  1. hydepark, you have made 35 posts on this forum. A search of your posts shows that every single one of them is on the same subject matter, and virtually every one of them repeats the same tired remarks. We understand your frustration with this builder, but we grow weary reading the same tirade over and over, with no new information.

    I am sorry that you do not understand how annoying this is for us to read. If you spend any time on this forum other than your own postings, you will find the overwhelming majority of the posters here to be very civil to each other. But, your continued beating of this dead horse has tried our patience.

    I am trying to help people and save them from defective builders, foreclosures and bankrupcey. Everyone does not follow and critic everything I do. Many of the post are new information and updates that surport the points I have made. I can not force anyone to read my posts, but from my numbers other people seem to want to read what I write. I apoligize if you have misunderstood my behavior and thought it was not civil.

    I consider my behavior passioniate and dedicated. I want to get this information out anyway possible. I am not going to answer any more personal attacks. I have more important things to do and people who want to be helped and it is a waste my time and effort .

    Laws are passed based on the wishes of those who make the greatest campaign contributions. They have a saying in Austin: "You dance with them what brung you." In other words, don't expect consumer protection from a candidate who's supported by the Texas Homebuilders Association.

    This is a valuable thing to keep in mind on Election Day.

    Boy did you get that right! There is no one to protect the consumer and the harder we work the more big business and "paid for offices"make. It is so hard not to become apathic, the greed of these people is insatiable.

    TEXAS MONTLY ..There is no mention of Tremont Towers, Mother Jones or Houston Press in the Novemeber issue of Texas Monthly. It is an informative article on the rights of citizens living in Texas... rights that you know longer have. It deals with insurance, lawyers, torte reform and many other issues. It is one of the saddest articles I have ever read. I did post it a few times in different bogs but many people don't read the enitre forum, or just keep a check on what I do?

    After reading some of your comments , I hope you read it. I think you will learn a lot. I had to learn it all the hard way. I wish it was required reading. Only with an informed public can we change the system.

  4. This is the 5th thread in a span of 30 minutes that orders us to read Texas Monthly. I think we get it. You want us to read Texas Monthly.

    Can you just post things once? We can figure it out from there. And, why do I have this creepy feeling that Temont Towers is mentioned in the article? Why do I also suspect that it is just a rehash of Mother Jones and Houston Press? (It is Texas Montly, after all.)

    Just the cynic in me, I guess.

  5. Unfortunately not very much money in building 10 homes a year (unless they are $400K+ and selling of course) as my bank account can attest to.

    Personally my goal is somewhere in the 50-75 range with 2 good superintendants working with me.

    There are good ethical builders, but these mega- builders come in, buy in bulk, do shoddy work and offer eye candy and flat screen tv's and no paymens for 6 months and the smaller eithical builder has a hard time meeting those prices... because he turns out a quality product he is proud of...these meg a builders can't be proud of what they are building..they don't care and that is a sad state of affairs.

  6. We need to vote all these morons out of office and storm the TRCC offices. Take them hostage even!

    TRCC so far has proven to be a useless buracracy of the builder, for the builder, by the builder.

    As represenative Garnet Coleman said," only in Texas can you buy your own state agency and regulate yourself."

  7. I have a client interested in a new home in Garden Oaks that was built by Hyde Park Builders.

    Unfortunately, I haven't heard of them before. Does anyone have any information/opinions on them?

    Go to the secretary of state's office on line it costs a dollar to investigate who is the actual owner of a company but it may be a very well spent dollar, that saves you thousands....

    You can not depend on the texas comptrollers office, there are builders who post incorrect information with their office or just DBA's..in a maze of corporations...

    You can also go to theTRCC and see if HYDEPARK BUILDERS are a registed builder, but still you need to go to the Secretary of State's office, because the TRCC has been know not to have the corect information either.

    The forum is a wonderful way to alert potiental home buyers to some of the pit falls they may encounter. You sound like you have integreity..it is a breath of fresh air.

  11. Homeowners for Better Building, HOBB.ORG, is a wealth of information for anyone looking to buy a home!

    I do not understand why more realators do not inform their clients about bad builders and the arbitration clause in all new home contracts.

  12. Snickers, I now have a pretty good friend that just moved from Chicago and he loves it. I would recommend moving close to the city, but it also depends on where you are working. Personaly I enjoy Galveston but would not want to live there. Too run down and poor, but there are some nice areas.

    I would stay away from the HISD school district. If you are looking for good schools you would want to be out in the suburbs like Spring, Klien, Jersey Village, SugarLand and Kingwood....but be prepared to drive to work.

    Other than that, I'd say by all means, visit Singapore . . . it's a "fine" city. < - - - inside joke

    I just got back from Singapore, there Orchard Dr. is just like Rodeo Dr. in California or a trip to the Galleria, VERY expensive and crowed. If you want to go somewhere and have plenty of money this might be ok... but why take a long horrible flight to shop. It is very humid, worse than here, my jewelry was stolen out of a 4 star hotel, I would never want to return. Flowers are pretty, that was about it. Dubai in the UAE is gorgous, water is pale green and the culture fasinating. Hope this helps.

    Residents say new development is a threat

    Neighbors on near north side fear they will be forced out

    Sylvia Castillo has burrowed deeply into the landscape of Houston's near north side, mingling daily with neighbors and friends who drive the same streets, shop in the same stores and watch children play in the same tree-shaded parks.

    Now, Castillo fears that this network of familiar connections is in jeopardy.

    She had to borrow money to pay her property taxes last year, and she worries that rising land values triggered by a major new development project will force her out of the neighborhood where she's lived since she was 11 years old.

