I wonder if these will be Marlowe sized units as well? It's been a long time since someone has gone for the sub 1200 sq ft/$600K market in that area.

I'm really failing to understand how the BRT is going to work. It looks like, at least northbound on Post Oak at the San Felipe intersection, the bus lane will be sharing the second left turning lane onto San Felipe with regular traffic. I thought the BRT was supposed to be completely separated with signal priority? There are also other points along the route that make it seem like the bus lane and the regular traffic lanes will merge. If so, this is going to be a total cluster

Love the white marble covering the 2nd/3rd floors. Looks really posh in person, and is such a striking change from all the typical concrete podiums. This is how to hide a parking garage.

Since AMC ruined Sundance downtown, there hasn't been anywhere good to see a movie, other than iPic. Both of the Edwards are very dated, dirty, and are in desperate need for an overhaul. I thought Edwards Greenway might turn it around a little when they started serving alcohol, but the their policies about it are terrible (ie. wristbands, drink limits, plastic cups). I don't know why it's so hard to turn a profit in the loop, and you can't tell specifically about the Houston location from the iPic financial statements, but the whole company is incredibly unprofitable. It seems like it's a tough business and high rents like in the loop make the projects DOA unless it's something niche.

2. I'm curious what the plan is for the parcel is now. Most everything in the strip plaza seems closed except the poker club and they still aren't doing any curb work. They must be planning on doing something soon.

I wonder what the deal is with the lighting. I remember the first time I saw it 5 months ago it seemed like it was basically ready to go. I drive past every morning and night and I don't think I've ever seen it on since.

There's sign next to the Arabella that indicates another freestanding building (8 floors) will be built in between the Arabella and Target (currently where the trailer is) and will be retail/office space.

The outside of the building has some pretty cool lighting they're installing. Basically a LED line around every floor.

Wonder where they're going to screen the movies? I don't think there's any roof space other than the top of the parking garage?

Given how adamant several owners of that building have been to any and all construction/improvement projects in Uptown, I won't feel too bad when they're staring in someone else's living room in a few years.

The entire facade of the Astoria was done in pretty much the same manner. It's not going to last very long either and is going to be insanely expensive to fix. Never buy a RD property.
