More on 3522 White Oak Dr from the Houston Archeological & Historical Commission:

"The property includes a historic 9,698 sq ft two-story wood frame commercial building with second floor residence situated on a 13,200 square foot (132 x 100) corner lot...Contributing corner store, constructed circa 1930, located in the Houston Heights Historic District South."

The house addition at 604 Harvard St was constructed in 2001.

The 13,200 Sq Ft corner lot at 3522 White Oak Dr (corner of Harvard St) sold in 2021.

Details about the sale from a Davis Commercial Real Estate press release:


"HOUSTON, TX, May 2021 — The former Obsidian Theatre building at 3522 White Oak Dr. in The Heights was purchased by Hey Pocky LLC with plans to redevelop the property into a wine bar. Wade Greene with Colliers International represented the buyer. The seller, Saites LLC, was represented by Ryan Neyland of Davis Commercial Real Estate."

Padre’s Wine Shop to open next spring

An online wine seller plans to open a brick-and-mortar location in the Heights next year.

Construction is scheduled to begin on a new liquor store Jan 1. at 3522 White Oak Drive, according to a filing with the Texas Department of Licensing and Regulation (TDLR).

Completion of the $1 million renovation of the 5,149-square foot space is scheduled for May 1. It will feature a tasting room and retail space."

The new owners of 3522 White Oak Dr applied for a certificate of appropriateness from the city's  Archeological & Historical Commission in November. Proposed changes were approved in December. 

From the documents submitted to the commission:

  • "With the exception of the existing [950 SF] retail tenant [unit](3518 White Oak Dr), the primary scope of work consists of renovating the vacant first floor space to house a retail wine shop [3,810 SF] and prepare the second floor for a future office tenant [1,884 SF]."

    "An additional structure (604 Harvard) is located at the north side of the lot, behind the 2-story corner building. Built as a residence in 2001, 604 Harvard is a 3-story wood framed, stucco clad structure most recently occupied by an office tenant. This was designed with a second floor connection to 3522 White Oak. We are proposing to demolish 604 Harvard and to patch the existing connection point per the attached structural documents."

  • South elevation, 1st floor: Remove replacement corner doors and faux stucco to reveal historic tile – restore, refinish, repaint tile. Enlarge set of storefront windows, carefully remove faux stone/brick veneer and use for infill at the bottom of the next bay to the right – aligning veneer height across the elevation. Replace aluminum windows with new to fit openings proposed.  
     
  • South elevation, 2nd floor: Remove non-original porch and add new steel column support

     
  • West elevation, 1st floor: Remove faux stucco to reveal window opening, retain window dimensions and create new 3-part window opening to the left. All new aluminum windows to match current south elevation alterations. Remove non-original rear entrance and create new towards rear bay. 

     
  • West elevation, 2nd floor: Replace glass block with 1/1 aluminum clad, inset, and recessed wood windows.

     
  • East elevation: Replace non-historic door and add metal stair railing at rear. Rebuild historic structure to  match after demolition of addition.

A recent leasing listing is seeking a tenant for the second floor office unit. It's a 1,884 sq ft space above Padre's at 3522 White Oak Dr.

An update on Padre's a retail wine shop. It's under construction at 3522 White Oak Dr.


"A wine shop and bar concept by longtime Houstonian and wine distributor William Farley, Padre’s Wine—which pays homage to Farley’s late father, Mike Farley—is coming in early 2023 to 3522 White Oak Drive, Houston, in the former Obsidian Theatre space, per a Nov. 10 press release."

There is more on Padre's in an article published yesterday by What Now Houston.

Padre's a wine shop and wine bar opening next year at 3522 White Oak Dr. It takes over the former space of the Obsidian Theatre.


"Padre’s Wine is tentatively set to open at 3522 White Oak Dr. in the former Obsidian Theater space. Farley hopes to open Padre’s Wine to the public in February 2023. The 4,000-square-foot space will feature a bottle shop to include 500 different labels with a robust South American selection plus a wine bar and patio to enjoy 20 rotating wines by the glass."

"The bottle shop side will feature custom displays that can function as tasting tables during winemaker meets and classes."

"“When I settled on the location with the building, I thought it was perfect. I love historical buildings, and I thought that Heights has done a really good job preserving the architecture and the history of Houston,” Farley said. “I took this 1930s building, and I’m rehabbing it. I love it.”

Bottle shop and wine bar Padre's opens to the public Wednesday. It's located at 3522 White Oak Dr.


A little more about the space from today's Houston Chronicle:


"The 4,000-square-foot space, designed by Austin-based Dick Clark + Associates, is filled with natural colors and textures and a Marfa-inspired décor."
