Another site plan of Baybrook East showing In-N-Out Burger. I think this one is updated from the previous one above. This site plan shows some units on retail pads as leased, letter of intent to lease, and available that weren't before.

I think suite 310, located across from Parry's will be home to the Taco Stand. With last week's announcement and the space marked with a letter of intent, I'm assuming that's where it could be located. Maybe when the next round of updated leasing materials are uploaded, we'll see.

Regency Center updated the site plan for Baybrook East yesterday on its website. The Taco Stand is included on the site plan. It's located on retail pad five, next to the forthcoming In-N-Out Burger.

An article today by Houston Business Journal about In-N-Out Burger coming to Webster's Baybrook East retail development.

In the article:


"[In-N-Out Burger] has leased a 1.2-acre pad in the future Baybrook East retail center in Clear Lake, according to a lease memorandum posted on the Harris County Clerk’s Office website and a marketing brochure for the future shopping center at Interstate 45 and El Dorado Boulevard. The lease will be for 20 years with four options to renew for five-year terms."

"...the building will be 3,876 square feet, and the property includes a parking lot."



About the construction of the second phase and estimated completion:

"Site work on the rest of the center began in early August...The developers expect to deliver the pads by January and the multitenant buildings by February, Reynolds said. The hope is for the shopping center to be completed and open by the third quarter of next year."

Architectural barriers project filings for Parry's / Parry's Pizzeria & Taphouse and Cafe Express were registered with the Texas Department of Licensing and Regulation last fall.

Construction of Parry's 5,200 sf unit  is slated for completion in June. The estimated cost of renovations and buildout is $950,000.

Cafe Express is also slated to be finished in June. The estimated cost for work on the 3,500 sf unit is $650,000.

YOW Architects is the archeticect on record for Parry's. Designing Cafe Express' unit is 4Twelve Architecture.

Parry's opening its first Houston area location in Webster. The restaurant will be located at 144 El Dorado Blvd, Suite 240. Cafe Express will be located at 144 El Dorado Blvd, Suite 210. Both are part of the Baybrook East shopping center.

An architectural barriers project filings for The Taco Stand was registered with the Texas Department of Licensing and Regulation last month.

The Taco Stand is opening at Baybrook East. 118 El Dorado Blvd is the listed address.

Last month, Boucher Design Group posted an Instagram video of the construction progress of Baybrook East's phase two. Below are screenshots from the video.

Supposedly, rumors swirled in 2013 regarding In-N-Out Burger scouting locations in Friendswood and Webster near Baybrook Mall.

Yesterday, KPRC reported on In-N-Out Burger opening a location in Webster. The burger chain will be located at 122 El Dorado Blvd in the Baybrook East shopping center.


From KPRC's website:

"Mike Abbate, assistant vice president of real estate and development for In-N-Out Burger told KPRC 2 in a statement that construction of the new restaurant has yet to take place, hence an exact opening date has not been nailed down.

“We’re excited to be in the initial stages of construction for our location at 122 El Dorado Boulevard in the Baybrook East shopping center,” Abbate told KPRC 2. “Once we break ground on a new location, it typically takes us eight to nine months to build the restaurant and open for business..."

Parry's Pizzeria & Taphouse aims to open this summer, according to a recent Houston Chronicle article.

The pizza chain is located in the Baybrook East shopping center at 144 El Dorado Blvd, Ste 240.

Houston Chronicle's paywall-free website has an opening update for In-N-Out Burger. As previously posted, the California burger chain is opening an outpost at East Baybrook in Webster. The address is 122 El Dorado Blvd.


In a statement to Chron, In-N-Out VP Mike Abbate indicated [the] restaurants would hopefully open by the end of November.
