  1. We went to Berryhill this weekend.........what a huge disappointment!!!!!!!

    We went Sunday at 1:30 PM We had 6 adults and 2 kids. We had never been before but I have read good things.........

    The place was pretty empty. I did not realize that you ordered yourself.......I told the lady behind the counter that it was our first time there.....thus giving her an opportunity to tell us about the place....no such luck.....just handed us menus......

    So we placed our orders.......put together a couple tables.

    I saw the chips in little bags under a heat lamp.....very cold chips.....got some salsa.....not bad salsa....

    First, all our food was barely warm when we got it..........

    We ordered a variet of items and I tried them all:

    tamales (beef, pork, chicken) dry and tasteless

    fried fish tacos ok but kinda dry

    Tortilla soup very spicy, not a lot in the soup and not a great taste

    Chicken dish big piece of chicken but cold on the inside

    beef tacos meat was dry and the tortillas were not very fresh.

    For the prices they charge, we will never go back again..................

    This board is designed to provide quality information to its members. We would all appreciate back-up data on comments unless they are just your personal opinion. If you have a link to an article or know an inside source, please provide it.

    I agree with comments I have read that traffic congestion should be addressed prior to opening the Walmart.

    If this is the case, I can understand a delay for a few months but I also believe that the traffic changes were in motion prior to the start of construciton.

    Also, I believe a slower economy may be delaying this store..........but Walmart is #1 at this time due to the ecomony.

  3. The quality of the house is only as good as the crew building it. We had our home built 3 years ago. My wife or myself stopped by every other day during construction. We saw lots of construction variations such as location of light switches, hardware, etc on our house from identical floor plans.

    We also caught some shoddy work (bends in the piping, leveling of frames, tilework, etc) and had it corrected. Also, make sure you verify the upgrades you picked out are correct. The floor tile installed did not match what we picked out......we found out that the maker had changed the dye color. We had it all tore up and htey had to give us an upgrade as the colors available did not match our scheme. My wife was hardcore and called the builder direct for every issue.

    Yes, we were a pain in the butt.....but we now have a quality built home.

    If you cannot do this, pay someone to do this for you..............this is the biggest investment you will make so get it done right!

Something you might consider........every fall, your gas company should send you information on gas related products, you might check out what is offered for gas fire set-ups....(I am assuming your fireplace has gas). The Gas Co. lets you pay over time with your gas bill..........the new log sets are very realistic and give off lots of heat. They generally install a new fire box (option of glass doors) with log set-up.

    Burning wood is a pain, can put soot stains in corners of your ceiling and is a greater pain to clean.

    Another option: Go to a local Fireplace Co. They can setup an inspection for you and recommend what is best for your current fireplace.

  5. I hate St. Augustine. It needs constant tending and cannot handle lots of traffic. I would plant lots of native trees, shrubs. Have someone bring in a bunch of large rocks and in areas where you want grass, plant Buffalo grass.

    I can hear the flamers coming.

    You did mention the most important thing that you will need to build your yard around.......PUPPIES.....

    Based on their energy level, they can dig up anything you try to plant. See attached link for poison information related to pets.

    The first thing we did was buy a large kennel 8' x 13' x 6' high so our dogs had a nice play to stay while we estabished our yard. View the pics to see what our dogs did to our side yards and how we fixed it. Do your neighbors have dogs?

  6. I've seen the morning & afternoon traffic jams on the Westpark. It's something to consider, but I work on a 7am-4pm schedule, so I'll miss most of that. And my wife works nights, so she'll miss it too.

    The school district, in terms of its impact on resale value, is more of a concern. We're going to do some heavy thinking.

    I appreciate all the comments.

    I live in Parkway Lakes and first used the Tollway but I thought the $100 a month I was paying could be better spent.

    I work at 59 and Chimney Rock. I leave at 6:45 am and take Grand Parkway south to 90 to 59 to Chimney Rock........it takes me 45 mintues or less. 90 is under a major rework and is adding multiple lanes from Hwy 6 to 59.

