  1. Keep in mind that the reason for most of these "lakes" that every new community seems to have is based more on requirements than because they are the latest fad. Every new development requires a certain amount of retention ponds(ugly). Basically someone figured out (genius) that if you make the retention pond a little deeper and add a fountain in the middle then people will pay extra to be next to it. It has the added benefit of actually being a nice addition also.

    Most ponds in subdivisions are detention ponds, not retention ponds. The difference being that detention ponds release undeveloped flow and retention ponds do not release any flow. hth

If you look at the master plan for Bridgeland, you'll see that the next lake in the next village to open will be 2-3 bigger than the biggest one they have now, and the one 'after' that will be several times the size of that one. I imagine that lake will have electric boats like they have in other waterfront comunities.

    I'm curious as to what you are looking at. If you are looking at this, http://bl.vismark.us/DTS/lots/eplats/index_base.asp , from the Bridgeland website, there doesn't appear to be a larger lake coming anytime soon.

  3. I don't think it is from the HOA. That is a different company than manages the water. Besides the HOA is $750/ year although high for a place that doesn't have a pool or tennis courts or those type of amenities but about what you might expect to pay.

    Typically a MUD has a Operator Company for their facilities in the same way.

  4. I live there (Since 2006). I am not an expert but I believe they have there own well and treatment facility. This was built before the neighborhood was started. So at the end of the year you don't pay the MUD tax. The water and sewer lines are connected to the houses like any other "MUD" neighborhoods. So it is not a case where you have your own water well or septic tank. The only drawback is that in the beginning there was issues where a transformer would go out and the water would get cut off. But those issues seem to have been worked out since there has been no problems for awhile.

    So who is paying for operation and maintenance of said facilities?

  5. When the rumors about this deal began circulating around town about a year ago I heard that Target wanted to exand in this market but that there was no room at their current location. The rumor was that they'd close the CS location and build a Super Target in Bryan and that Old Navy would follow them. I'm now thinking thats probably just rumor. As far as I know the CS location will remain open as a regular Target and the Bryan location will be a Super Target.

  6. Yea it runs behind Cy-Fair HS and Barker Cypress intersects w/ Cypress N Houston. I'm sure they will build an overpass w/ the new freeway, like with Green House and West Green on I-10.

    Also, eventually Cypress-North Houston will connect all the way to Fry (by Cypress Ranch High School) where it turns into North Bridgeland Lake Parkway which will connect to the Grand Parkway.

    In the other direction it runs roughly parallel to 1960 until it hits Jones road.

  7. Actually, it is very good traffic planning. Nothing crazy about it. Left turns are a huge contributor to congestion. And you wouldn't do a u-turn to make a left turn. You actually do two right turns, through special lanes, often in an exit/entrance ramp-type curving design. These are widely used in the New Jersey suburbs of NYC and are very effective and easy-to-use.

    Can you show an example of this? :blink:

  8. Any information on when this will open? I use the temp lot now and look forward to parking my car in the covered garage. I just hope they add more buses since pretty much every bus currently is at capacity. Right now any new riders that the lot may attract is going to find full buses.

    One other thing, before this opened the slowdown at 290/1960 would back up to before Telge. Over the last few months I have noticed that that backup has shrunk quite a lot. Has any other changes been made to that section of 290 besides the Cypress P&R that would account for this? I guess taking 200+ cars off that section an hour would have a good effect.

    Schools out. That takes a lot of cars off the road.

  9. I never said they were copying Katy. I agree with you though. I wouldn't live in Katy either. I just have to. As a matter of fact, I wouldn't live in any of these piece of ____, plastic suburbs. The Woodlands, Cypress, Katy, Pearland, Sugar Land, etc.

    Why does every thread have to turn into a suburb vs city bash :unsure:

    It really depends on who you ask. Right now, they have no identifiable funding, so maybe never.

    Well, it is under design, so that's a start.

  10. Like I mentioned in another post...my dad's land was smack dab in the middle of the "Aggie Expressway" proposed route...and that project is very realistic as College Station to Navasota will be a full-fledged freeway shortly....

    The Prairie Parkway sounds great but Brookshire's longterm value is tied to Katy as Waller is dependent on Prairie View and Northwest Houston...the Grand Parkway's development would decide if another road is even needed...

    There was actually a proposed route for the Aggie Expressway? I never knew it even got to that stage :o

  11. Interesting for sure. I don't like looking at projects forcast for that far into the future since it makes me think of how far that is away.

    Maybe I need to read more carefully but the part about nature and conservation seems to read like someone is tapdancing in a minefield. They seem to skirt the issue, talking in ambiguities when it comes to that issue.

    And the whole premise of creating a 4 year college or university almost seems silly. How many new colleges that were not community colleges have been created in the past, oh, 50 years?

    Maybe just a branch of an existing university. Like a "University of Houston - Cypress"
