This .pdf comes up when you google it, but I don't think the renders match. Pretty exciting to see more development in Downtown Dallas.

IMO the whole of Buffalo Bayou from Downtown to Shepherd is a park, or park like environment, which is one of the major selling points for the multiple developers who are currently building apartments and mixed use in the area. (The Allen, Regent Square, Hanover Autry Park, and Alta River Oaks) My thoughts on nicely developed mixed use in the area are as follows:
  4. I inquired about the condos. I was told 2021 is when they start work and 2023 is when they would open. They also sent me brochures with a few additional renders but they're too large to attach.
  5. This is such a prominent location. I kind of wish this was going to be a mixed use development similar to "The Allen" but larger in scope.
  6. There were multiple renderings released over a few years for this. The bottom picture is the most recent and supposedly final rendering.
  7. The Statler comes to mind as well. There has definitely been a number of conversions or redevelopments within the past 5 years.
  8. Hines partnered up to build this one. According to the website https://www.ivanhoecambridge.com/en/portfolio/?id=17496 Ivanhoe Cambridge own 80.8% which might affect how quickly Hines begins their next development. I hope I'm wrong about this but with the passing of Gerald D. Hines there might be less impetus for the firm to develop in Houston.
  9. Some seniors from my old church group lived there and seemed to like it. It's unfortunate that it flooded the way it did.
  10. Yeah, I don't understand the thought behind having affordable housing in this location or across the Bayou next to "The Allen". The prime real estate on the Bayou could be sold to developers for a good price and then the money used to build something nicer on land only a few streets away.
  11. I know. Makes very little sense to me. If I was the developer of "The Allen" I would buy this land, develop high rise condos/apartments, name it "The Memorial" then link the two developments over Buffalo Bayou via ultra long skybridge.
  12. I really like this location. I think this would be the perfect spot for high rise condos/apartments with an insane view of downtown, near lower Washington and close to Buffalo Bayou Park.
  13. Yeah, I think Downtown Houston is more impressive. My apartment the last year I was in Dallas faced into Downtown and I had a great view of the skyline. The buildings that lit up, Bank of America Plaza and The Omni Hotel, were always fun to watch at night. I wish Houston had more impressive light up features Downtown. It's interesting to see that the more recent residential high rises in Midtown have light up features. Hope that's a trend that continues. Maybe Block 98 will have some subtle light up features.
  14. The first picture on this website is of Deep Ellum in Dallas. It brings back great memories of college when I lived in Downtown Dallas in the Farmers Market District. I would walk into Deep Ellum nearly every day and there was always SO much to do. East Downtown is similar but not nearly as developed as Deep Ellum, while Montrose has a similar vibe but is not as urban. Deep Ellum is the one thing I feel Dallas has over Houston and I wish we could develop something to that level. Anyway, excited for Block 98. Nice to see more high rise residential downtown.
