  1. In one of my master's classes I have having to do a report on fire and building codes. My prof told me to look into the Woodway Square Apartments. From what I have been told it was a massive apartment complex that burned in 1979. Does anyone have any information about them? Like former residents, how they were set up or anything. I guess they all have been torn down becasue I went over there and everything looks pretty new...

  3. Yesterday I went for a walk down Auston Street and saw an interesting set of apartments across from the park. It was hard to see the names of these two. Anyone know what they are called?
  4. Greetings to all and happy Saturday. I'm a young man still living currently at home, recently finished college etc etc. The time has come to venture out on my own. Primary reason for this is that I live in Kingwood, and drive daily to Meyerland (35-40 minutes) and it is driving me insane. I've paid off my debts, saved a reasonable amount (thank you Dave Ramsey) and am ready to go. I thought it would be a good idea to find an apartment for a year or two and then consider a house. When I noticed construction nearing completion for the Millenium Greenway on 59, I got really excited. Internet searches on properties in that area showed reasonable rates, and that particular area is both close to work and exciting. Finally a week or so ago the Millenium released prelimary rates, and it was a punch in the stomach. Basically I really want to find an apartment complex that is relatively new and relatively upscale. Maybe it's the wanna-be yuppie or Kingwood snob in me, but I'd like to spend a year or two living in a "nice, modern" place. Searching apartment review sites and the lot, it seems that those places are only sounding boards for disgruntled renters and paint very negative pictures of practically every building. Then the ones that do seem resistant to negative feedback, their rates are through the roof (Museum Tower, Parklane). I have a roommate option, so my budget is < 1000 for a 1BR and < 1800 for a 2 BR. To all you seasoned renters out there, do you have any wise words for someone becoming more and more apprehensive about the task at hand? When a website lists rates like those the Millenium released (starting at 1250 for a 1BR), are there usually specials involved which will lower those to more justifiable levels? If there are any property recommendations I would very much appreciate it. Browsing this forum has taken me to a number of properties, and I was intrigued by the Lofts at Hermann Park/The Ballpark, some of the Alexan properties, etc. I should be touring some of these places, but I feel like I could be pressured into something foolish and don't want to jump at the first offer that appears attractive. Thanks for any advice.

  9. I noticed a variance request sign up on the fence of the parking lot between the Rice Collaborative Research Center construction and the Hilton Hotel. Does anybody know what it could be? Edit: There are two addresses affiliated with the Mixed-Use Development in the Texas Medical Center. Latitude Med Center Apartments is located at 1850 Old Main Street (or 1850 Old Main Street Road.) InterContinental Houston Hotel is located at 6750 Main Street (or 6750 South Main Street.)

No word on retail. http://www.chron.com/disp/story.mpl/busine...ff/5546743.html Midtown makeover Apartment developer Camden Property Trust is planning to demolish a rundown Asian shopping center in Midtown to develop a $45 million multifamily complex in its place. Construction on the four-story, 253-unit project, to be called Camden Travis, will start by the third quarter of the year, said Camden Chief Executive Richard Campo. The site is at the corner of Travis and Dennis, just behind the restaurant Reef. The largest tenant in the shopping center, at 2830 Travis, was the Hoa Binh Supermarket. Campo said rents will be competitive with existing units in the area, which are currently between $1.40 and $1.60 per square foot per month. Although overall apartment occupancy began slipping toward the end of last year, developers have been raising rental rates and building new projects in anticipation of stronger demand from the single-family housing slowdown. There are at least 18,000 units under construction in the Houston area, with even more proposed, Bruce McClenny of Apartment Data Services said recently at an industry event held by the Houston Apartment Association. McClenny expects occupancy to remain in the mid-80-percent range this year. Despite the construction boom, still-healthy job growth and continued turmoil in the subprime lending industry "give me a good feeling going into this market," McClenny said. Camden's Midtown project is not to be confused with another deal the company has been talking about for years on the superblock, a multiblock parcel uninterrupted by cross streets between Main and Travis and south of McGowen. Campo's still mum on the project.

The 2525 McCue site is home to the 43-year-old Marquee Apartments, which are currently being torn down. No renderings anywhere..   17. story A high-rise building is burning on Bellerive near Bonhomme. Firefighters have evacuated a number of people from the building. The fire broke out just before 10am. The building belongs to the Houston Housing Authority. It was built in 1975 and currently has 210 units housing low-income seniors. There are sprinklers in the hallways. Flames and thick black smoke can be seen pouring out of at least one window. Preliminary information suggests that the fire began in a woman's apartment on the fifth floor. There was a mayday call from a firefighter on the fifth floor, but that has been cleared. So far no injuries have been reported. There are still reports of people trapped.

  19. I was walking around Rice Village recently (pushing a stroller) and noted how poor some of the streets/curbs and infrastructure appeared. There are numerous areas where the curbs have no ramps and you are literally forced to walk in the street or through parking lots. This is really surprising to me given the number of young families with children in the immediate area, and the proximity to the medical center (and thus likely use by people in wheelchairs.) The village is really one of the major 'public faces' of Houston to the outside world, likely to be visited by out of town families of Rice university students, and out of town medical center patients and families (I see the shuttle buses from the medical center hotels dropping them off frequently.) As such, I really can't understand the lack of investment in the roads and curbs in the village area and I'm really surprised someone hasn't brought an ADA lawsuit. Are sidewalks and curbs in commercial areas the responsibility of the city or the property owner to maintain?
  20. I've seen some discussion of the new condos planned a block away at the NEC of Bettis and Bancroft, but I haven't heard anything about this site yet. The adjacent mini-storage building on San Felipe is still standing. It would be a shame to hide a nice new development behind such an inferior land use. What's the scoop?
  21. 13 just had a story about a proposed 23 story high rise and how southhampton and boulevard oaks are complaining about the increased density/traffic etc that will result. they will be tearing down some older apartments to create this project. story
  22. Right now, exiting South Main/90A @ Bellfort offers only a U-turn, but I'm wondering if they will link Main with Bellfort going toward 288 now. They tore down this fleabag motel that was at the Bellfort U-turn, and there's a lot of new townhome construction along Main, Omeara etc. With more residential development here, it might be feasible to make it where you'll be able to go straight down Bellfort from Main to the South Fannin METRORail Park & Ride. I live in this area and if they did that it would be a lot easier than taking the South Loop/feeder to Fannin. This would probably be done for sure if they ever did anything useful with the AW site...
