  1. Do you think American Apparel will open up across the street before the Pavilions open?
  2. If it were clean looking it might work a bit better but that still doesn't explain the smudges all over it, particularly the lower part. That really adds to the unfinished look. By the way the 3rd photo didn't work. So to the connoisseur of architectural concrete, it looks fine, but to the layman, I still think the building looks strange and unfinished. The overall design doesn't bother me too much. It actually reminds me a bit of the El Paso building (if you squint and pretend there are windows). It's just the "architectural concrete" with smudges look that bothers me as seen in the Highway's photo above.
  3. I think he's talking about me... I admit it, I'm not an architect, I'm a physicist. I admit that I have no understanding of the significance of what is called exposed concrete or architectural concrete. Sorry for having so little architectural knowledge, and sorry for participating in a forum which is not in my field. When I looked at the concrete with the little holes it looked unfinished. I was merely hoping that somebody would explain to me whether the building was finished or not and what the purpose of those holes was and how likely it was that they might improve on this design. I didn't expect such a hostile reply. Do people here in general have a problem with non-architects being a part of this forum? Or is it just this guy?
  4. What's up with the little holes in the concrete on the side of that monstrosity? It sure doesn't look finished to me.

It seems unlikely to me that the "architecturally significant" parking garage is going to be across the street from the proposed trophy tower and remain as unfinished looking as it currently does. Maybe they are waiting for the final design of the big tower before the put a facade on the garage? He means that people working in the first 14 floors of the new tower will be looking out at the ugliest parking garage in Houston which was recently built across the street from the proposed site by Hines. Unless they are planning on improving it...
  6. Soon there will be the pavilions at least. Maybe if that is popular enough during non business hours, other businesses nearby will follow. That's why I think retail on this part of main street may make sense - because it's in walking distance of the pavilions. If the pavilions are as hot as we all hope they are, people will want to open businesses within walking distance to try to cash in on some of that crowd. Opening retail a few blocks away on Main makes the most sense if there is a fairly continual retail presence between the pavilions and the main street location. People are less likely to walk two deserted blocks to get to one isolated store than the are to walk two busy blocks. So I think that is the real issue.
  7. It's true, there does seem to be a lot of empty space on main that needs to be filled in. I guess what I worry about is if they build this tower with absolutely no room for retail, and downtown really takes off in the next few years, that area will always be empty. It's more of an investment in the future, but I guess business people don't like that sort of uncertainty. With HP being so near by, and Macy's and American Apparel (?), it seems like downtown will become more busy in the next few years and it might be a good investment in that case. But I guess it's still a risk.
  8. The Empire State Building is both classic and classy and it has retail on the ground floor.
  9. By the way I was just kidding about the wig shop. I hope something better moves in if the new building has retail. Does the "New West Building" have any historical significance?
  10. Oh yeah, it has the sketchy t-shirt / wig shop right? Maybe if the "New West Building" is torn down, the t-shirt / wig shop will move into the new building when they complete it!
  11. That's what I am hoping as well. Street level retail would be awesome - it's in an area where there is already a lot going on. I can't remmeber what is in the "New West Building". Is it just empty or does it have retail? It's not the building with the dollar store, is it?

  13. Has anybody actually talked to Hines to find out for sure if the building is visually complete, or if something else is planned? Are they at least going to paint it, or do they plan on leaving it unfinished looking? Does anybody really know, or is it just speculation?
  14. It was a joke! I wouldn't be too surprised if Houston built the world's largest all parking structure though.

  19. Sorry if this is off topic but I thought this was interesting.... The Vedder project at Kirby and OST seems to be mixed use. I hadn't heard that before, but it should be good for the area, which is mostly big box and fenced in apartment complex land. What I really want to know is will "Oasis" be mixed use or just another fenced in apartment complex?

  21. What do you mean "Some much for street level retail" ? You mean so much for street retail? There is still retail, isn't there? If there was no retail this would really be the worst thing possible for downtown.
  22. Are we sure it's complete and they're not going to add a facade of any type? It just really looks unfinished. Maybe they wanted to have it operational and then make it look nice? Or am I just dreaming?
