Shop Companies has leasing materials for a retail building. According to Crexi, the listing went up in June.

The materials seem to coincide with 2101 Lexington St, 2107 Lexington St, and 2109 Lexington St. It's on the hard corner of S Shepherd and Lexington.

More on the property description for what looks to be a proposed retail building for a single tenancy. It could potentially be named Shepherd Corner:

  • Inner loop freestanding building with drive-thru available for lease, possibly a restaurant, at the NWC of Shepherd Drive and Highway 59 in Houston. 
  • Rentable square footage: 2,564 sf

Agreed. I like the older homes at 2101 Lexington, 2107 Lexington, and 2109 Lexington. I think the homes (or parts of the homes) were leased out to businesses.

According to the Harris County Appraisal District, Masroor Fatany owns all three properties. Fatany is the franchisee for all Houston-area Halal Guys restaurants, one of which is a block or two away from these properties. He is also the franchisee for Layne's Chicken Fingers in the Houston area.

PRAYING this falls through because what the actual hell.....

  • 38 parking spots for a tiny 2,500 sqft building??
  • Facing Lexington instead of Shepherd??
  • Building looks like it occupies 20% of the land...surrounded by parking...
  • The drive thru sign indicates a Starbucks because thats their drive-thru sign...the last thing we need is another Starbucks (theres literally 2 other Starbucks walking distance from here)

I hate to be negative, but this building would be a huge negative

Big trash. I'm not usually part of conservation HAIF, but those houses have personality. This has absolutely none. You can put retail here that doesn't just suck. I'm sure they are going with overkill for the parking given how little parking there is for the other businesses on Shepard. Increases the value of the retail piece, in my mind.

 2101 Lexington St along with the garage out back is officially demolished. Couldn't get any pictures

Really hope the site plan changed for this one. Looks like we're going dense to sprawl with this project :/
