Anyone who says Arlington is not in the same metro as Dallas has never looked at the current MSAs and CSAs, nor have they been in the metroplex. Arlington is maybe 10 miles from the western Dallas border(as is Fort Worth), with only Grand Prairie seperating the two. Its closer to downtown Dallas than Plano or Frisco. Dallas-Fort Worth-Arlington is an MSA which is a tighter definition than CSA. To seperate the two at this point goes against the definition of a metro area in the US and just doesn't really make common sense. So if Arlington isn't in the Dallas metro does that mean that since there aren't enough hotel rooms outside of Uptown/Downtown Dallas to host a Superbowl, then there can't be a Superbowl in North Central Texas?

Suburban communities always want to seperate themselves from the city from which they were born, but never realize the consequences to the metro as a whole that take decades to reverse. People think that their community will remain as is forever, not realize the chain of events they've set in motion that basically gurantee a newer better suburb a little further out every decade. If you think its best that these suburban areas secede, look no further than your Texas brother to the north and how each new hot suburb sucks the life out of its older neighbor. And your services are NOT better than what you get from the big city who has a tax base that smaller, mostly suburban residential areas can only dream of.

Initially, I was really hoping the Cowboys stayed in Irving at either the current site or Las Colinas. The future rail lines and developable land near both sites would have allowed for incredible adjacent development much like the AAC and Victory. Having rail would eliminate the need for such huge parking lots. Even had hopes of an underground lot like that at Allianz Arena. MAde too much sense to actually happen.

It doesn't really help me understand. You're comparing an area of several different projects to a masterplanned area. A lot of your downtown stuff goes on with or without HP. Victory is large enough that nothing happens there without Victory itself. I would think of it more like your Hardy Rail Yards plan. Its a large area of new things. The Merchantile project is much more comparable as a big development in the middle of many. I don't think the sizes of HP and Victory are that comparable either. Correct me if I'm wrong on that.

You can't compare the deals just straight up like that. Depends on how the name will be used in and out of the facility. Wouldn't be surprised to see GM on the name

Victory does have the West End(Aquarium, Sixth Floor, future Holocaust museum, bars, restaurats, etc) International Centre, McKinney Ave, Crescent, Katy Trail and the TRP(if it ever happens will be literally blocks away). and the future Museum of Science and History. But with all of that you can really only compare the two developments to each other as they only control what happens next to them from a spillover effect or not at all if it existed.

Not necessarily built because of rail, but will be very convenient to rail after phase IV.

just follow the link to dallasmetropolis. The history of how things ended up how they are is explained there. Basically, the original planned matched the Arena and went under. This is the new modern plan the Hillwood is doing themselves. It really doesn't look that bad in person and there are actually similar lines in the buildings.

Despite the misguidance in this post, yes it has. Mockingbird Station and Plano's Eastside Station are the two that are complete. Under construction are the 2 Galatyn park projects in Richardson, Park Lane Place mentioned above, Cityville Southwest and the u/c complex near Baylor Hospital. If you want to expand specific TOD to building density around station areas, you get Las Colinas(where most of the new mixed-use development is going up around the future line and developers talk aobut importance of being next to the line), DTD where projects like Mosaic and the Merryvale site, Victory and the West Village Cityplace area. The last mentioned areas have been struck down here as existing with or without the rail, which is true, but it is also true that in Toronto's style they are dense growing areas of seperate projects that are arising around the areas of the rail stations. Jerry Jones already answered that the team would never change names and that the franchise is the Dallas Cowboys. I think Arlington would be crazy not to buy at least part of the naming rights. Otherwise, just like games at Texas Stadium, they will say "down in Dallas"

say that all you want, but you still have to know where to go. Are you trying to say that 6 million people don't go out much. MAny in Dallas have long recognized the problem with our localized, neighborhood type nightlife as great for those who know and bad for the uninformed. Doesn't mean its non-existent compared to Houston, just different and very localized.

Totally incorrect statement about Miller. To make a long story short, Laura Miller is the mayor of Dallas and supported the stadium going to Fair Park. The Cowboys were in negotiations with Dallas County to raise the hotel and rental car tax to raise $450 million of the stadium cost. Jerry Jones wanted to have a vote that November in order to get the stadium underway in time to be open by 2009, allowing him to make a formal bid for the 2011 Superbowl. County Republicans were up in arms considering it was 2004 and they had many party members up for re-election. So they stalled a lot with all kinds of financing questions, etc. Jerry said, we need a deal by the end of July. As that came closer, he started shopping again. He made a deal with Arlington to have a November election and exclusivity of negotiations. Therefore, Cowboys go to Arlington. You can thank Dallas County Judge, Margarey Kelliher.

Explain to me how people want to be away from the city, in the safe suburbs, yet they want city events, venues and corporations? I always thought people moved there to get away.

I actually have a thread of the "Boom" on Dallasmetropolis. Its been going on this whole decade. Some really nice stuff out there. Especially in the Dallas area. I went to Garland High School and went down to the Berry Center to watch them vs Klein Oak. Hands down best high school facility I've been to. Never been to Mansfield or Kincaid in Dallas, but wow. From the ramps, double deck setup, to the scoreboard. I've been to others with some of these elements, but not all put together so nicely. I hear Kincaid in Dallas, Mansfield and Grande Communications are the only ones comparable.
