    How do restaurants like The Chelsea spend so much in up front costs to build out a restaurant, all for it to ultimately fail within a year? I’ve been to The Chelsea (once) for happy hour and it was clear to me that they wouldn’t last. Ordered oysters and they arrived at the table partially frozen. Yuck.

    The property is in “Coming Soon” status on HAR with a list price of $850,000. https://www.har.com/homedetail/1604-sul-ross-st-houston-tx-77006/3074458 According to HCAD, Menil Properties has owned the home for the last 30+ years. This is the first time I’ve seen Menil sell one of their bungalows. I wonder why…?
