Lots and plans sold for $32,000 per lot. I might be able to subordinate $5000 to bank in order to help with equity? I will happily help with any items that need attention at city. There should not be a problem at all.My guess is that you could budget about $100,000-115,000 for the construction plus lot/arch-engineer and other soft costs. Maybe be in them for about $135-140K? One is already under contract for $168K with builder paying title policy and a 3% commission.Property is at corner of Pinemont and Brinkman. Shepherd to Pinemont at Ella is more than 1 mile, therefore this is before Ella. Now, if it is to the right heading west, it would be on the north side and therefore in the Washington zone).