    "Let me tell you something about my community: We're close," said Castillo, 59. "We help each other out. If I am sick, I can call my neighbor for help. If I hear a gunshot in the night, my neighbor will call.

    "Where can I find that at my age? I'm not young; I can't just pick up and go."

    The focus of her concern is a planned new development, known as Hardy Place, on the site of an abandoned rail yard that separates the neighborhood from downtown. Developers who purchased the 43-acre site in 2001 plan to build about 1,400 townhouses and apartments, as well as retail and office buildings.

    The project illustrates the continuing struggle to protect longtime residents of older, inner-city neighborhoods from displacement as developers respond to the movement of middle-class families into the city from the suburbs.

    Hardy Place would be one of Houston's largest developments combining homes, shops and offices. Its pedestrian-friendly design has been widely praised by city officials and others promoting dense, urban-style projects in the city's center.

    "This is a precedent-setting project," said Patricia Knudson Joiner, a former Houston planning director who now heads a private planning firm working on the Hardy Place development. "I think it's going to set the example ... that will give other developers some creative juices of their own."

    The economic impact of the project, however, has ignited worry among many residents of the near north side, a predominantly Hispanic area of mostly working-class or poor families.

    The city created a Tax Increment Reinvestment Zone last year in a 242-acre area that includes the Hardy Place site. The plan for the zone projects that its total appraised property value will increase to $957 million over its 30-year life

  16. Well, I've made it full circle now. I was born in Houston and have just moved back to this spaghetti bowl of traffic. Thank God for navigation systems.

    I was wondering if any of you have any input as to the reputations of local real estate brokerages and/or builders. I'd love to hear about your experiences, whether good or bad. I'm a licensed Realtor from Austin and I have no idea where to transfer my license to. I live in the Medical Center area and hope to work nearby. Please, if you're a broker, don't try to recruit me. I have plenty of leads now but I'd like to hear some real stories from real people.

    I was very lucky to choose a reputable firm in Austin where I could sell the full range of low-high end properties, but I have no idea who Houston trusts. Also, I prefer a smaller firm rather than a big chain.

    By the way, I love this forum. I'm learning so much!

    On the web page Carlisle Homes is advertized as being owned and founded by Perry Thomas in 1996. His philosophy "We do what's right".

    However, checking with the Secretary of State's office we find that Carlisle Homes was purchased in 1997 with the right to use the assumed name Carlile Homes. Now, who would want to hide under another builders'name and why?

  18. What's wrong with that? Many of the big builders, such as Ryland , Pulte or KB Homes, have their own mortgage company, to help people buy their homes.

    GM has GMAC. Ford has Ford Motor Credit. Toyota has Toyota Motor Credit. Are all of these bad, as well? Why can these huge automakers and homebuilders have financing arms, but if a small builder secures financing for his buyers, he is an evil cretin?

    I don't get it. Maybe, since you've done copious research on the matter, you could enlighten us as to why this is a deal with the devil.

    Why do you attack everyone that posts... who are you angry with? Are you a builder? :o

  19. I understand frustration. But I don't understand the point of redundancy.

    I did not post for over a month, you wrote me and ask that I come back.

    If you will tell me what I have posted that was redundant maybe we can erase it.

    There are other people who post things on Tremont, that I do not know, so sometimes some of the articles are duplicated.

    The redundancy, as I see it ,is continuous misdeeds by this builder and they constanly make local and national media.

    So in a way you are correct.

  20. So, what are you doing other than filling this forum with redundant messages? Have you started a web site? Have you filed legal papers? Do you write letters to the editor (not me)? What about your ward/city/county/state regulators?

    We have written and met with Ms Wong, who told Jorge Casimiro to come in for a meeting and he refused.

    We have met with Senator Ellis.

    We have gone to Austin.

    We have met with Garnet Coleman

    ,

    appeared before the city council twice,

    filed charges with the Attorney Generals' office,

    the Harris county attorney's office

    the TRCC(Texas Residential Commission

    and the better business bureau.

    If you have any more suggestions we would be glad to hear them.

    We know you find this subject boring and unrelated to you personally,but when this situation lands on your door step, you will understand the true meaning of flustration.

  21. What is "flustrating" is reading the same thing over and over. There is more you can do. Take your fight where it does some good...the legislature.

    Oh, and find some new dirt. All you ever do is re-write the same thing over and over. Printing new information is one thing....telling us for the 100th time that it is shoddy construction with no new facts is another. In other words, you have managed to annoy the very people who were sympathetic to your cause.

    Redscare, I did go to the legislature and to all our represenatives and senators and I email them updates once a week. I did go to Austin. I have put my time and effort in alot more places than the forum. I also have been before the city council twice. If you will read the Legal court review you will see this is an on going battle and the homeowners in Houston are losing.

    This is not old news it is contiuing news. Tremont made the HoustonChronicle Monday and Thursday of this week. I am just trying to keep people informed. I want everyone to get sick of this problem until there is enough of an outcry that something is done. You have no idea how sick I am of this subject.

    Please be patient because I will not stop until our represenatives in this city and state, that are surpose to serve and protect us do their job. The only way I can do this is to bring information to the public. Maybe the next legislative session... bills like HB3404 won't get shot down in committe and never even make it to the floor. But the only way this can happen is if people are made aware of bad builders and Tremont just happens to be the poster child.

    Unforutnalntly, the housing starts are used an economic indicator ...so the more houses that are permitted the healthier the economy looks. When the flood of half inspected, half permitted houses are built and the public outcry is heard, it will be to late for many an unsuspecting, unprotected homebuyer. This city will rein as king over defective properties, like Tremont Towers and many others by decftive builders. Their greed is limitless.
