They have Ashland St closed off next to the project so they can hook up to the city utilities.

The valet remote parking down the street on 20th St. is going to be the construction trailer and material storage lot. The other remote parking is behind the Rice Box.

Since no one shared the renderings Bunkhouse Group released in September press materials, they're posted below.

The renderings were included in a Houston Chronicle article published in September.

The Daphne / Daphne Hotel is going up at 347 W 20th St.

County records indicate Wood Lane Partners recently acquired 325 W 20th St. A warranty deed was recorded to the county's database last week.

Located on the property is medical clinic WellMed.

325 W 20th St is west of 347 W 20th St, the site of forthcoming The Daphne / Daphne Hotel.  To the east is 301 W 20th St and 305 W 20th St, which are slated to become parking for the hotel.

It's possible developers could include the newly acquired property with The Daphne. If so, maybe details will be shared in the coming months.

Wood Lane Partners' acquisition of 325 W 20th St includes the transfer of a right of first refusal agreement. The agreement allows Wood Lane Partners to have the first opportunity to purchase 313 W 20th St and 317 W 20th from Heights R AAA Investments, LLC before other parties.

Below is a map outlining the 313 W 20th St and 317 W 20th St parcels:

Depending on when current tenant's lease ends, do you think this property will be incorporated into The Daphne down the line? And if Wood Lane Partners decides to buy  313 W 20th St and 317 W 20th St in the future, how will those properties be used?

If you were the developer, what would you do?

A follow up: County records show Wood Lane Partners purchased 313 W 20th St and 317 W 20th St.  A warranty deed for the properties was recorded to the county's database yesterday.

As noted last week, Wood Lane Partners also acquired 325 W 20th St in December.

It's possible the properties could be utilized in some way for The Daphne / Daphne Hotel at 347 W 20th St. I suppose we'll know more in the coming months. The Daphne is a joint project between Bunkhouse Group and RGA Ventures, a subsidiary of Houston-based Wood Lane Partners.

I thought I was done for the day but then this crane was calling me. I was headed west on Cavalcade/20th St. planned to turn south on Heights Blvd. Not sure why they need this big AT crane but here it is. My guess is that this will be a concrete structure and they need the crane to build it.

A plan reviewing fee permit was purchased last week for 347 W 20th St, Suite 100.


Details from the permits:
 

  • Use: 1,155 retail buildout 1-1-2-M-B '21 IBC
  • FCC Group: Non-residential alteration


The forthcoming hotel The Daphne is going up at 347 W 20th St. The permit seems to indicate Heights Flower Shop will be located in Suite 100.

The Daphne is a joint project between Bunkhouse Group and RGA Ventures, a subsidiary of Houston-based Wood Lane Partners.

Wood Lane Partners recently purchased a parcel at 2215 Ashland St. Does anyone know what may be in store there?

It's possible the 2215 Ashland St property could be an investment property. However, it could be part of Hotel Daphne or a future Bunkhouse hotel or hospitality concept.

As mentioned a few posts up, Wood Lane Partners acquired 313 W 20th St, 317 W 20th St, and 325 W 20th St in the last four months. There hasn't been any word as to plans for those properties.

Following the purchase of a plan reviewing fee permit in January, a plan review permit for 347 W 20th St, Suite 100 was sold earlier in March.

Below is a screenshot of the plan review inspection report.

As noted in the permit, the owner/occupant listed is Heights Flower Shop. The permit appears to be for a 1,155-square-feet retail unit inside Hotel Daphne. The forthcoming hotel is going up at 347 W 20th St.

  • FCC Group: Non-residential alteration



The owner/occupant listed is Heights Flower Shop inside Hotel Daphne. The forthcoming hotel is going up at 347 W 20th St.
