  1. Some Missouri City residents against rezoning for proposed Palace Event Center | Community Impact

    "According to agenda documents, the development would feature:

    • A 96,000-square-foot, six-story hotel, consisting of approximately 80 rooms
    • A 22,750-square-foot event center with breakout space
    • Six residential cottage units to be used as an accessory to the event facility
    • An outdoor event space
    • Parking and landscaping elements

    Should the development be approved, construction is expected to begin on Phase 1 in 2025 for the event center and four cottage units, while Phase 2 will begin in 2027 with the hotel’s construction, according to agenda documents."

     

    Interestingly enough, the information that the city had updated on this project appeared the same day as the above article (4/19). It shows there have been some adjustments to the plan. The new site plan reflects the comments from residents.  Those changes now include...

    -Reduction in size of the hotel from 6 to 4 floors, and combining it with the event center rather than as standalone structures

    -Reducing the number of "cottage" units from 6 to 3.

    -Increasing the size of the sound barrier walls

    -Moving the properties closer to Knight Road and further from the natural preserve section.

    -Retaining all trees in the natural preserve area

    -Adding a swale to form a barrier between the nearby residential and aid in stormwater drainage

  2. Expedia layoffs in Austin again - Austin Business Journal (bizjournals.com)

    "In a letter to the Texas Workforce Commission on April 22, Cathy Rankin, Expedia's human resources director, said the layoffs at its 11920 Alterra Parkway office will start on June 21. That's within one of the larger towers on the north end of The Domain in North Austin.

    The company did not state a reason for the layoffs in its filing, but a spokesperson said in a statement to the Austin Business Journal that the job cuts are part of about 1,500 cuts globally that it announced on Feb. 22. Expedia previously has said it laid off 64 people at its Austin office in The Domain as part of that move.

    Combined, that means the company's 2024 layoffs in Austin are impacting 148 people."

    "Two liens have also been filed against the property.

    Skidmore, Owings & Merrill LLP, a Chicago-based architect on the project, filed notice of lien on the property on Dec. 22, for nearly $2 million, according to Metro records. Nashville-based Ragan-Smith Associates Inc., an engineer on the project, also filed notice of lien on Nov. 7, claiming an outstanding balance of $20,286."

    "San Antonio-based DeLorean Motors Reimagined — the startup that made headline-grabbing promises to bring back the '80s sports car featured in the Back to the Future film franchise as an electric vehicle — has shuttered its headquarters operation.

    The signage at DeLorean's building at Port San Antonio had been taken down as of a Monday morning visit, and the company's offices appeared abandoned. What's more, both phone numbers listed on DeLorean's website have been disconnected."

    "In another measure of Fort Bend County's economic success, the Houston area's newest Porsche dealership last week held its grand opening in Sugar Land, drawing several hundred guests who socialized amid sleek cars and snacked on oysters. 

    While there are several other Porsche dealerships in the Houston area, the Sugar Land showroom is the first in Texas designed in accordance with the "Destination Porsche" concept the automaker announced in 2019. The idea is that the dealership should serve as a gathering place, as well as a showroom. Visitors to the Sugar Land location will find a barista on site, as well as a social space with ample seating, the Porscheplatz."

    "The system announced the completion of its Fort Bend campus expansion this week. The project added a cancer center and shelled space for a future ambulatory surgery center, as part of renovations to the existing building and the construction of a new 135,000-square-foot building. The ambulatory surgery center is set to open in 2025, while the cancer center is already operational."

    "During its first-quarter 2024 earnings call April 17, the Houston-based midstream giant announced it had executed a pore space lease agreement with TGS Cedar Port Partners LP, which owns TGS Cedar Port Industrial Park, the largest master-planned, rail- and barge-served industrial park in the U.S.

    The pore space spans 10,800 acres near the Houston Ship Channel and can store more than 300 million tonnes of carbon dioxide. Kinder Morgan said this will give the company a geographically and geologically advantaged platform to develop carbon sequestration solutions for nearby emissions."

According to commercial real estate firm Avison Young, rental rates in Austin's Central Business District at year-end 2019 averaged $67.39 per square foot for trophy properties. Assuming Google signed a lease at that rate, the company could be on the hook for about $145,000 per day or $53.2 million per year.     "Since opening, business has been so good that founders Nick Hermandorfer and Tyler Bambrick are adding another 10 indoor “batting bays” in a new 9,242-square-foot building on the north side of the property.

    "Rausch Coleman has started developing the first of about 440 homesites, and Hall expects Lennar to get started on its 1,260 lots in the next two to three months.

    “Including Rausch and Lennar, there will probably be close to 500 lots developed within this calendar year,” Hall said. “And then that would occur probably … every other year over the next three to five years, depending on the market (and) the velocity of the sales.”"

    Haven't heard much about it or the rest of the project until this piece in the DBJ today, discussing Hoque's other projects.

    "Under the proposed development agreement, Hoque would be required to obtain a building permit by the end of 2024 and complete construction of at least 800,000 square feet of residential, office, retail and hotel space by the end of 2027, according to city documents.

    Hoque has yet to sign the development agreement, as he's waiting for the numbers to make sense on the financing, which needs to be finalized at the same time. The construction price has risen from $320 million to $400 million, according to Hoque.

    “We're not going to break ground on a $400 million project when it's a 20% higher construction price," he said. “We think it’s going to be the third or fourth quarter of this year, because I think interest is going to get cut. If I'm a betting man, I think third or fourth quarter of this year, we'll break ground on this building.”

    Sort of wondering how the developer looks to proceed with his other projects, including this tower.

    The large project that Fort Worth seems to have booted him from and that he (back in February) was saying he was intending to still develop regardless now apparently is dead - at least in terms of Hoque's involvement.

    "Kaizen Development Partners LLC wants to build a 30-story hotel and condo tower just west of Uptown Dallas, instead of a previous proposal for a fully residential high-rise.

    The proposed tower would house 90 condos and 200 hotel rooms on the southeast corner of about 2 acres the developer will buy from broadcaster KERA, according to public documents submitted to the Oak Lawn Committee."

    Parkside Uptown gets Goldman Sachs construction loan - Dallas Business Journal (bizjournals.com)

    "Parkside Uptown, a new office tower where Bank of America will be the anchor tenant, has received $290 million in financing from Goldman Sachs.

    The global investment bank provided the construction loan for what is set to be a 500,000-square-foot high-rise, JLL Capital Markets announced April 17. JLL said it worked on behalf of developer Pacific Elm Properties to secure the loan."
