UP or Houston Belt & Terminal, but the frequency of trains is very low and almost never during the daytime. At night, small trains drop off and pick up cars at the Grocers Supply Co. distribution center on Holcombe, which is where the line currently ends, but that is the only user of the tracks of which I'm aware. Also known as Levitt Green.

  15. I am trying to find out who the original architects of the Park Towers office buildings were. They are located at 1233 and 1333 West Loop South. Orignially they were a brick type facade with arched windows but some time ago the buildings were gutted and totally remodeled into the glass towers you see today. I would like to find the original architect's identity as I have heard stories it was designed by a friend's father who passed away just as the buildings were being completed and so far I have reached a dead end on the research. Inquiries I made to Kirksey Co. who did the remodel went unanswered. Any help on this topic would be greatly appreciated.

  21. I can't find the thread that had renderings and site plan, but the developers are seeking setback and visibility triangle variances. It will go before the Planning Commission on Thursday, 5/28. The location is the Southwest corner of Austin/Webster intersection where Midtown Bail Bonds used to operate.
  22. I found this proposal while skimming LoopNet a while ago. Supposedly, someone wants to build a small medical office building with retail & a garage at that location with the aim of opening by early 2013.
