  1. Bahahahaha! Now that's funny, I hope he reads that. As far as Cabo goes, I meant to actually go there 10 years ago, but never did... and now it's gone. So sad... Personally, I've noticed this trend a lot with so many places closing down... I meant to check it out (or go back), but just never did... there in lies the problem, it's a place I thought about checking out, but just never did and probably never would... something about it just didn't draw me in, some places do, most don't. Keeping people talking about it, and maintaining consistent good quality is key, but sounds like they didn't do that. A lot of times it is the parking factor. If I'm going to starve to death and go broke by the time I find decent parking, I'm not dealing with it. Even with parking not being bad for this establishment, I've gotten spoiled by strip center restaurants where I can usually park a few paces from the front door. Here's to the hope something opens in it's place that I plan to check out with date and time in mind as opposed to someday.

My 2ยข , here's the rundown -Interesting idea, I'm eager to see how it well (or not well) it ends up working for the 10 tenants -If it fails it could be resold as an awesome frat house... backup plan -Is overpriced an understatement? Despite being only 10 units... as a small midrise it seems like there should at least be a small pool and small workout facility. To say I have a million dollar home I'd like to say I AT LEAST have these things too... and they shouldn't affect the maintenance fee much. -With a card or coded parking garage, and elevator into your unit, and alarm system I agree with KinkaidAlum a concierge or security guard is overkill. The only way this place would get a guard is if something actually happened first to warrant one for the future. -Flat Screen in Master Bath... ok... home speaker system... why bother... Warning: Side Rant in 3... 2...1... yea, I have a 5.1 sound system, and every highrise and apartment I've ever had it in I can never use it to even half its potential without getting numerous complaints from neighbors. Units like this can be sound proofed properly, so you can't hear much noise, or feel the bass from next door, or for that matter hear when the neighbor upstairs flushes their toilet... but they never do it.

I like it too, with it being just down the street from me, I had my hopes there would be a decent design and not overdone. 2727 (will it ever get an official name??) is 30 stories, the first 6 being parking, and level 7 being the amenities. This beats it by 5 stories but we'll see how it does on height in feet cause 2727 had some high ceilings.

Well according to a friend of mine, whom has had some contractor dealings with that building, that the need to redo the railing system stems from how they were anchored to the building, apparently there was a lot of rain water getting in through the mounts and leaking badly in some cases to the floor below, throughout the building.

  7. So is the railing glass recalled/defective/unsafe? Only conclusion I can figure... this would be too much, time, money and disruption if all i was was a slight visual change for aesthetics.

  9. Traffic impact is a debatable issue when it comes to something like this. While residents come and go at all different times, the bottom line is there will be an increase in traffic from not just residents, but their guests, and building employees. Will it be marginal, yes. Will it have a huge effect, not really. Will rush hour still suck, absolutely. I think these two improvements could make traffic here a non-issue: -Re-top Weslayan, less braking for bumps helps. Widen slightly if possible... which would help the second issue I see: -Being a superb location two blocks from 59, I'd be most concerned about the Southbound Traffic. Any traffic exiting would make a right, go northbound, and have to u-turn. If you've ever driven on this street or one like it with a skinny median, you know that an over sized vehicle or more than one person making the same turn during oncoming traffic can put one lane at a halt. Somehow reworking this street for better ability to u-turn would help. BTW, this post is based on my assumption the entrance and exits to the parking will be on the Weslayan side and not the W. Alabama side, so pending that we will see. For your analysis: The Google Map of this area.
  10. I looked over that flier several times... yea, other speculative indicators it's out of date by at least a year are the Google maps being copyright 2010 and the traffic data from 2009... I don't see why the condo tower wont be there from the flier alone. All that is indicated is street level retail, in which the tower would be mixed use. Unless there is official word it's scrapped, or another development will take its place perhaps? I can definitely see a market for it... Rich Woodlanders who prefer high rise living that is within walking distance of Waterway Square, the Mall and Market Street. (Although this kind of defeats the overall purpose of living in the woodlands...you know, that whole home in the woods feel thing). I see a Luxury Hotel on that pdf also... Seems a bit redundant with the Marriott a stones throw away, but I guess if they are going to build it it's because there is a market for it. Exciting stuff, especially the garage not being just a garage anymore. I frequently visit this area most weekends, as Grimaldi's has become a new favorite pizza place (when the wait isn't two hours) and Coal Burger my new favorite burger. Now those make you go Mmmmmmmmmm. And where would another Anadarko building be built, if it is a building of similar size regardless if it is a twin or not?

