KinkaidAlum Posted February 1, 2006 Share Posted February 1, 2006 5000 Montrose is a GREAT building in a great location. That said, I've never seen a unit there for $80,000 or less. The Il Palazzo is also way too pricey for what the original poster asked for.The only places where I have seen units for under $100,000 have been in the Sussex, 2016 Main, Beaconsfield (older midrise in downtown proper), and the Parc IV and Parc V on Montrose Blvd.I'd advise to keep an eye out on the Beaconsield and Parc Bldgs to see if a bargain arises. The Beaconsfield is Houston's original apartment building and is very unique. It's right on the light rail line but surrounded by virtually nothing right now outside of vacant lots and vacant buildings. That said, there are plans for a few of the vacant buildings and with the Pavilions going up a few short blocks away, I could see the value of the Beaconsfield increasing GREATLY.
