  1. After having gone several times to visit my sister at this building I've noticed they've had several construction issues. Multiple floors flooded recently after a few pipes burst; affected tenants were offered to walk away from their lease at no penalty or be moved to a different floor. The patio area on the ninth floor has a fairly large water wall that wasn't installed correctly and is now having to be completely rebuilt. The gas fire pit area is about to be replaced for the third time. They have yet to get all the elevators working. Last I was there 2 were functional and everyone seemed to be excited about having more than one. I've also noticed some concrete walls to be uneven in several areas, enough for it to be noticeable even with a quick glance. The trim and paint on many of the apartment doors and surrounding walls seems to have been cut and painted far too quickly; takes away from there being a quality feel. When I first visited this place everything seemed amazing about it, but the more often I go the more corners I notice have been cut.

  3. The northwest corner of Quitman and Keene also has some homes coming up. Two of them by Revolution Homes. There were two built next door a few years back and I guess they are just now going to finish out the "subdivision". I saw they are getting ready to lay the slab foundation.   4. Building next door. Some interesting lighting they have going on in there. They started painting the exterior today.
  5. We just moved a bungalow from the Heights onto a lot on Gentry and James two block over from these new townhomes. Luckily we have minimum lot size requirements on our block. The lot just across from from these on Freeman and James will have new townhomes as well. Also the two bungalows on the corner of Everett and Burnett were bulldozed on Friday. I beleive that lot will have 4 townhomes also if I am not mistaken, maybe just 3 though.
  6. Triton did you notice the warehouse directly next to it's left is also being remodeled? They have yet to touch the outside of it (other than the rolling metal shutters they installed to secure the equipment they're keeping inside) but they've gutted it already. Looking forward to see what will come of this whole block facing N Main.
  7. The downtown location does have a large vault. And as expensive as they are to build, there really is no need for two. While the vault area could flood in theory. The vault itself would still be bone dry on the inside. Just making your way down there is a trek in itself.
  8. I doubt this will go downtown. Most likely in the Galleria, maybe The Woodlands (sigh).
  9. http://mycity.houstontx.gov/public/ click on the stack of papers icon next to the globes, click on all three plat tracker icons. They will then pop up in different colors on the map, each color identifies what the plat will be used for (residential, commercial, unrestricted, parks, etc).
  10. Anyone ever used the city's plat mapping website? It's pretty cool. It maps out all the applications and those that have been approved. Sorry if this is old news. It's new to me so I enjoyed playing around with it. See example below.
  11. Well I want to say it was originally planned about 3 years ago and for some reason or another the construction never got off the ground, but it was a small gated townhome community. Maybe 6-12 homes. I don't remember to be exact.

I didn't realize there was any residential being planned on the south side of the yards other than maybe a small area off Conti St that I thought had fallen through well over a year ago but I haven't gone by back there in a while. Otherwise I don't see it affecting the area very much at all and if anything maybe giving it additional visibility. If anything I think redesigning the clock tower they're putting into the residences should be elevated even higher to make it easily visible to those driving by to see the time. Could be our own Watchtower clock like the one in NYC when you're leaving Manhattan and driving to Brooklyn over the Brooklyn Bridge. Obviously that one is digital and pretty much an american landmark. But it would be cool none the less. This is Texas doggone it! Make it bigger or we can't be better.
  13. I saw that yesterday and remembered you mentioned the Holiday Inn Express coming in there. I haven't found anything regarding a new hotel coming in or plat information for that area with the city. Should be good news for the area though. Did you notice that 2223 N. Main is coming along nicely and also that the building directly adjacent to it on the left is also being gutted. Do you have any idea what the building on the left is going to be? I saw the city posted the yellow permitting papers with project numbers on the window recently.
  14. I keep forgetting to take pictures of the inside of the building to share. My sister moved in about 3 weeks ago. No amenities have been completed other than the gym. The inside is quite nice. Nothing spectacular in my opinion but there's still some work being done.
  15. Yea this whole area of A.C. Allen's Landing was a slosh-puddle during the the last few weeks. We just moved a bungalow from the Heights onto a lot we bought a few streets north of Burnett and it was delayed by 6 weeks because of the rain. I can only imagine whats it's done to their schedule. Even Avenue Terrace just up the road on N. Main was pretty much at a stand still for 2 1/2 months, I did notice this week they're getting close to pouring the foundation though.
  16. Nice. I noticed in the distance Burnett St looks to be partially paved as 4 lanes already. If they can use a little imagination with this area and integrate it well with the bayou that's a few yards away it could be a cool green space addition. Especially since the city has been down there planting all those new trees and clearing up brush this past month. Would do wonders for that already very popular white oak bike trail.

  22. There will be two separate developments. Residences at Hardy Yards which will be the smaller of the two at 350+ units. And another, that at least to my understanding, is yet to be named and will have 2,000+ units. So far this second development is only being referred to as "Hardy Yards".