  12. Well that's good news... but I have trouble envisioning a 35 story building on that piece of land with the number of lanes Weslayan and Alabama have currently... we'll see. I'll be eager to see the renderings of the two possibilities they are proposing. this would be the tallest building between downtown and the galleria if built... I like the idea of it being mixed use, and ironic/poetic there being an upscale restaurant since that land was a restaurant before. Hopefully this wont be another project to get scaled back... 35 story in the proposal, 9 stories by the time it actually gets built... hopefully not.
  13. Yes, your right on location, I was zeroing in on the lot that used to be Central Ford, that threw me off. It is nicer than what's there and it's not awful per say, it's just disappointing at the continuous scale backs. To me it looks so.... short. Personally if you added just two more floors to the buildings on the current design, and some sort of tower, even it it's only 8-10 floors high that would be enough to turn around this initial perception of the new design. But the initial opinion may subside and improve among those here as this project gets underway, is finished and open for business. I think that's what's going to happen ultimately, myself included. EDIT: For the time being it's understandable the reaction when you compare Post #1 & Post #26 , to Post #111 ... I'm not losing perspective of what we will still gain out of this, but I'm also not forgetting what it could have been.
  14. Oh it's just going to get worse anywhere you go, everywhere and any season. That's my most optimistic prediction. And, Its sad when a project gets scaled back THIS far... thank you bad economy... but this land has been vacant and losing money for how many years now? It's pretty much do or die as far as developing something...anything. I hope the calling of this River Oaks District will be completely dropped... once this gets built I don't think River Oaks will want to be associated with this... then again most of us in this forum hold the design to a higher standard, while the masses might not care and just be excited some new store opened there that they really love to go to. Who knows.
  15. Sounds enough like Post Oak to me. Anyhow, even if it weren't, there seems to be a "close enough rule" as I call it... even if it isn't actually in the area, if it's adjacent to it, that's close enough to use that area as a selling point. Sellers make money, buyers go for it and regurgitate that selling point when they tell people where they moved to. & I was wondering what these cranes were a few days ago, and then I find this thread... ahhh fate smiles upon me. And on a side note I'm going to be Captain Obvious here, but the explosion of luxury residential low, mid and high rises in the Galleria/Post Oak/River Oaks/Upper Kirby/Greenway area has been astronomical in the past 3 years or so. I always like to ask, Why? Must have something to do with Houston having the most growth nationwide of Millionaires and wealthy people perhaps?

  18. Busted! I did say sometimes... emphasis on SOMETIMES. I still feel in this particular case, had they waited, they could have avoided scaling back, but again, loss of time, money, and the chance the whole thing would have ended up scrapped. Oh cruel world. Anyhow, so my mood changed from yesterday to today on what I said. Overall, despite the outcome of the design I guess it is better to have a functioning hotel there vs nothing in the end...

Not to add fuel to a fire... but although I would agree that once you hear these complaints once is enough... hell even I made the same complaint a few posts back... however here's what gets me: 1. It doesn't match the renderings... yea yea, stick with me here... the purpose of a rendering is to give you an idea what the final product will look like. A lot of projects deviate slightly from the renderings, things change in the many construction months, this is normal. This project however, has deviated, needless to say, a LOT from the rendering... basically, couldn't they make a new rendering?Or at least abandon this rendering in all its forms? Take it off display, seems silly to have the original at the site even still, when it's apparent that it's not going to look like that. I can imagine lots of clueless people looking and going "Huh??" 2. I wouldn't say don't build at all... I would say, okay, tough economic times.. lets wait. I'm sure though in the real world, time lost = money lost. Guess you can't argue with that
  20. Too bad they couldn't just stick to the rendering and the original height. When you can't do it right, it's sometimes best to do nothing at all... Overall I don't think it's super horrible, I like the exterior materials, but not the way they are used. It's another box trying obviously and desperately not to be a box.

Once the turbines were online and spinning, it was hard to take my eyes off of them initially while exiting onto 45... seeing as how I'm still alive, I was successful in putting my attention back to the road. This is something none of us have seen before in Houston and that makes it a milestone. Lack of fancy lighting schemes (frankly I like the lighting as is for now) , or this building being a glass box, or whatever doesn't take that away. I don't think it's possible that exterior lighting on the turbines themselves could be a contradiction to having turbines... those turbines have the ability to turn all day if the wind is blowing and that power is stored... lighting them up is at night only. Hopefully (I haven't noticed) the lighting is off at at least 2am for further savings. Don't forget how many other LEED certified qualities this building has other than its ability to generate a percentage of its own power.

Thanks fates, I knew of that one but wasn't sure if there was something closer eluding me... been a while, and been forever since I went to that particular one... it's about time though, I think. So the Menu of Menu thing was pretty cool. Parked in the retail portion of the garage underground... they have a pretty big garage, really tall ceilings, lots of space, and escalators right up into the heart of it all. The event took place on the ground level of Building 1 on the north half of it. So far just one big open unfinished space, but it served the purpose very well. It was super packed for a little bit, took me 20 minutes to get Sushi at the Sushi King table, but for $35 to enter and try all that food and wine (maybe I had too much wine?) it was a good time. They had a live band playing outside which was a nice touch. Houston Press had some photos from last night Here but they are mostly to promote the event and the food, but you get s few glimpses of West Ave here and there.
