What exactly would AIA have really done with it anyway? Sure, the new owner could do significant damage to the building, but they could also use it in such a way that reuses it while also actually making it available to more people. Let's wait and see what's actually planned; in the meantime, this building, against all odds, might actually stay standing.

From Swamplot: Construction broke ground in March on America Gardens, the star-spangled first venue Syn Hospitality has planned as part of a 4-bar complex dubbed Midtown Common it’s developing on Caroline St. And already, Core Church Midtown has fled the block and taken refuge in the CrossWalk Center, a 2-story structure in the Near Northside. Formerly home to Employment Training Centers Inc., it’s on N. Main 3 blocks south of Quitman — next door to Label Warehouse’s building — and houses a facility that assists convicts recently released from jail. The 5,000-sq.-ft. now-vacant strip center in Midtown had been home to the church since 2016. When the neighboring construction wraps up, America Gardens and its 3 planned accomplices — Don Chingon, the Social House, and Wishful Drinking — will abut the empty building’s west side, as indicated in the map below: http://swamplot.com/core-church-midtown-flees-its-austin-st-strip-center-in-advance-of-syn-hospitalitys-bar-quartet/2018-05-09/

The church received a large number of offers on the property despite a short bid period, and the Houston AIA chapter’s hopes to buy the building as its new headquarters were dashed over the weekend. http://swamplot.com/a-closeup-of-that-downtown-sci-fi-christian-science-church-the-aia-tried-to-buy/2016-01-22/

Originally posted by Urbannizer, January 20, 2016 in the previous thread for First Church of Christ Scientist @ 1720 Main St. Sale pending Golden Spired 1960s Mod Awaits Sale Closure and Fate Downtown NOW PENDING: THE sale of the First Church of Christ the Scientist at 1720 Main St., north of Jefferson St. The 1961 structure, designed by Texas architect Milton Foy Martin, was listed for $2.25 million; the listing caught the attention of the Houston chapter of the American Institute of Architects, who had hoped to buy the building and move into it. The organization made an offer, and even got Mayor Annise Parker to write a letter to the Church’s congregation in early December — Parker’s letter asked the Church to consider selling the building to AIA for the sake of historical preservation, citing fears that “any other purchaser would tear the building down.” AIA was apparently outbid, however, by a cash buyer asking for no due diligence period. The sale is currently listed as pending on HAR.

It is so unique - I just hope any redevelopment would retain as much as possible of the existing structure. Of course, this is Houston so I know where that argument would lead.

I saw a water injector on site a while back and thought that meant a slab pour would be happening shortly after. I would assume mid-June is now a bit ambitious for this, but I am hopeful that America Gardens will be open for July 4th.

Between this site and the label warehouse across the street, there's an opportunity to extend the walkable stretch of 19th St another half-block. Ideally, someone would cut a deal with the Baptist Temple, and build a GFR-fronted parking structure in place of their current lot. This would allow both of these sites to be developed without surface parking.

To the east of you between Austin and La Branch along McGowen there is slated to be built an 8 story, 71 unit luxury condo, ground to break by August. Within 6-8 weeks Caroline Street will be redeveloped and streetscaped much like Bagby Street to the West, this will be a progressive development starting at Elgin and moving north. This will have a major impact on your Caroline facing work. It appears you have an ingress/egress off Austin and, of course, McIlhenney. Further changes are afoot in the vicinity

Hey Guys, Shawn Rao here again, the owner of the site. We can't wait to open as soon as possible. I know some guys on the message board are some of the most knowledgeable when it comes to Midtown development. Do any of you know of any plans that are coming around us. We understand we took a less than desirable space but we will transform the area into a vibrant development that Midtown will love. We are committing over 6 million dollars into the development. Does anyone know if there are any plans around the site or in the few block vicinity that will make the neighborhood better. People are telling me that East Midtown will be the next highly developed are but would like your guys input. Thank you.
