If that's the case they need to rebuild the sidewalks along Chartres. That whole area is a mess already.
Also, if that’s the case, they need to do something about the Astrodome before the World Cup. Can’t have an empty vacant condemned building next to a World Cup venue. What impression would that leave on our foreign visitors?

Work has pushed to 2027?!?! What the hell?
Notably, after the city hosts the World Cup in 2026
Id guess that may have something to do with it. Can’t have the city be a mess of construction for a globally showcase event like that.

Is this really needed though? Does there need to be another highway coming into downtown?
For all 45 commuters, absolutely.
16 hours ago, Triton said:Nope. This is for the Woodlands folk.
No, it’s for everyone that uses 45, which portions inside the Belt have not been expanded since the 90’s. It needs work more then any other freeway in Houston right now.
6 hours ago, Naviguessor said:^^ It would be a good/slick link between Downtown and IAH. Using it would avoid the S#hitshow gateways of I-45 & 59.
THIS. But also this below.
1 hour ago, Triton said:I've said this before and I'll say it again in this thread.
The good slick link should be commuter rail from IAH into Post HTX. The rail line already exists and you would have to just build the connecting line west of IAH and then have it go underground approaching the runways and taxiways. It's what Denver does. It's something that we can do too.
This city should be building commuter rail lines along most of these corridors, up Hardy, along Hempstead (for 290 commuters), along US 90 to Ft Bend. This city cannot be handcuffed by by rail companies like UP. Solutions need to be found for betterment of everyone in this city. Doing nothing is simply unacceptable.

....for now at least
We’ll have the Pierce Elevated/45 reroute, Astros MMP mixed use ballpark development, office residential conversion projects, Theater District redevelopment, and North Canal/Warehouse district to preoccupy our attention until the next skyscraper rises. Wouldn’t be surprised if there’s a renovation of Toyota Center soon too.

I'm asking because Dallas released plans to redevelop their convention center and it’s really impressive. Do y’all agree or am I just being a tad bit jealous?
I like fancy renderings so I’ll bite. Their plan is ambitious but when I realistically look at the area currently, that area around city hall is not nice and needs a lot of work. I recently stayed at the Butler Brothers building and while that was a nice reuse of an old building, I won’t stay in that area of town again. So these renderings are a bit unrealistic for the entire area. It feels like that’s maybe after 20 years of development in the future before it comes anywhere remotely close to what’s rendered.
In the near term when the new convention center is built, that area between Lamar and Memorial Arena where the KBHCC once stood is going to be empty much like how new GRBCC was in the early 90’s way before Discovery Green. While I like the plans of a new building fronting an opened Lamar St connecting to Cedars, I’m not sure this was the best option because the new building will essentially be landlocked with no room for future expansion. This new $2 billion dollar building, which is budget overkill for convention center, really just feels like an attempt to move the front entrance further away from a cemetery, which it achieves by 1 block.
I think a better idea would’ve been keeping and renovating the existing structures but building that massive glass facade in the front. While Pioneer Plaza is a cemetery, I would’ve explored beatification efforts along with redeveloped Akard Plaza next door, creating one big lineal park fronting the existing convention center from the Omni Hotel to City Hall. By then, your hope is development occurs across Young St, creating something similar to GRBCC and Discovery Green in much quicker time at a cheaper cost than demolition and full reconfiguration. I would also expand the back of the existing KBHCC over 1-30 and create a rear entrance connecting to Cedars. It’s like the idea HoustonFirst has for creating a rear entrance for GRBCC over tunneled 59 connecting to EaDo.

I'm even more interested in the probability that the details on this get announced before Opening Day.
I don’t think so, otherwise FanFest would’ve been the perfect time to roll this out.
But per the agreement with city council, they have to begin development within 4 years of May 2020.

New Chron article on the topic: https://www.houstonchronicle.com/business/article/Historic-home-in-shadow-of-Minute-Maid-Park-on-15937594.php
Also says that Astros agreed to being mixed-use development within four year of May 2020.
Reminder: Astros have agreement with city council to begin development within 4 years of May 2020.
We should probably see news/renderings on this sometime this year or by 2024 FanFest.

They've converted the lobby into the team store, so on game days those doors are closed. On non-game days they are open
I believe that’s why the team store is being enlarged in CF …to reopen the Union Station lobby as an entry point (and to also use for other events not baseball related)

Maybe I’m reading too much into it but the extension built out from the rail bridge for the enlarged team store looks to match the width of extension that connects to Union Station on the other end. So while it obviously won’t happen now, maybe there’ll be something constructed on this site in the future. I still think it would be the perfect spot for a team Hall of Fame building.

I could see this becoming a boutique hotel.
But I do miss the days when the first floor was home to MBar. The only times I went to MBar were for its infamous Milkshake Thursdays. It was the unofficial "urban night" from party promoters Steve Rogers (Bar 5015, The Warwick, Rockhouse, Spanish Village) and Lisa Rogers.Same, except Friday’s and Saturday’s were my days. I miss the place and am slightly surprised they space has never been leased since MBar closed January 2007. I say “slightly surprised” because the the exuberant rent rate charged at that time led to the closure of MBar and is probably a reason why it’s been vacant since. It would definitely make for a neat boutique hotel but the upper floors were leased office spaces. Not sure if the case today. But even still, the 2 floor lobby would make for a great fancy restaurant/bar concept.
Also in the MBar days, the old bank vault was still in the building via an unmarked door behind the basement bar by the bathrooms. If it’s still there it would make a neat space when renovated, similar to the NoMad Hotel in Los Angeles.

Replat application has been submitted for the stadium.
The only thing that has changed from the 2010 replat is the building line along Emancipation.
They originally had a 25' BL, but now with TOD they qualify for a 0' BL and they likely already meet the pedestrian realm requirements to do so as it is currently built.
If I had to guess, they are planning on expanding the restaurant area along Emancipation:
They played with the idea of this being open before and after games at one point.
The orange wall of the stadium is probably 25' off of the ROW, so if this replat is approved, then they would be able to built approx up to the edge of the sidewalk.
25'X1000' of frontage along Emancipation means you are granted 25k more buildable area
Construction update
Given how far the new East Club space will extend into the east concourse, they’re probably clearing out space to expand the concourse into the patio area, around the east club space structure. This is similar to how Toyota Center’s west concourse flows around its courtside club.

No pics but the entire left field area including the Halliburton Plaza (Bagwell & Biggio Statues) is completely closed off.
I presume the championship bricks fans are purchasing will go in here? Or is this part of a larger project for the entire left field area (including enlarged team store in CF)

I agree. Honestly I don't know how we're going to do it with some of the infrastructure issues we have, especially around NRG. It boggles my mind how Texan fans funnel through those narrow sidewalks and it's even crazier that area isn't more walkable simply because of that.
One thing they need to is renovate the Astrodome in time for the World Cup spotlight. This city/county simply cannot have an abandoned building sitting next to a World Cup venue. Do something now.

Downtown Restaurant And Bar Market
in Downtown
Posted
I’d like for Main to be closed to vehicular traffic and converted to a pedestrian mall from Commerce St to Wheeler St linking Downtown to Midtown, from Buffalo Bayou to Ion District. The singular lanes are barely used and paralleled by transit streets already.
