I don't think more pedestrians necessarily means more walkable - with Post you're talking about a single development full of park and walkers (like me on a Sunday), while there are certain contiguous parts of Montrose that are walkable, attractive, and don't require you to cross the mini-highways of Louisiana and Smith. Besides, that article is only a few months old What's common is that both areas have a CVS and bank plopped down on some of the better stretches!
