  1. I'd imagine the floorplates will be larger than 25k sf, maybe 28ish. I think the tower will ultimately come in under 50 stories (guessing 48), but along with everything else I've said, it's pure speculation.

  3. the new tower will be 1.3M sf, but there will be some infill in the area between 1500 Louisiana and the new tower that bumps up the total.

  6. 1400 Smith, along with 1500 Louisiana (and adjacent parking structures) will undergo fairly significant renovations on the lower levels (1-3), in preparation to be tied in to the new tower. There's a master plan that will renovate the entire Chevron "campus", and connect all of the structures together. Likely what your contractor is seeing/involved in.

  8. Chevron. The only thing I know about the Hines Tower, is that there are 3 different tenants looking for half a million square feet (each) of Class A space in downtown, and Hines is in a race to supply space to one of them. Of course, that didn't come from Hines directly, so it's probably more speculation than anything.
  9. By all accounts, it will end up being 46/47 stories, with 28k sf floor plates.
  10. It' scheduled to complete Q3 of 2016, with them (the big C) occupying in Q4.
  11. It's coming down for a reason... There WILL be a new high rise on the Macy's site, there's already a design team in place. The design of the replacement building went as far as DD (fairly certain it was DD), prior to the "owner" making a design team change.
  12. Southwestern Energy is having a shiny new tower built (12 stories), as is Exxon (who could forget them?), Murphy Oil (7 stories), Conoco, Philips and Hilcorp (bet on it).
  13. The new office tower will go up in the open area adjacent to the existing building. When the new office building is complete, the current tenant(s) will move into it, and the existing office building will be demolished. The residential/hotel building will sit where the existing office building is.
  14. from the Bisnow email... 3737 Buffalo Speedway (rendered) will be the first major office development in Greenway in 25 years. It will be on land that PMRG and the Indure Fund (managed by National Real Estate Advisors) acquired when they purchased 3333 Richmond in November. The partnership will break ground on an 18-story, 400k SF tower this year: It's got 85k SF of pre-leasing (including Solvay America, which will relocate from 3333 Richmond) but is looking for a lead tenant to kick off construction. It's slated to complete mid-2015, and the team will demolish the old tower and build a hotel/mixed-use project there.
  15. just an update... it sounds like the physical address of the building(s) has changed from 3333 Richmond - to 3737 Buffalo Speedway. My understanding is both phases (hotel/condo and office building) are moving forward.
  16. I've heard the same. The developer is looking for an operator of the hotel/condo before moving forward. There are also a couple of different options for number of stories (for both buildings) being discussed.
  17. BHP is definitely the anchor of the new 4 Oaks (5 Oaks?!?) building, but I don't think they're 100% of the lease. Last estimate I heard was 400,000 ft.
  18. According to the circles I run in, Jeff Hildebrand owns the land Macy's sits on, as well as the surface parking and Americana Building. Word was tenants in the Americana Building were told their leases weren't going to be renewed, and that they should begin to look elsewhere. There's more to it than that, but, you get the gist. Morris Architects was alleged to be the designer of the new building/parking structure going in on that site.
