This will be the biggest Hanover Houston project by a wide margin. Multiple towers of different asset classes, This would redefine the area and seeing these Variance requests is probably a good sign...

While we can probably assume this will be value-engineered from the initial renderings, I hope RD does something elegant and fitting of the neighborhood.

Looking forward to this announcement. This is approx. a $100m investment by Brookfield into Houston Center.

there's a pervasive attitude amongst many houston developers (particularly this one) that the exterior of a building matters little, at least relative to the interior. certainly there's some merit to that, especially in residential buildings, but that attitude seems to get amplified here compared to other major cities.
While, I am a huge fan of this project. I lean optimistic that the sentiment of Houston developers you've detailed, is changing. The amount of product put out by Hanover, Hines and others that have enhanced the skyline over these past few years has been great. Point being, I am hopeful that financing will continue to get smarter with the spotlight on Houston investment becoming brighter, which is happening ie more investors coming to town. Flash renderings that inevitably become redrawn completely is getting old and DC/RD is starting to get a reputation for this. I'll withhold opinion until I see the renderings, but I'm confident that this stereotype is changing as Houston becomes more attractive to global investors.

New page on the project. The above link was posted two years and taken down. Anyone know if this project is back in progress or if this has been on the Munoz Albin site a long time? It would make sense with the WF opening next year and a lot of projects seem to be getting financed.

Greater Houston Partnership has the 'State of the Texas Medical Center' on Thursday with Bill McKeon as the keynote. I imagine there will be updates on TMC3 progress.

Geez Hanover is very active right now. Is there any idea of scope for their project here? That's extremely positive with how much they are investing in Houston.

I was wrong, I drove by this tonight and it looks really really good. The scaffolding on the South end has started to come down and you can see the facade. This WF will be a huge catalyst for midtown.

Does anyone know how this is coming along or if it seems to be progressing? Just an observation, but this seems to be moving at a snails pace.. the HEB Buffalo Heights project is blowing past this. It also started several months after and is much larger.

Wow that's a lot of units, has to be a high-rise right? I'm not sure how a high-rise fits in with this area.

From what I am hearing, Hanover is planning a project that is close to the scale of Regent Square. We shall see, but certainly adds pressure to GID.

I was in Minneapolis recently and stayed at the Hewing Hotel, and it is the type of hotel that would KILL it in this area and would be perfect. If anyone here as heard of, or has been to the Hewing, you know exactly what I'm talking about.

They've started to install trees in the median just north of San Felipe. This project is starting to look really nice.

That's why a rather large indoor/outdoor music hall (WOMH) was able to be built in my neighborhood... because there's no zoning and developers can build whatever they want wherever they want. I also have a feeling that if we had zoning, we'd have more walkable commercial areas.
We'd also have less development.

I'm interested to see the to be announced projects within a 6 block radius of this WF - I can consider Pearl on Helena as an example. There has to be a lot of Multifamily developers looking. This will become a pretty dense area.

I have no problem with mid-rises because they improve density, but hopefully this is a sign that high-rises or (10+ floors) is the new standard for midtown residential. You have to think it may be true with this project as an example.

Is this designed to serve public parking, in addition to residents and retail? That would be great to park and walk to Gray street, if you're coming from outside the area.

The cars in that garage are likely on month-to-month contracts, if not daily parking. Realistically, this thing could be down in a month. My understanding was that Hines wanted both Block 42 and Block 58 to deliver around the same time, with B42 actually delivering first. I imagine this garage will be gone within 30 - 60 days.
