Biggest Gainers in Biggest Metros

Around the country there have been signs of a bottom in the real estate market as sales finally begin to pick up. While prices remain well below the market's high and many homes still languish, in some Zip Codes listing prices are actually on the rise. BusinessWeek, in conjunction with Altos Research, looked at the nation's biggest metros to see where prices are up. For the most part, these were in affluent communities, such as Houston's River Oaks neighborhood, which came in No. 1, that have been less hurt by the economic downturn.

Editor's Note: One Zip Code was chosen for each metro area. The ranking was based on the annual increase in the average listing price for the chosen Zips. The asking price is based on a 90-day rolling median average ending Mar. 20. The "days on the market" figure indicates how long the average listing has been for sale.

Best Zip: 77019

The most remarkable to me is San Antonio and Indianapolis where the rise is as a result of the middle class buying homes.

As for River Oaks I don't expect home prices to be affected so much by the mortgage mess. You don't just saunter around and decide to buy a home in River Oaks anyway.

Two Texas cities in top five shows this is prolly the best state to live at this time.

77019 isn't just what most people think of as River Oaks. It's also Avalon, Glendower, and most of the hood North of Westheimer, South of Allen Parkway, East of Shepherd and West of Montrose. There are a lot of older condo communities, townhomes, duplexes, and bungalows in that zip.

Who really cares how the average asking price is trending? I would put more stock in sales price & volume than asking price.

How about the fact that River Oaks has had 6 sales this entire quarter, compared to 19 in Q1 of '08? (20 vs. 29 for the entire zip code of 77019).
