After more than six decades in the Oak Forest area, Doyle's Restaurant, which claims to be one of the first places in Houston to serve pizza on a daily basis, will relocate and downsize under a new name, said owner Peter Doyle.

 

The restaurant, located at 2136 W. 34th since 1957, could close sometime in the second half of 2019, he said.

 

"It's going to be really sad," he said of the closure. "It's like a family here."

 

No location or name for the new restaurant has been established, Doyle said. Ownership is expected to be transferred to the current general manager at Doyle's, and the new venture will share additional ties to the original restaurant and its owner through financial backing and repurposed equipment.

 

Doyle said he expects the new restaurant will be located outside Houston. Ideas being discussed include delivery and drive-thru options and a limited dining area.

 

Avenue, a Houston non-profit focused on building affordable homes and community development, has an option to purchase the site where Doyle's now sits. Though no timetable has been set, the group plans to build a five-story affordable housing development called Avenue on 34th, said Executive Director Mary Lawler.

 

The development would include 68 apartments, which includes 21 1-bedroom apartments, 27 2-bedroom apartments and 20 3-bedroom apartments. Lawler said the development, which has about 68,000 square feet of rentable space, could appeal to young families, seniors and workers earning between $35,000 and $60,000 annually.

 

Critics of the project cite traffic issues and its effect on area property values. Lawler disputed a Change.org petition characterizing the project as "section 8 housing" while Doyle described the development as a positive addition to the Oak Forest neighborhood.

 

Doyle's father, Leo, and his aunt, Cloe, started Doyle's Delicatessen on Ella Boulevard at 43rd in 1954. Three years later, it moved to its current location, where soups, salads, sandwiches, pastas and hamburgers have been served ever since. Its pizza oven has been in operation for about 60 years.

 

But current economics were making it difficult for the restaurant to continue operating.

 

"Increasing costs, taxes and the competitive food service environment created the need for the family to make changes," Doyle wrote in an email to the Chronicle.

A non-profit developer that recently announced plans to build an affordable housing complex in the Oak Forest neighborhood is putting its project on hold.

 

"Avenue received a wealth of feedback from the Oak Forest community regarding our proposed affordable multifamily development, Avenue on 34th. In order to carefully consider all that we have heard, Avenue is pausing on plans for the development while we review the design parameters and continue collecting feedback from the community," Mary Lawler, Avenue's executive director, said in a statement Tuesday.

Critics of the project have cited traffic issues and its effect on area property values. Last week, Lawler disputed a Change.org petition characterizing the project as "Section 8 housing."

"We look forward to continuing our dialogue with all the stakeholders in this process," she said in the statement.

When Avenue CDC, a nonprofit organization that builds affordable housing in Houston, announced plans to buy Doyle’s Restaurant at 2136 W. 34th St. and replace it with a five-story apartment building, there were supporters of the plan as well as some vocal detractors. It was the opposition that Mary Lawler, the executive director of Avenue, was hoping to win over at Monday’s Oak Forest Homeowners Association meeting.
 

As a result of feedback from the community, Lawler detailed changes that have been made to the original plan for the development, named Avenue on 34th in marketing materials. She said Avenue still has the option to buy the property but has not yet closed on it.
 

The first amendment to the plan is the reduction in height from five to four stories, which would be made possible by the purchase of an additional lot behind Doyle’s. Lawler said the additional land also would improve traffic flow by providing access from a second street and adding to existing green space.
 

Avenue estimates that around 100 parking spaces are required, and it would have around 105 spaces for residents.
 

Another change is the addition of some units that would be unrestricted as to income. Of the 70 units, 56 would be restricted, and 14 would be offered at market rate.
