  1. Do you know anything about the status of these developments? Expected start dates or completion dates?
  2. yeah, but they had offer incentives like no payments until 2006 and no closing costs. Signs with these offers were on there for the past 2 years. I'm glad to see the place filling up, but they had to go through some extremes to get there.
  3. Yes, After my first year lease was up and it was ready to sign, they didn't raise any rates and said that I can remain there until the had to renovate the complex. I stayed there for a little over six months until my house was finshed. They didn't care much about any superficial damage to the unit since they are being gutted anyway. The small section of the complex is being remodeled currently and not residents are left. The residents in the larger portion are slowing moving out. Some are being allowed to stay if they are buying a unit. They will either buy another unit from which they are living or will be temporarily moved and then get their original one. Many residents in the complex have been living there for over 7 years. It was quiet place with many greenspaces for dogs. My only objection for the condo conversion is that the units aren't a particularly good investment unless you are subletting the unit out and making money on the rents. Outside of that, I don't see much appreciation of the unit values. It may turn out like the Renaisance at Welch and Shepherd. They really seem that the units can't get sold.
  4. That phasing concept mentioned above would be the most cost effective way of producing a park the meets the needs of the users.
  5. The street off Kirby by the bank is Cameron St. I used to live in the Oak Lane Apartments behind the Page Parkes Building. It appears that the new condo tower will remodel and possible structurally reinforce if needed the existing building and build up from there.

  7. A renovation of the structure would have not restrictions. And addition of structure or what may be considered elevation lifting would be prohibited. The only contradiction is that the City does require trees to planted when a major renovation occurs to commercial strip centers. If they build up any portions to plant the trees they would have some violations, but they just be required to dig a hole to offset the fill. In the end, floodway restrictions are completely different than that of floodplain restrictions. Also, the city can be liable for allowing development to occur that impacts flooding issues on streams.
  8. Post Oak Plaza already exists. It is probably just going to be remodal. I think that strip center and others in the Uptown District are a waste of space for that area. Also, talks have been going around to build up on that site. This may have changed because of the pic above. I doubt the Heights project will get off the ground because the floodway for White Oak is too wide for new development to get started in the area. The site is trapped now. Unless the development company wants to invest about $40k in a drainage study that may not give them the answer they want. Hopefull they can move the floodway, but I doubt it. The city and county are much more reluctant to approve these kinds of studies unless they are part of a county study. Maybe the foodway will go down with the regional detention basin expansions approved.
  9. I know that the mixed used project around Memorial City Mall is well underway in design. GAP is moving there regional offices there and have already signed some leasing agreements. My partner is the head of a GAP store and heard the word from his district manager and was shown the flooplan of there new office in the complex. Of course it is not available to the public though.
  10. I passed by the park this weekend. The park is almost finished. All the trees are still there. It looks a lot better. The newer residents will keep this place in good condition too.
  11. We have another thread discussing this. As far as I know, no one has produced and renderings of this building.
  12. That's the concept. The city would like to have bike trails to link many areas of the city to offer other options for commuting. If I worked downtown and live by White Oak Bayou like i currently do, I would definitely use those trails.
  13. A little bit about the abandoned railroads in Houston. TxDOT usually purchases them because they have the power to do so easily without needing much approval. Many of times a transfer is done to HCTRA. This doesn't mean a toll road will be built. This just pust the rail corridors in the County's hands. This rail corridor which eventually heads east under Shepherd, Durham, and TC Jester to head on to the Northwest Transit center is part of Metro's light rail expansion as shown by there recent study. So right now TxDOT owns this portion. Some portions on the western end are being currently transfered to HCTRA. They have no plans for a tollroad in this area though. I-10 has plenty enough capacity. I-45 is under consideration as mentioned in another topic for widening and including a managed (tolled) lanes in the center. This would avoid toll roads through the Heights. The corridor is likely to become part of the light rail corridor with a hike-n-bike trail along it. The west park corridor was owned by TxDOT, then HCTRA. Its a manuevering process. TxDOT is buying some portions of the rail corridor from the Hardy Toll Road to Downtown. This will be transfered over to HCTRA to finish the Hardy Toll Road to downtown.
  14. Yeah, that is more of the New Urbanist concept where parking is not elminated, just hidden to make thing look prettier and to provide more pedestrian access. I'm sure the Target set up will be full of trees too. If not, someone needs to adress the planning commision in regards to the platting to ensure reserves for greenspace and require trees. The city requires it to some point.

  16. It is another street named rice completely different than the one in the village. The description of Ave. and Blvd. is the difference. This streets runs north-south and intersects Richmond just west of Sage.
  17. Something just hit me, the track running through this development is one of the proposed alignments of Metro's light rail from downtown to the Northwest Transit Center. This line open the doors for a line down Katy Freeway, a line to Uptown, and the proposed commuter rail to the northwest. I'm thinking this Shopping center will have a stop proposed right by it.
  18. I meant gathering place as for large events. I feel that this park is more of a perservation and expansion of Downtown greenspace. Once the park is officially built, it stands to make that area of east Downtown more attractive to developers.
  19. I think the center looks good. Trees will be planted as required by the city of Houston for new commercial strip development.
  20. I don't think this park is meant to be a gathering place. Symphony plays outside at Herman Park for intown concerts too. I like how the I-fest uses the down area right now. As for fenced in parks, New Orleans' Jackson Square in front of the St Louis Basilica is fenced in. It nice, but not many people use it. A few tourists, but the streets around the park is where the people are. Of course three of the 4 streets around it are pedestrian only. I think the primary purpose of the park is to preserve some green space on the eastside of downtown.

  22. This should end up turning out to be an urban park. Not a forest and not necessarily as recreation play space. It will probably be more a restful respite in the city. When the Pavilons get built and maybe the Ballpark Tower, the park will have a lot users. Not to mention conventioneers and nearby office workers.
  23. The Galleria I wing is experiencing a big reshuffling as many of you can see. Some store will get temporarily closed to allow for the moves. Everytime get over there they've moved some things around.
