5 town home lots with plans

I have 5 lots with arch/engineer plans available. 1 house is already under contract and could probably be converted if buyer agrees. Lots and plans sold for $32,000 per lot. I might be able to subordinate $5000 to bank in order to help with equity? Its not a lot of equity but it is some?

Also, have the plans and engineering for all units passed vetting by the city and are they permitted already?

What is the proposed budget for each unit/whole project?

The plans have not been thru city yet but similar ones have already been accepted. I will happily help with any items that need attention at city. There should not be a problem at all.

My guess is that you could budget about $100,000-115,000 for the construction plus lot/arch-engineer and other soft costs. Maybe be in them for about $135-140K? One is already under contract for $168K with builder paying title policy and a 3% commission.

Property is at corner of Pinemont and Brinkman.

The address is brand new so its not picked up by mapquest. Take Shepherd north from north loop to Pinemont and go west on Pinemont. Property is about 1/2 mile on the right.

From what I can tell from the details, this is zoned to Houston ISD's Booker T. Washington HS.

(Pinemont at N. Shepherd to Pinemont at Ella is more than 1 mile, therefore this is before Ella. Now, if it is to the right heading west, it would be on the north side and therefore in the Washington zone). The property, therefore, is also zoned to:
