Houston-based Dienna Nelson Augustine broke ground two weeks ago on DNA Westway II and III, which will contain a total 436,200 square feet of Class A office space.   4. Driving by I noticed the Chase Bank branch at 3403 Richmond Ave is now closed. This is across the street from 3737 Buffalo Speedway. This is prime real estate! That stretch of Buffalo Speedway could really kick off. The RO, Senterra Richmond, and now this 2-acres. The Loopnet listing has been pulled. Can't find it on CBRE's website either.   5. Preservation Houston is hosting a web meeting on Dec 15 on efforts to rehabilitate the Kiam Building at 320 Main. I was unaware that any efforts were currently underway. This previously had a Mia Bella on the ground floor until a plumbing issue (I believe) forced it to close and the building is vacant today. invite below: Join Preservation Houston and architect Joe Meppelink for an online Preservation in Practice program Tuesday evening, December 15, examining the restoration of the 1893 Kiam Building downtown, one of Houston’s first proto-skyscrapers, early multi-story buildings that set the stage for taller steel-framed structures. Clothier Ed Kiam built the five-story building to house his clothing store on lower floors with office space above. Architect H.C. Holland designed the building with Romanesque Revival elements including arched windows and rusticated masonry accents. It was said to be the first building in Houston with an electric elevator and drew attention because it was fully outfitted with electric lights when it opened. Over the years, the building had a variety of tenants, including prominent attorneys, architects and the first Houston location of the Sakowitz Bros. department store. The Kiam Building was restored in 1981, but has stood vacant in recent years. It was listed in the National Register of Historic Places in 1983 as part of the Main Street/Market Square National Register historic district and is a contributing building in the City of Houston’s Main Street/Market Square Historic District. In his presentation, Meppelink will discuss the Kiam Building’s history and the current work to document and rehabilitate the building while meeting local, state and federal preservation standards.
  6. A little late, but I got an email today from BAR Houston thanking their patrons for the past 4 years (it closed in August). I did talk to the Gen Manager of Copa Room in July, and he said then that they were going to put a sports bar/live music venue on the 4th corner of that complex sometime soon. I'm wondering if this is what he was talking about. ?? Anyways, more businesses to Midtown, yay!
  7. I was browsing University of Houston's The EXtra magazine dated November 5, 1948 and came across this business listing for John G. Holland Construction Co. locted at 1062 Old Spanish Trail. What ever happened to this general contractor? Did a bigger company buy them and merge or did they go out of business?
  8. swamplot reports: Anadarko Petroleum announced to its employees last week that the company is ready to begin constructing a second office tower just west of its existing headquarters building in The Woodlands Town Center, a source tells Swamplot. The new building will fit on the corner of Lake Robbins Dr. and Woodloch Forest Dr., just south of The Woodlands Mall, and like the current tower will be visible from miles south on I-45. I was browsing The Texan, a local Bellaire newspaper dated September 7, 1983 and noticed this listing for Shamrock Professional Building At 2210 Maroneal St. Shamrock Prof. Bldg. 2210 Maroneal (Behind Shamrock Hilton) Looks like the professional building was demolished and The Maroneal multifamily complex was built at 2222 Maroneal St. Any pictures of the old building?

Fom The Houston Chronice CONSTRUCTION Hermann ready to start building After winning tax breaks from the city of Houston and Harris County, Memorial Hermann Healthcare System will break ground this month on a long-awaited medical center and office building. The 30-story tower, which will include more than 500,000 square feet of space, will be built at the corner of Fannin and MacGregor in the Texas Medical Center. Mischer Healthcare Services is a partner in development of the building, Memorial Hermann Medical Plaza. The $155 million facility will include an ambulatory care center, an imaging center and surgical and endoscopy suites. Holliday Fenoglio Fowler arranged a $117.5 million construction and permanent loan for the project through Teachers Insurance Annuity Association and GMAC Commercial Mortgage Bank.
  11. Austin (Travis County) — Plans regarding the construction of a 50-story office tower in downtown with the working name Fourth & Brazos continue to develop. The Design Commission was expected to vote on a density bonus for the project, but their Oct. 25 meeting was postponed due to a lack of quorum. VBX first reported on the project in January of 2020 when Cielo Property Group closed on a deal to acquire the Brazos Lofts at the southeast corner of Brazos and East 5th streets in hopes of redeveloping the site with a tower development. The project is located at 216 East 4th Street which is currently home to the 35,000-square-foot Brazos Hall and a small office building. According to a memorandum submitted to the commission last month, the proposed 50-story tower would have a project area of 813,000 square feet on a lot area of 35,371 square feet. The building height, (705 feet), would include 18 levels of above grade parking. The tower would have 765,000 square feet of office space and 48,000 square feet of retail space. Cielo is requesting a Floor-to-Area ratio (FAR) of 23:1. The maximum allowed under the current zoning is 8:1. This is an increase in FAR of 15:1 (530,565 SF). A ground floor site plan shows four retail/restaurant areas near the tower’s entrance lobbies. A pedestrian paseo would split the building from East Fourth Street north to the alley between the southern and northern half of the block. The project will also include outdoor plaza space at the ground level in hopes of enticing the public to visit and adding open space to downtown, according to the application. The outdoor space will employ “pedestrian-friendly natural materials as well as greenery at the street level to promote Austin’s unique character and build a strong connection between the built environment and the outdoors.” The Fourth & Brazos tower would also benefit from Capital Metro’s plan to construct the 8.2-mile Blue Line, a light rail transit corridor that will be routed down 4th Street directly in front of the building. The project team consists of the local design studio Perkins & Will, Austin-based Michael Hsu Office of Architecture, Austin-based civil engineers Garza EMC and landscape architects at Ten Eyck, also out of Austin. Richard T.   19. I've always wondered about this building. It's a medical office building located at 6655 Travis Street in the TMC. MD Anderson has a suite located inside of the building. HTA Development acquired the property recently too. HTA Development has been grabbing a lot of medical buildings in the Houston area as of late. While reading the Loopnet listing I noticed there is major capital improvements planned in 2022. Apparently it's connected to the Hilton Hotel next door.
