  1. That's interesting, I thought it would be Burnett St to the north. I'm wondering if Leona St will be extended to the west. Seems like it will be. I also got a chance to chat with Councilman Ed Gonzalez at this weekend Sabor del Northside festival. He mentioned that the city is going to be putting even more money Near Northside and the infrastructure, starting with the Hardy Yards which is coming along nicely, the long term goal is to replicate what City Centre is. The bus station area beneath Burnett Station is already up from what I saw driving through there Saturday, and Burnett has fresh asphalt on it. The N Main tunnel is what he said will be the next to be finished.
  2. Triton he is right, we did know about the clock tower, name, and the cost of development. We didn't know that Zeiben hadn't actually closed on the property, so in essence it was still in limbo this whole time. Good to have confirmation it will be proceeding. We didn't know that it would be a "public-private partnership between the Zieben Group, the city of Houston, the Houston Housing Finance Corp. and CommunityBank of Texas". At least I was unaware of Community Bank of Texas helping with funds/financing and the extent of HHFC's involvement. We didn't know the cost of the land was $10M. That figure hadn't been disclosed. Gives us an idea of what to expect a sqft of raw land will be going for from here on out. We didn't know what they meant by "179 affordable income units". By the figures given in the article, we can now expect it the targeted AMI for the project to be for those within the 60%-90% bracket. We didn't know the height of the tower. 100 ft is a breath of fresh air, that's about 9-10 stories high. Nothing to snub at. Hopefully it looks good and is predominant from a distance. We didn't know about "the common-area amenities include a clubhouse on the seventh and top floor of the parking garage with a skylounge overlooking downtown Houston, an outdoor cooking center with Wolf appliances, an infinity-edge pool and a resort-style courtyard pool with cabanas, a bocce ball court, horseshoe pit, volleyball court, full-time concierge service and a dog park with a pet washing station". I thought the skylounge/clubhouse being above the garage vs the units itself is interesting. We didn't know construction wasn't going to start until 2016 and that it would take 36 months to complete. We didn't know Greystar would be managing the property. We also didn't know they haven't gotten a general contractor yet.
  3. One of the three/four ground retail spaces that will be going on the market to lease once the renovation is complete is hoping to be leased as a coffee shop.   4. I like it as well. I think what I like the most is the fact that this will be on the complete opposite side of the rail yards as the rail stop. Leaving that barren space in between will only help bring along development even quicker in my opinion. Both sides will essentially have elevated structures (the rail stop itself and the clock tower) and both will be illuminated. The other 50 acres in between should attract even those developers with minimal imagination. The amount of warehouse space in the area already drawing in artists, the potential new coffee shop at 2223 N Main, KLS Cyclery, and the new indoor soccer field on Hogan and N. Main are all signs of youth in the area already here to stay.

  7. My sister just signed a lease at this place. Upon pulling up we both cringed at the skirt as well, but once we got inside for the quick tour and saw the model rooms we were both impressed. The quality and detail is there. And oddly enough, it didn't feel cookie-cutter. Anyway, at 4 grand a month I still think it's absurd. But then again I'm cheap.
  8. It's not new news around downtown, but thought it was worth a new thread. The Amegy garage across the street will be coming down soon. It has been deemed unstable and more space is needed anyway. Building tenants will potentially have to use near by surface parking lots and maybe even some space within the SkyHouse garage if it can get coordinated. The new garage being built will potentially house a branch on the bottom floor or maybe just a drive through, that hasn't been decided yet. A new employee training center would be built where the drive through is now. Another possibility is to leave the drive through that's attached to the building, forgo an actual branch, and designate the bottom floor of the garage as a training center for employees.
  9. Triton, they did indeed start the expansion. A few of the residents on the street have confirmed Burnett will be widened to 4 lanes according to their conversations with some of the construction workers.

Also Triton I've been meaning to ask you, since you're familiar with the area, if you know the name of the art studio/gallery that opened about 5 months ago in the warehouse on Hardy and Burnett. It's south of Burnett, not the yellow warehouse but the one behind it. I can't find an address nor the name on any maps. I stopped by it on their opening night can't remember what it's called for the life of me. It was a great show and drew a good crowd. Much better than the Up! studio around the corner from here.
  13. I think it'll take a few years for sure. But all indications that the area is slowly changing are still there. I live in the Heights and have considered selling and moving into the area (missed the window there maybe to really capitalize on it). Call me crazy but the homeless don't scare me. I know a few of them by name (I bike through here quite often), and while some obviously have issues (mental and drugs), some are just down on their luck. I've been volunteering off and on with Avenue CDC in Northside for years now, it's been cool seeing quite a few of the homeless pick themselves up and get back on track with their lives. Also it's obvious the chunk of the neighborhood is mainly low income Hispanic immigrants (like washington ave/heights was for years). The community is pretty hard working and regularly attend Avenue CDC's meetings. The multi-family housing in the area that ACDC has built are not easy to qualify for (the tenants and communities are pretty cool and crime is very low within the complexes) and most of the single family homes built by ACDC are being bought by young professionals with average incomes of 50-70k (which some may consider middle class). The area is still rough, but I guess since I grew up an inner city kid and I've been kind of involved with the community, I'm used to seeing it the way it is. It's just Houston to me. I like the area and do have hopes for it, if anyone is looking to buy on this side of 45, just do your research. There are definitely pockets that are nicer than others, and developing areas. Nothing on the scale of Brookesmith or EaDo. But they're there. And only growing. Albeit it be slowly. Also if you guys are ever in the area stop by KLS Cycles, the bike shop on N Main and Gargan. The guys are cool and do some great maintenance work. Not a large gallery of bikes for sale but still a cool place. Pretty hipster though, if that's not your thing. I forget the owners name, but very down to earth and knowledgeable.

If you're curious to see how much land CR V HARDY YARDS, L.P. owns in the Northside Village area..their last purchase was December 4, 2014 and few others between October - December in 2014 (some which don't reflect on HCAD yet).I doubt it's stopping there too. Makes me wonder what really is to come 10-15 years down the road in the hood.

  17. Got some detail on the current work that is going on (approved and given the green light August 14th, 2014 along with approved bids). It's broken up into two phases. Phase I: Drainage (which we already knew). See picture.
