  1. I would say the round one is apartments, because of the balconies. The short one could be boutique office, to compete with Hines' tower. Where's the parking?
  2. You're right, I think I get that vibe bc I'm not familiar with the developer - and the developer does not have much experience with the Houston market, I think. But also because the design is a bit superfluous (not in a bad way), like it would be too expensive to build and turn a profit. I don't know, it's just a feeling. But like I said, I really like it and I hope I'm wrong.
  3. I don't know why, but I have a bad feeling about this one. I feel it either isn't going to happen, or will be severly scaled down, sort of like BLVD place. I hope I'm wrong though, I really like this.

  6. I really like the entrance, looks very elegant. People make a decision to lease based on the entrance, the lobby/clubhouse and the pool area - of course if it's at the right price. People put a great deal of importance on the ability to impress visitors.
  7. Wow, someone spent some serious time Photoshoping these pictures to remove all the poles and wires in the intersection and both streets...seems a bit like deceptive advertizing.

  10. Yes, it is preliminary. But preliminary, conceptual designs should be aspirational. When they get developed, reality kicks in and takes the magic away. This one doesn't have any magic to begin with.

  15. There two open pieces of land which means downtown and TMC skylines will never be connected: Rice University and Hermann Park. And also, TMC didn't just happen by itself. It was planned and the land was donated - without master planning, midtown will always be the random collection of buildings and uses it is today - which is just fine, it gives it a unique identity.
