I wonder why their rendering shows Orange Fitness in that spot
I believe they assumed the renderings from the previous developer who had orange theory signed up, but dropped the deal due to the pandemic.

Kind of looks like an aloft hotel

Either this building or the one next door is rumored to be converting to residential use. I always confuse the two.

Austinites Travis Tober and brothers Brandon and Zane Hunt plan to open a Houston outpost of their popular Nickel City bar, which currently operates on 11th Street in Austin and recently expanded to Fort Worth. The dive-bar-style hangout offers a menu of reasonably priced bar food like sliders, tots, Coneys and crinkle-cut fries. It’s slated for the mixed-use development at 2910 McKinney St.
Excited to see this development along with ancorians activate this stretch of McKinney

I believe the owner of Hungry's bought it. They dabble in RE - wouldn't expect anything too significant.

Says it's opening next month.
Excellent. This will be my new go to spot to kill an hour between meetings.

Great location. Between the historic districts, non profit land owners, and sites encumbered by leases, there aren't many high rise sites available on Montrose. Even this site is a bit tight, but someone who wants to be here can figure it out.

Lol on thinking only 13 parking spots is a good thing for a residential building. I'd guess the twitter poster isn't actually going to live here.
What's the going rate per sqft for rentals downtown? It'll be in that range * 420 sqft unless it's subsidized.
Haha that guy is nuts

This development continues to fail. This section of the city bounded by Studemont, I-10, Sawyer and Washington Ave feels like a massive mix of random, unplanned development. I have no clue how developers think or what the hell goes through their minds. Trust me I know most of it is the bottom line but why would they move forward with a half ass development? Especially when you can clearly see that the city is becoming denser. I'm no developer but it doesn't take a rocket scientist to see that. I would have much rather they waited.
This is what happens when you develop based on your land basis and ignore the market. This development would never happen with todays land prices.

WOW! I've been waiting for that area to explode. There's so many large tracts that seem very underutilized, lots of potential around the 20th St bar district. Here's to hoping this is just the beginning.
Due to the flood plain issues, I think you'll actually see denser development in this area since you need to build on top of a garage.

Here is another article referencing the reactivation of the project:

Hey, just because Rice is asking for tens of millions in tax money for beautification while not paying property taxes themselves doesn't make them grifters.
What makes you think they aren't paying property taxes? This isn't a part of the university - this is an asset run by the endowment.

The current structure is only about 2,200 sq ft (10%) of the lot. I guess it makes more sense to start over.
Yeah that makes sense given the high land value.

Seeing home made printed Variance signs don't give me much confidence in the developer being well capitalized.

Based on the ownership entity, I believe it will be a gas station, but I remember seeing in a sale package that a Chick-Fil-A was once slated for this site.

It has been on the market for almost a year now. No price listed last I looked.
It's currently under contract.

I understand why they're replacing glass with screens on the garage, but was hoping this would be a vanity project for the owner/user that disregarded economics.

pretty specific question.
there's a mayor of a pretty populous city that this interstate runs through, which has a lot of neighborhoods in it, that has come out against the approved design of the project.
there's a judge of a pretty populous county that this interstate runs through, which also has a lot of neighborhoods in it, that has also come out against the approved design, has even gone so far as to sue TXDoT over the entire affair.
the National DoT has issued many statements which can be characterized as being against the project.
but you want letters from officials that represent specific neighborhood associations?
heck, based on the previous 2 pages of arguments, can we even consider that a letter penned by the president of a neighborhood association is what the residents of that association want?
It was more about the local impacts, which are being spun as negative by those against the project. But when you actually ask the neighborhoods, they seem to want this. These are the guys being impacted by the perceived pollution, flooding, construction, traffic, displacement, etc.
I don't generally agree with the way TXDOT has done things, but if the option is to build it as-is versus not build it, I hope they choose to build.
