    Added green space and more retail, specifically dining options, would be welcome. At the moment, there is so much surface parking taking up space, in my humble opinion.

    My family did real estate dev in Austin and Georgetown for many moons. When we bought here, I was shocked to see how low rent the retail and dining in the area are. Since we moved up here in 2021, the gravity seems to have shifted with better dining and retail planned. We love the area and hope to get a few rent houses up here. It truly feels more open and cooler than other parts of the city. We love the trees and people here. We need a closer target and I think this side of town would support high end retail, especially with the spike in prices in independence heights and now acres homes.

  2. We just got a pet bar in 33 1/3… 

    there’s also a dog bakery on 34th. It’s love my dogs but have yet to visit any of these places. The self services dog bath seems the most appealing thing. 
     

    That’s 2 tenants and the old building hasn’t even been knocked down yet.

    Per HCAD ownership history, this entity has owned the parcel since 2013... original interviews around the opening of berryhill show that it's owned by the Blair family who are listed in the documents for the entity. Where did you see it changed hands last week? i want to learn your ways

  4. ACCORDING TO THE SALES BROUCHURE, THERE IS A JAMES CONEY ISLAND ON CROSSTIMBERS????? NO?! what?

    Intersting they didn't highlight the big Moderna Garden oaks which is right east of the CVS... instead they shaded over an aerial of the old family bingo and lumped it in with pine forest.

    Several commercial properties are getting stitched together along W 34 proximate to other retail and dining developments on the strip. 

     

    The parcel seems to be called "Preswood Point" and appears to be linked to an auction company (currently onsite) but appears (per HAIF search) to be involved in real estate development.

  6. The building on the NW corner is receiving extensive renovations to become the new location for Sonoma. 

     

    I wish Sonoma had taken the upstairs unit in the main building, the one with the big patio that has become the wellness salon. 

     

    ALSO, if you're in the area, PLONK on 43rd is always a great time!

  7. wow! cool to see a project on slow surface streets.

    You can sort of see 3 generations of development, the large lot SF home, the townhomes on small lots and now the massive multifamily. 

    I wonder how long until people are collecting townhomes to create big lots to build apartments. 

    I used to think the townhomes were revolutionary, but now my hunch is that they'll be a stop gap or possibly a barrier to multifamily construction.