    I leave at 4:45 PM to come home and it takes about an hour. I wished I worked 7-4......I would fly to and from work!!

    Note: We are also an older couple and have no kids but do have 7 grandkids. We bought with the plan to retire in this home so we did not consern ourselves with resale options but what made us personally happy.

    Plus, with all the new Retail going up around us, we will never have to go far for our needs.

  7. Way more expensive.........I only go there for specialty items or for 1 or 2 things. I usually go to Krogers or Walmart for a full cart. I am lookng forward to when the new Walmart opens and HEB may then be a thing of the past.

    Note: I was there this weekend and did notice that quite a bit of what I buy is dropping in price but still more expensive.

    This HEB is for rich shopper's that never look at prices.........

  8. I have two high energy dogs that have destroyed my side yards with running up and down the fence. My issue is that I have the low areas between my house and neighbor's house so all excess water runs into my yard and down to the street.

    Never had an issue until this year with all this rain. The sod has turned to mush and my side yards no longer drain...lots of puddles of standing water. I have to repair a 3' wide by 60' long area on both sides.

    Anyone already addressed this in their yard?

    Note: I have quotes around $1500 to do the following:

    Remove remaining sod along fence line. Add sand to re-level the for proper drainage, add commercial weedblock, add 3-4 inches of 1.5" gravel as walkways. Not the prettiest but will allow the dogs to run and keep the drainage intact......

    Any comments or suggestions would be greatly appreciated!!

    Along with the Walmart and Kohl's, there is a Ross, Taco Bell, Chick-Filet, and two banks. Also, the Large parcel that said "Home Improvement" has been broken up into three areas.....big enough for a Best Buy or Bed, Bath and Beyond, Petsmart, etc.........

    It looks like I will be able to cross the street and get anything I may need..........way cool!!

  10. Thanks for the info. By chance, do you know anything about the court hearing next week on the HOA status?

    This is the first I have heard of this....what is the issue that required a court hearing? Possibly some deception on the part of Deerwood Homes about Parkway Lakes having a HOA? Tell me what you know and I will ask around.......

  11. Some meeting highlights:

    Besides Walmart, a Kohls will in next and I heard them mention a Petsmart too. Traffic lights at Bellaire and Grand Parkway and also a traffic light at Bellaire and the entrance to the Walmart side. De-celeration lanes will be built so thru traffice will be able to flow. Within a year or so their will be a direct entrance from Grand Parkway near 1093, similar to a feeder road.

    Lighting is extremely restricted with special fixtures that direct light straight down due to Fort Bend's zoning codes.

    Architecture: Walmart will look like a Walmart.......Kohl's will look like a Kohls. The outer buildings will be very nicely done.........

    All in all, I believe it will be a very nice shopping center.

    I heard no mention of other business' going in.......

    No plans at this time for the Property located on the SW corner of Grand Parkway and Bellaire.

    A lot of concern about Canal Road, behind the Center, with Big Rig traffic, etc. They will be building a 8-10' wall with trees as sound barriers.....pretty typical in this situation but a lot of unhappy homeowners in that area.

    The bad part is waiting until all this is developed to see if it is as told.........I expect 5 years until this Center is mature enough to be architiecturely pleasing.

  12. I just received a letter for a meeting next Thursday 07/19 with our Association (Parkway Lakes). The meeting will be with a Rep. from Moody Rambin (Developer). We can ask questions about this project and will be given a detailed overview.

    Anyone have anything they would like to know.

    My questions will be:

    When will a light be installed at Bellarie/Grand Parkway?

    Do to the heavy traffic flow around 5-6 PM, how will a light affect the traffic?

    What other business' have commited to this project and schedules?

    What other developments will be done to support this project and where.....gas stations, etc.

    Plans to extend the Grand Parkway to 59 as a freeway or tollway.
