  1. I have a client interested in a new home in Garden Oaks that was built by Hyde Park Builders.

    Unfortunately, I haven't heard of them before. Does anyone have any information/opinions on them?

    Go to the secretary of state's office so you can see who really owns the company. Many unscrupulous builders in Texas have numerous corporations and DBA's. They shuck and jive to avoid resposnsibilty. You can go to the texas comptrollers office, but many times the inforamtion is not correct and DBA's do not have to be registered there or with the TRCC. Good Luck and be careful.

  2. Thanks for the list, but I'm still not sure about a high rise. I'm looking at the Woodlands, and Bellaire neighborhoods also.

    I already have a realtor though, a family member recommended him when they moved to Houston. Thanks though!

    Y,ou can not buy new construction in Houston without an arbitration clause. That means if your house falls in on you you have no real recourse against the builder. We have no seventh amendment rights in Texas.We gave them up with house bill730, most people are not aware of this alarming fact. No where in your contract will the costs of arbitration be spelled out. It can cost upwards of 50 to 100 thousand dollars for the process and the builders know most of us can not afford it ...so they have no incentive to deliver a quailty product.

    This is so sad. Foreclosures have already doubled in Houston from last year. And these figures aren't even accurate. There are bottom feeder investors out there getting homeowners to sign away their power of attorney, so they can negoicate a lower price on said house with your lender. These bottom feeders then buy your home for less than you could ....and for your loss you do not have a foreclosure on your credit report. However you are still broke and homeless. Many of Houston's homeowners have been forced into this situation because the construction of their new dream home became a nightmare and they can't afford all the repaires. The builder has nothing but excuses and help for thier misdeeds.

    They are aided by the powers in Austin and TRCC. Buy an older home and fix it up. Then maybe in 10 years your home will still have some value.

    No one protects the consumer.

    Homebuyer beware especially in Houston Texas!

  4. I have to agree there, any suburb these days, that advertises houses starting at 90's to 100's. I hate to say it, but can you say "cars sitting on blocks in the yard 15 years from now." I hate these cookie cutter, box of nothing, with no taste, or imagination for elevation at all just "URK" me ! Can't these guys come up with just a little flair on these shacks ? I apologize to those who may read this and think, "wait a second, he's talking about my house." I am happy for you that you have your own house, I know you were excited about it when you first moved in, but as soon as you see that you might be able to make a couple of bucks off of it, SELL IT ! Go find an older house with a little feeling to it. Do yourself that favor.

  5. Regarding parking I dont know if they are going to pay or have some sort of arrangment, I am going to work for Gensler in Pennzoil Place and am very excited about it!

    Budget for rent is between $800 and $1,000 a month for a three bedroom aparment or town home, looking for a good public elementary school.

    In regards to lifestyle we love the marketplace store and rice epicurean store, love wine and good inexpensive food from all over the world. Love outdoor concerts, movies, LOVE IKEA, kids activities (parks, playgrounds, pools), love the Houston museum scene, love the area around De Menil Museum.

    Any suggestions....

    I think the buget has just been increased. I got a notice from my apartment management last Wednesday my rent was going up $500.00 dollars with a $100 maintence fee and a $4.99 charge for garbage.

    I have talked to some of my friends and this seems to be happening in other complexes. When I called the management, they said, it was what the market would bear.... since Katrina the occupancy rates were so good they could get these prices. It is discusting how greed seems to lurk around every corner.

    Looks like Tremont management has been given every opportunity to fix the problem yet, inexplicably, they prefer to be jerks. I'm glad that the city is putting the screws to them, and to others who won't even minimally maintain their property. 'Property Rights' has to be balanced by responsibility of ownership.

    Hope this trend continues and grows.

  7. You're kind of a one-trick-pony. Don't you ever participate in any discussions that don't involve Tremont? There's a lot more to the forum than just being a place for you to vent your frustrations.

    I can not stress enough the dangers of buying a new home in Texas. If I am instrumental in saving one person from bankrupscy and foreclosure, this one -trick- pony is satisfied.

    I appreciate the forum. It is just one more way I can continue to provide a public service. I keep on the subject because nothing is being done. Thousands of houses are being thown up in Houston... and this is temporary housing.

    These homes are not like your grandmother's house. They wil not be a place of peace and wonderful memories. These will not be homes that are enjoyed generation after generation. I talk to people everyday caught in this horrible situation and there is nothing I can do to help them. It is flustrating, so maybe you are right... I do vent. I wish there was more I could do.

    Tremont has cease to amaze me with their arrogance.

    Their proclivity toward misdeeds and misconduct continue to make the news.

    Unfortutantly, no matter how unethical their behavior,

    no matter how much bad press they recieve,

    or how many families, neighborhoods, and communities they eggregiously effect... (by their defective building and behavior), they continue to be issued permits.

    All the while... the Attorney General's office continues to take complaints and make files, and our leader's run for re-election, and the home owners go into bankruptcy and foreclosure.

    As consumers we live in perilous times.

    If the washing machine spin cycle shakes my new 3 bedroom Tremont home... Just imagine what sustained winds of even 65 miles an hour will do .....25% of the temporary housing that has been allowed to be throw up all over Houston will be in a heap on the ground... and that is a conservative estimate.

    University Development got 1.3 million out of TRIZ and the water and sewer funds and they are calling themselves University Development, led by Jorge Casimiro...a memeber of the Harris County Housoing authority ....

    Casimiro is not a listed director of this company with the texas comprollers office...better watch out for the poor and the elderly... this same group as Tremont and Stature got fired building the police station and bought you the disasters at hyde park and the fiasco of Tremont Tower.

    Why doesn't the city find out who is involved or at least who really owns the companies they trust the housing for the elderly and poor? A million three is a lot of money to hand over to some one who continues to prove they are incompentent to build , sell defective properties and are involved in so many lawsuits.... Their greed crosses all economic lines. They have even been thrown out of the Better Business Bureau. What does it take to prove that a builder is bad builder?

  11. There is a lot of temproary housing in houston.

    Let the residents live in Tremont Towers hardly any one else does. There are about 66 units that have been vacant for a couple of years... :( They won't be inhabitable for very long, but some of the units might be livable for a while.

    I would hate for anyone to live there, but given the circumstances I finally can recommmend tremont homes for something. They cerrtainly won't be long term. I would offer my Tremont house but it was leaking so badly and was full of toxic mold...I had to move out.

    Katrina was an act of God, it made homeless people.

    Tremont/Stature makes homeless people because of greed and incompetence. :(
