  1. I don't know why that says it's appraised at $5.5m. Old data? HCAD puts the block at about $19m, but for some reason it's two separate records (one for lots 1-10 and 12 at $17,253,700 and one for lot 11 at $1,879,922):

    It even shows Theater Square as the owner of the block since 11/16/1999, so there's nothing new there.

  2. After checking out the street view, the ugly parking garage is only half the block facing this development. The other is a nice older building. No doubt that garage will be redeveloped one day.

    That ugly garage is the Houston Chronicle garage, which Hines just bought along with the Chronicle building with the intention of redevelopment, so hopefully!

  3. I can tell you having been in the industry, lots of property managers STILL think putting a boulder at the corner of a driveway is the best way to discourage trucks from hopping the curb on their way in/out.

    Seriously? All that means is your boulder keeps ending up in the street when the truck hits it and you have to pay your landscaping guy to put it back in place again. I've never understood why places keep doing this.

  4. The county building has been under renovation for at least 2 years now, with no visible progress. Hopefully it will eventually finish. I was inside it a few months ago to renew my registration and it didn't appear they had renovated anything in the lobby yet, either.

  5. This is almost as big of a project as the JW Marriott (255 rooms vs 270 rooms, and 206,000 square feet vs 221,000 square feet). The only advantage is the exterior doesn't need as much work. We're 18 months from the Super Bowl, so while it's possible it will be done in time, it seems that they are cutting it tight. Remember that the JW Marriott wasn't even done when it opened; they took a couple more months to build out the top few floors.

  6. They definitely need to do some exterior work. They've removed some of the black panels covering the original turquoise panels below them, but neither seem to be in very good shape. I wonder if they will keep the exposed fire escape (like they did with the Great Southwest building) or if they will completely enclose it (like they did with the Club Quarters and the JW Marriott) or if they do something in between (like they seem to be doing with the Central Square building). Also, I'm sure the windows will end up getting replaced, too, as those are surely quite old and inefficient.

    It will be interesting to see what it ends up looking like when it's done.
