That sign was for the developer, Ancorian. Not sure if the tenant has received financing yet.

Think this is probably a typo - Steve Rogers bought 4720 Almeda (Spanish Village and adjacent lot) a while ago and has plans to redevelop it.

Those seem like trophy properties prime for redevelopment. Fidelis probably just got an offer they couldn't refuse.

Awesome - love the energy in this area. It's pretty much impossible to lease something on the West side of St Emmanuel due to the looming TXDOT shadow. Glad to see something happen here, even if its short term in nature.

All wood-framed 5-story multi-family building consisting of 182 residential units for a total of 130,630 SF. No parking on site (and no indication if there will be off site). Only three units have a balcony. There is an outdoor community patio at Level 5 and a "splash pool" at the ground level. 90% of the exterior is cement board (Hardie type) siding.
Really disappointing that this building is going such a cheap route in what could be considered a prime location. There are garden style apartments that are better, imo.
This looks to be entirely studios and no parking - should be able to rent these for considerably less than almost any new development. I'm pretty pumped to see some more units in Houston being delivered without parking.

Will much of what's in place remain in tact?I think it would be tough to expand that building as the expense would be parking which is arguably more valuable than building sq ft at this corner.

Currently, Gypsy Poet has one location in Midtown. The restaurant opened in 2019 at 2404 Austin St serving artisan pizzas.

This project is going to destroy Lucille's, add 1,000+ daily car trips on roads that simply aren't designed to handle it, and finish off this part of the museum district as a nice place to live. Yes, it looks damn cool, but it has no business being in this part of town.
The construction will be tough on Lucille's, but if they can get through the short-term, they'll be in a much better place long term. Having 600 customers across the street should boost their business (and other restaurants in the area).
This neighborhood is almost entirely comprised of townhomes built in the last 10 years - always a head scratcher when the neighborhood complains about density and gentrification. In regards to traffic, you literally live in the museum district - the next block over is the Children's Museum. This neighborhood is a destination.

Maybe it's a roof top theatre? Can't imagine a 3k sq ft theatre unless that area was only for amenities.
