As swtsig mentioned, this has been in the works for awhile. From what I understand, a large part of this was to maintain the strong relationship with Invesco. CBRE is the exclusive leasing agent for all of Invescos' assets in Houston, including Williams Tower. There may have been pressure in this regard.

Yes, Large tenants that are exploring other options. Like V&E for example:
"The firm's lease expires in 2021. But in a few weeks, Vinson & Elkins will begin meeting with brokers associated with some of downtown Houston's newer buildings, including Hines' 609 Main and projects that haven't even broken ground yet, Vinson & Elkins COO Tim Armstrong said."

Really excited for this project and bringing more people downtown. In addition to having some revenue on the block, this is probably a move by the Developer to have some of the site work done to entice larger companies - similar to Capitol Tower. There are 1-3 tenants in, or about to be in, the market that could lead tenant a brand new building. Good things ahead for this side of downtown.

Grand Opening event was last night. This is the nicest building in Texas and one of the finest buildings Hines has ever done - no question. I'm very excited for the surrounding area, exciting times ahead for downtown.

The track of land at Montrose and Allen is another prime site for this caliber of development. Additionally the Regent square tract which of course is a pending project. Taller buildings from Shepard all the way Downtown would be quite the skyline in of it self.
The property at the corner of Shepard and Allen specifically I believe has lots of potential. The buildings at that corner appear to be in disrepair or not really in use. Lots of disposable income right down the street.
I've been told this site is coming on the market soon either as a whole or a portion of the plot. The entire site is bound by Allen Parkway, Shepherd, W Dallas, and Tirrell. I would guess that the new ownership will develop a high-end mixed-use project.

This actually makes a lot of sense considering they invested $50m in the greenspace of the project. The 1600 Smith garage can accommodate a high-rise and you have the 5AC site. Should be interesting and regardless if they build, it's a great sign that a global asset manager is talking about residential in downtown Houston. Look forward to more big players.

Keep in mind that the plan from the start was once construction on the tower was to commence, they would first finish the remaining portion of the garage. I find it hard to believe they would finish the garage, then once again deconstruct the crane. If they are putting the crane up, then this is moving forward and Bank of America or another large tenant inked a deal.

I also like seeing that Giorgetti Houston is now 25% sold. Both of these projects are a great addition to UK.

For the record, it isn't confirmed WeWork is taking 31k SF, that's just the amount of space they are saying is available and it is spread throughout the building. It could be more or less than 31k SF, but I'd guess the landlord is relocating a lot of tenants to make room for a block of a few floors.

Agreed. I'm excited for the next cycle, when retailers, national/international developers, and hotel flags will have several years of Market research/data to analyze future investments in Houston CBD.

I like that they are building the garage. More parking to support all the surrounding businesses and bring more people to the area. Didn't tear anything down and improvement from a surface lot.

Is it of a similar style to the Thompson San Antonio, just on a larger scale?

I think it will be redesigned and could be larger scale, just will be tabled for awhile. JPM is looking to invest a lot of money into Houston Center in enhancing the street level with retail and greenspaces. However his bread and butter is the 20-30 story tower, so we shall see.

Yes, if only the Richmond line could get traction. Then everyone from Galleria moving east could have access to downtown, midtown, museum district, etc. without a car.

If constructed, these would be transformational. I'm pretty skeptical, but hopefully we get more clarity in the coming months.
