They could improve this street while not widening it.

These will be garden style apartments, no?

Pretty decent even if the restaurant inside is a clown show.

I’d prefer Houston not become touristy. All it would add is more congestion and crime. All the money gained from it would got to the same few people that already hold all the money anyway.

With spring training right around the corner I imagine this won’t start until next off season. Any news that hasn’t been posted?

Why the galvanized steel toward the top of the structure?
It almost looks temporary like some sort of structure to building something on top of and then remove later. With that said I have zero construction or engineering experience haha.

Why did they leave the garage so exposed? They should put a nice mesh facade or something. It looks really bad. They should've found a way to integrate it better.
Money. It cost money to make things Iike this look nice and they determined that the money saved leaving this exposed would be more than the money lost from it not looking as nice.
You also have to remember the people owning and financing these types of projects have no personal connection to the projects. They don’t care if it doesn’t look from certain angles or doesn’t fit well in the neighborhood or is just plain ugly. All that matters is ROI.
With that said I’m not dogging on this project, I quite like it, minus the exposed garage. I’m just trying to explain decisions like the above one.

That looks like the roof to me. The floor is quite pitched for what appears to be drainage and it looks like the structures on the north side are for decorative elements.

A lot of people also want to own property. Earning no equity and having the potential of your rent going up significantly each year is not something most people want to do for their entire life. Townhomes are still a good way to add density especially on smaller lots.

Hit them with some multi million dollar fines and watch those stoppages magically disappear.

People act like the majority of people on earth don’t live in warm climates.

A city with hostile planning and architecture toward bicyclists and pedestrians tries to improve the environment for said cyclists and pedestrians.
People- “No one even bikes or walks in the city, what’s the point!”
Gee I wonder why that could be. “If they build it they will come”

Perhaps, though it depends on which sections they specifically made those earlier attempts. This "East River" section is larger/more riparian compared to the bayou sections west of downtown: so it should have better handle regarding any flood waters.
As mentioned before, I am looking forward to seeing how this development goes, as it can set good precedent. I remember reading a document a few years back regarding the Buffalo Bayou Partnership, how their plans for revitalization went as far east (so far) as "Constitution Bend" (i.e. Magnolia Park neighborhood). The comment you replied to is a Monty Python quote edited to fit this scenario.

With the way the economy is going I’m guessing we’ll see more of this.

Kinda annoying how the satellite imagery is still from like 2019 if not earlier, other cities are updated more frequently!
Yeah google takes years and years to update. Zoom maps is nice and has much more up to date images even live images if you stay far enough zoomed out.

Address matches that section of Three Fountains - 1617 Fountain View Drive
Had a friend who lived in the Phase I section of Three Fountains near Burgoyne just over 10 years ago. Their unit seemed like they were riding the line between comfortable and dated. Definitely not the best use of the land even then. Glad to see these garden-style apartments are transforming into something better.
I’d rather the empty lots and parking lots get developed before older more affordable housing get replaced with complexes charging $2,500 a month for a 1-1 unit. Looks nice though.

Kind of corny, an NFL team themed gym? It would make sense if it was close to NRG, but it legit doesn't make sense here...... in this "ultra luxury" development.
It’s closer to NRG than the one in Rosenberg .. I believe they are pretty nice gyms and rich people love corny stuff.

the way they are building, they are going to use every inch of it. I was shocked the first time I drove down Jensen when construction was underway how close they are starting this phase to the road.
and then you turn on Clinton and it feels like forever before you get to the end of the property. the scope of this thing is really immense, and there is so much potential to completely transform so much in the area.
I’m talking about the adjacent properties not the land in this development.
Apparently Buffalo bayou used to be clearer but having millions o people live in its watershed kind of messed that up.

Homelessness is on the rise. For every $100 increase in median rent for area there is an estimated 9% increase in homelessness.

The amount of empty land out side of this gargantuan development is pretty amazing, so much potential. I really hope it is used well in the future.

How does the Heights manage to attract all these beautiful buildings? Almost every building that goes up in the Heights has unique architecture. Wish this would spread to other parts of Houston; the west side of town is in desperate need of anything other than a strip center.
Money and style. People move to the Heights because they have money and want a certain aesthetic. Developments that can deliver attractive, unique, and fun architecture will attract more traffic and make more money.

God almighty this is an ugly building. It looks like the abandoned and gutted hotel downtown with that exposed parking garage.
Wow that building in Phoenix is bad.

I wonder what will come of that parcel that was used during construction but is now empty?
